We were only for one night. We were in room #14. The room is nice and big enough for one night. The staff are very polite and you can ask them for everything. We used the hotel just for stopover, so our comments are not relevant for those who will stay more. You can park the car in front of the hotel and there are a lot of taverna and bars close to it. Of course ask for the best one and go to the beef restaurant which is fantastic :)

For one night it's OK, but the bathroom is very small, so if we should stay more maybe this will bother us. Also the sign of the hotel was just next to us and there was a noise from it all night, so we slept on close door and AC. For one night it's not a problem, I just mention it. And maybe in the other rooms it's not like that.

The breakfast was outstanding and more than we could eat! The staff was incredibly helpful and congenial. Our room and the hotel were very clean. Parking was easy...right in front of the hotel. The setting is beautiful, just across the street from the water. They have done a wonderful job with landscaping, making the outdoor spaces very welcoming and beautiful.

The water pressure in the shower was lacking. The room was a bit small. But overall, it was very adequate for our one night stay.

We left early in the morning and didn't get the chance to thank the owners for yet another wonderful stay at the Akti Hotel in Livanates. The hotel was recently refurbished and the rooms are cozy, well equipped and, if you're lucky, the balcony opens to a most beautiful view of the huge palms that guard the entrance, the beach and the sea. It's our third and definitely not last stay here. I must mention the rich and tasty breakfast, taken daily in a scenic garden, and the sandy beach, surreally close to the venue. (The "hotel on the beach" is by no means false advertising!) This small resort is perfect for someone who wants a quiet holiday, but also wants to visit Athens and Delphi, since this two objectives are at aprox. an hour and a half distance.

If you land in Athens, and do not know where to spend the night, come here. Small boutique hotel. Great location, easy to reach from the airport, great to have your first or last swim! 15 meters from the beach, calm, room was nicely renovated and decorated. INCREDIBLE service and amazing breakfast. I would call it a brunch! Janis was very helpful and attentive. It is a family business, and we got as a farewell present greek olives from their own olive trees. 🫒. Highly recommendable location. There are a great fish tavern about 5 min walking and a high quality meat roasting restaurant 5 min walking. Wow.

I visited for a family wedding and staying at the hotel akti was a fantastic location. The owner Nikos and his son Giannis were very welcoming and nothing was too much trouble. My room was very comfortable with a modern bathroom and the shower was amazing. Everything was provided with kettle tea coffee with fantastic air conditioning. The breakfast was excellent with lots of choice eggs toast yoghurts traditional Greek cakes cheese pies with orange juice coffee(unlimited).

I liked everything about the hotel we were sad to leave.

I recently stayed at your hotel with my family, and we had a wonderful experience. The hotel was clean, the rooms were comfortable, and the staff was friendly and helpful. The next morning, we had a delicious breakfast in the hotel restaurant. The staff was attentive and made sure that we had everything we needed. We spent the Morning exploring the town, which is located on the coast. There are restaurants and shops in the town, and it is a great place to relax and enjoy the views. As always, our stay at the Akti Hotel was extremely pleasant. We appreciated the tranquility, the view, the friendliness of the staff, and the plentiful breakfast. This is the fourth time we’ve come, and we are grateful for this charming and warm-hearted place!

Excellent service. Very good hotel by the beach. The guy working at the reception helped us find a good restaurant for dinner and was very kind to explain everything about the area. Perfect morning sea view from the balcony. The room contains everything offered by hotels with 5 stars and even more....like slippers for walking in the room and complete hygiene equipment including toothpaste and toothbrush. On leaving, they gave us olives specially prepared for the trip as a greeting for a good journey. I would highly recommend it to anyone in the area.

The host was extremely friendly, we arrived very late and they waited for us and made sure we were comfortable especially as we had 2 small kids which were tired from travels! Breakfast was delicious! A hudge variety and excellent quality food. Beautiful waterfront location next to restaurants and caffes but still quiet. After our stay we booked to stay again a second time as we had a very good experience at the hotel, we were going to stay after our holiday on an island but our ferry got cancelled last minute 2 hours before we were supposed to arrive to the hotel. The owner didn't charge us for the last minute cancellation which I was extremely grateful for.

Magnificent location, excelent service, nice room with balcony durectly to te sea (with anti moskito net)!. Rich breakfast you can have on a nice terace open to the sea, or inside also with sea view or at you room balcony. Winter time it is very quite and tranquile here, and I personaly needed it. Highly recomended property
