Perfect location ski in and out from slopes best spot of the mountain. The owners are a lovely couple the wife doesn’t speak English but was able to use google translate when needed. The husband spoke basic English so was good. The onsen that is included is great only 10 min walk from the lodge. It is a traditional style Japanese lodge so basic but great for on mountain prices.
The only bad thing would be the onsen tickets are included but towel rentals are not so you do need to rent a towel every time which did end up being costly as we stayed 10 nights. Not a big issue but would bring towel in future as onsen tickets included in stay but no towels. There are no showers in the lodge though this is already known and can’t be changed. The onsen was still great just closed at 7pm so you do need to make sure your there in time.

On snow accomodation, 100m from the nearest ski lift. Ko San and his wife were lovely, Ko San will drive you around the village to get to the rental shops, restaurants, etc. I cannot stress how kind they are. They will try to make your stay as comfortable as possible. Ko San speaks English very well, so communication will not be a problem. My room was very spacious and warm, however it was a traditional Japanese room with tatami mats. Never tried traditional Japanese room, but it is fine. Property is a little bit isolated from the village, it is possible to go for a walk to the restaurants and shops, but it is very up hill on the way back - I have done it myself a few times, but I would not recommend it if you are unsteady on your feet, it can be very slippery.
Property unfortunately has no showers or laundry. Ko San will drive you to the local onsen every afternoon - coupons for free onsen are provided. I personally am not comfortable with onsens, but I have to mention that I did not read the description of the accomodation carefully enough so it is my fault.

Ko and Toki were such wonderful hosts. They drove us around every where we needed and picked us up too. Took us to dinners, the onsen, to and from skiing and to and from the bud stations when arriving and leaving. They were beyond kind to everyone who stayed. A lovely, cute breakfast was provided and the beds were very comfy. The room was well heated and clean. We had such a wonderful time and we owe a lot to Ko and Toki for how much they did for us. We can’t thank them enough.
The facility doesn’t have a shower, however Ko will drive you to the onsen every night which was lovely and was honestly great after a full day of skiing!

the host and his wife are super friendly. the host will pick you up and drop you off at the slopes, the bus terminal, the onsen, the dinner, and probably anywhere close by in town that you need if you asked and coordinated a time. the room and bathroom was clean and the floor bed was comfortable and warm for me. i'm a 5'9, black woman for reference. it was a japanese style room so you get to experience a little culture during your stay. the breakfast was good and filling, and great for those with a sweet tooth as it was on the sweeter side with a lot of chocolate and bread. bonus story: i actually lost my phone while snowboarding down one of the highest points in the mountain, and spent an hour looking for it before i had to give up because the slopes were closing. i ended up missing the set pick up time from the host as the line for the last lifts were absolutely insane ( i think i waited around 2 hours) . i felt really bad and was scared the host would be upset with me as i had no way to contact him about being late. eventually i was able to use a staff's phone to call the host, and he picked me up directly from the lift instead of the usual spot and was very understanding. i think he really is a nice guy, but maybe the language barrier allowed him to hide his true annoyance -- i'm not sure haha but either way, he not only picked me up but also a friend i made along the way and dropped us both off. i recommend staying here for at least 2 nights!
there are no showers at the lodge, so you have to go to the onsen to bathe. the onsen is super nice and relaxing, especially after a long day skiing. and it's free with the voucher the host gives you. it's only slightly inconvenient as you have to coordinate with the host a time to go/pick up and so you can't shower on your own time/whenever you want because the onsen closes around 7. there are bathrooms at the lodge with sinks and toilets of course that you can use whenever to brush your teeth, etc. but really no showers. there's a sink in the room but it was blocked off/out of service, so you have to walk down the hall to the communal bathroom.

Hospitality is incredible here. The facility is located up in the villiage, so it was quite difficult to get there by 2wd car in winter. But the owner provided us a parking below and drove us and other guests around the village wherever we needed to go: restaurants, onsen, ski rental shop, bus station etc. There is no shower in the facility, but we were provided onsen coupons so could use a free onsen nearby. Breakfast is simple but generous and packed neatly so we could eat it there or take out. Hosts take care of ski gear over night, so it’s clean and dry next morning. Rooms are warm with thick mattresses. The closest lift is in a few steps away, slope is also there, so can slide right to the entrance door. Overall, great for price, and hospitality is way above expectations!

The staff is very nice and friendly. If you call the lodge upon arrival, they will pick you up at the bus terminal. The owner is very accommodating to your needs and will drive you to where you need to in the town. That being said, the lodge is located up on a hill and is not the easiest to access via by foot so if you are looking to explore the town after a long day of skiing you need to tell the host your schedule/plan. There are no showers here so he will take you to the nearby onsen for free. It is a beautiful open air hot spring but there is also a indoor one as well. It is a ski in/out lodge if you bring your own gear or rent for multiple days as there is a lift very close to the building.

Literally Ski in Ski out. At the bottom of lift 29. Hosts were great, so friendly and helpful giving us lifts into town, to the Onsen and to the Bus station with our luggage
The Hotel does not have any showers. However they provide free tickets to an Onsen with it about a 3/4 minute walk away that obviously has showers.

very friendly staff, the landlord picked me up from the station and dropped me off as well. Also dropped me off at the ski rental place, very helpful. The location is very close to ski lift number 29, so very convienient. You get to go to onsen very night as well for free as there is no shower at the property. The onsen is awsome, must go, remember to bring your own towel. The hot water in the toliet does takes about 3 minutes to come on, so just be patient, is because the water pump is very deep in the ground, so takes very long time. Definitely would come back again if i will go to Zao again. Free breakfast as well. The landlady is very sweet and nice.
it's a little bit far from the centre to get food, about 10-15mins walk

The rooms is very spacious, clean and warm. The hosts are amazing, very generous and drove us when we needed a lift to and from the slope and town. It''s close to lift 29. They also provided free onsen tickets and breakfast.
The location cant be easily accessible by foot or car especially when it snows and road condition is slippery.

The best part about the property was the people. The couple who owns and runs the lodge were very warm and welcoming it felt like home. We didn't run into any problems, especially with communication because I can speak Japanese. Though they don't speak perfect English, the couple, especially the wife is very “techy” and she uses her iPad to communicate with foreigners, it's cute. The husband does the driving and he picked us up from the bus terminal since the lodge doesn't have its own onsen/bath (Just a shared toilet and sink) he drives us EVERY SINGLE night to the high onsen bath in the town for free and gave us onsen coupons so we don't have to pay anything. The onsen place runs until 9 pm so there's no problem on our part. On our last night, since it was my partner’s birthday, he drove us earlier than usual and let us stay longer downtown. The lodge is located a minute away from Lift 29 (Paradise) our favorite spot in the resort. Also, a 10 mins walk to Gondola 4 (the only spot for night skiing). Beside Gondola 4 was the Jupeer Building where you can rent your gears. People in Zao Ski Resort we're all nice and warm, the epitome of a real Japanese. Though there's no fancy breakfast we had an unlimited croissant, tea, swiss miss, and chocolate snacks which we every single morning. We are definitely coming back this summer to visit the Okama glacier. おせわになりました!^_^
It will be the perfect place if only they had they’re own onsen/shower.
