We felt incredibly welcome. The hosts are very friendly without pushing you in a conversation you don't feel for. The location is beautifully situated. Although it is a private house, we felt as if we were having our own space. The bed was comfortable. Everything was spot on, clean, and organized. The room is very cosy and romantic with a great view. If you're tall, you should bend your head in some places. But also I recommend this place for the taller between us because it is largely compensated overall. In particular, the breakfast is 5-star quality. You wouldn't get anything better for this price.

Fran and Robert cared for us as if we were their own children. Francesco’s efforts in the kitchen resulted in daily divine breakfasts, using fresh local products and a lot of skill. His cakes were superb, the focaccia was better still and the daily cappuccino’s.. yummy.. His attention to detail could make him a chef as well, so we felt very lucky. The fresh, chilled water melon came de-seeded, the water had a very slight infusion of homemade elderflower, adding something fresh and frivolous to it, the bread was home made and perfectly toasted, jams and lemon curd (all homemade) were so good i begged to bring some home (soon to be eaten). Next to delicious food, the house too is great. Nice refreshing pool, good airco’s in the room, serene natural surroundings, easy to get to.

Thank you Francesco and Rob for opening up your home to us. It was wonderful getting to know you and staying at your place. Your attentativeness to our needs was second to none and the way you took us in felt very heartfull. The views from the pool and the garden patio are breathtaking, like a picture. We could just sit there for hours. The calmness the environment provides is cleansing. The breakfast was made with special care that leaves you with a smile on your face. Thanks also for the great company at our barbeque evening. It was a highlight of our trip.

There was very little to complain about but if You are older maybe there could be a problem with the step down from the room to the bathroom at night (in the room we stayed in).

Amazing place, fantastic service provided by Francesco and Robert. We never had a better breakfast in twenty-odd years. It was heaven. Stunning panoramic views all around. Location is also great: just in-between Perugia and the Adriatic Sea. Both men even anticipated on forthcoming disasters (hopefully a hundred years from now): the bed is earthquake resistant...:)

The location is beautiful, peaceful, and quiet, making it the perfect place to charge your batteries. Breakfast was a very delicious piece of art, and various choices were made depending on your preference. The hosts pay attention to the minor details, so you feel comfortable and welcome all the time.

This was the perfect place to relax in the middle of our trip and enjoy the gorgeous scenery.It was so peaceful and we loved waking to the sound of birds.The hosts were amazing and ensured our every need was met.We felt so welcome from the moment we arrived and were offered a glass of Proseco to enjoy with them.A different breakfast was served each day and was always delicious and beautifully presented.The cleanliness of the property and attention to detail really impressed us.Our stay at Casale delle Rondini was a highlight of our trip.We’re so happy we chose it and can’t wait to return.

It wasn’t a problem for us but it may be difficult to reach the property without a car.
