We stayed at Hotel Rosa in San Marino and were pleasantly surprised by its location in the 'old town', as it was right under the towers and just above the main entrance to this part of the city. The view from our window overlooking the hills of Emilia-Romagna, even from the first floor, was breathtaking and absolutely spectacular. The room had a fresh, modern feel to it and was absolutely spotless, with immaculate cleaning. The windows are soundproof, but the bedroom doors are not, so we heard people coming and going, especially as our room was right by the staircase and lift. This was not as much of a problem as we first feared, but it still deserves to be mentioned, especially since we had requested a quiet room when making our reservation, as both of us are light sleepers. The breakfast was standard, with a basic assortment of toast, eggs, fresh fruit, yoghurt, juice, etc. However, the staff went above and beyond in accommodating my dietary requirements and preparing our coffee beverages of choice. The staff were extremely friendly and helpful, and we felt very welcome, as if we were staying at a family-run bed and breakfast. The lack of soundproofing in the bedroom doors and the breakfast were the only two things keeping us from giving it a 5/5 review, but please consider our review a 4.99.

Good points: - Very close to the First Tower of San Marino (just under it) - The hotel is just under the walls of the fortress in San Marino and in the historic center - The hotel team helped us with access for our car in the historic center and the hotel's parking lot (it's paid, notify 24 hrs in advance) - The staff at the reception were very helpful in explaining San Marino and the main tourist attractions.

Breakfast is rather limited in diversity. Not the hotel's fault - during the evenings in April, San Marino is rather empty and it seems abandonded.

Room at the top of the hotel, woke up second morning in the clouds, very eery, but fun. Lovely lovely staff could not have been more pleasant and helpful. Breakfast was great, set you up for all the walking up and down San Marino museums and castles, views were amazing. Park in P6 walk 2 minutes to the hotel collect your permit and drive through the archway turn right to the hotel parking right outside, which was much appreciated. If you want a real Italian meal from an Italian family restaurant you must go to Ritrovo Dei Lavoratori, food and wine were superb, fillet steak melted in your mouth, staff were so friendly, such a reasonably priced establishment for excellent food. Did not rate La Fratta at all, sub standard food and wine was awful, we left half the food and wine. Would definitely stay in Hotel Rosa again, bathroom very small, but excellent shower and everything was spotlessly clean.

Location, location, location! If you have luggage and are arriving by bus, do not attempt to walk to the hotel with your luggage. With a one day notice, the hotel will provide a driver to pick you up and then take you back to the bus station when you leave. The cost is €10 each way per vehicle. For a truly once in a lifetime moment, and if the weather allows, watch the sunset from the Terrace across from the hotel entrance. Get yourself a cocktail or wine from the hotels bar and just take in the scenery and the sunset – a real life marker. We even had leftover pizza and wine on the terrace for dinner one night, as the sun went down. Super romantic. We absolutely loved staying here.

A few more hot choices at breakfast would be nice.

One of our best holiday experiences ever. San Marino is a pearl of itself but the hotel’s location at the top of the old town is marvelous. The rooms are very clean and have air con! Breakfast has fair choices appropriate for a 3 star hotel. We used their private parking option and it was worth it. You drop your car in front of the hotel and some guy will park it for you. Not like valet parking but more like car mikado 😂. Perfect.

Actually there’s nothing we did not like about that place. Of course you can find better hotels but everything was ok for the category of the hotel and the price we paid.

Nice to stay in old town and not far to walk from P6 if you can get in. Reception staff helpful with map and restaurant advice.

P6 and P7 were both full when we arrived. We hadn’t booked the hotel car park but my understanding is that even if you do you still have to park outside walls and walk to hotel for paperwork? Lower parks were full or short term too. So V problematic until H Rosa advises they have a digital system. We stayed in October’ not exactly peak season. We eventually retried and got into P6 but it felt like a lot of anxiety and time wasting. We had a deluxe room with a window but it felt Very compact.

This is a fabulous hotel! It's a little tricky getting the parking figured out but the hotel helps you. We parked in the public lot - get a ticket - and then walked up the hill, take the first right and the hotel is at the top. It is on the highest part of San Marino and a short walk to the entrance to the towers. The view is magnificent and we had drinks and breakfast outside. Room is clean and crisp sheets, air conditioning was great. It's a little small but in San Marino I think it was normal and 3 of us managed nicely for two nights. Breakfast had lots of choices and the coffee/cappuchino was made fresh by them. Ask for dinner recommendations - the less touristy one was spectacular.

Everything was great. There were a lot of packaged items at breakfast but enough of other things to be a good breakfast.

in one word “EVERYTHING” The property is located just inside the historical walled district. You can use their parking which is located just steps from the lobby or you can take advantage of the discounts which they have arranged for the community parking lot which is heavily used by visitors. A recommendation is if you plan on using your car during the day you may want to consider parking on the property because most of the closest lots are full during the daytime hours when tourists are visiting this wonderful destinations. The property has a small patio which faces the west and allows you and an obstructed view of the sun set depending on the time of the day. This area also has some seating for a drink or you could even order some takeout food which can be delivered there for your dining pleasure. Now if you are a early riser you can take the stairs which are part of the historical wall up a few flights and from there you can watch the sunrise. This one takes only about two minutes. From this location you can walk the length of the historical district in less than 10 minutes but you should give your self additional time because of its location on a hill and the streets go up and down and turn it’s easy to get lost but you can always find something interesting to see. As for the staff they are very attentive. The owner is hands-on and does everything to ensure that you have a wonderful and positively memorable experience. Every staff member is very proficient in making delicious coffee in a variety of ways. The breakfast they offered was simple consisting of a variety of meats, a couple of cheeses, several types of bread, hard-boiled eggs, cereal, fresh fruits, and a few other items. The juices were from bottles and not freshly squeezed. as for the superior service offered by the staff I would have to say it could be the result of residing in San Marino.

The room we chose was one of their most affordable which overlooked the parking lot and the roof. Their description was accurate and did disclose this. However, once we arrived at the property we realized we should have paid the extra money for a room with a balcony which allows you to view to the west off of the mountain.

Fantastic location right next to the entrance gate to the upper Citta. Good breakfast. Comfortable clean rooms. Courtesy umbrellas, which came in very handy given the rainy weather. Staff were lovely and courteous, with good suggestions and a discount card for local sights. Recommended as the ideal place to stay if you want to spend a night in San Marino.

Public parking was full at P6 and P7. A bit complicated to access the hotel's private parking. Also, the beds felt like cots and were a bit uncomfortable. San Marino doesn't have tons to do after dark, so it may be worth overnighting in nearby Rimini instead to save some money.

It's an amazing location, high above much of San Marino with easy access to the towers. Our room had a balcony which overlooked the valley. It's clean, modern, comfortable. Breakfast was good, and the helpfulness of the staff was terrific.

Directions for arrival aren't quite clear. They say you can park and walk up to get parking info but 'up' is seriously up the mountain so we tried to drive and ended up on a pedestrian path which caused a lot of tension in the car. Folks said 'It happens all the time' but one of us had to back down the pedestrian path and was very unhappy. They seem to have room to park a few cars and it all worked out but "Take the first right" would have been helpful.
