Friendly welcome and warmhearted people Very clean and hygiënic room Beautifull garden nearby the river Next to the highway to Chiang Rai

Bad sound isolation. We could hear the neighbours till midnight like they where in the room with us, and in the morning woke up at 5 am because of loud talking from other neighbours. Not so much the fault of the hotel owners, more of the noisy neighbours. But not good for the nightsleep.

The location is very tranquil with gardens all around the property. The staff look after the place very well. The room in comfortable and more than we needed as a couple.

I didn't like that the property is on the main road and a little far from the downtown however that is only a nitpick.

Very pleasant property with lovely gardens and easy access. We were upgrade to a room facing the plantation at the rear, so, far from traffic noise. A highlight was the walk to the river at the rear of the property, especially at sunset.

The traffic noise from the main road location could be disturbing for those in the front.

What a great place to stay! The room was very clean, modern and spacious. A simple, but adequate breakfast was provided. The whole property is quiet and peaceful with lovely gardens. The host was friendly and helpful.

Everything about this place is beyond expectation. Sunit & Tee’s Garden Home is absolutely a Gem in the beautiful city of Phayao. The place is spacious, clean, got everything you need for a lovely stay at a very affordable price, highly highly recommended! Also great location - short drive from downtown and has great eateries nearby. Thank you again for your hospitality.

Not walking distance to town & restaurants

Gorgeous garden, well looked after and very pretty. Location is approximately 6km from the lake. Good size room with large king bed. You're asked to choose a hot meal from the menu and tea/coffee continental breakfast is readily available.

We did birding on the property in the mornings and it was very successful ! Good Coffee ! Clean and quiet !
