Great room; clean, good air con, beautiful balcony. Seen some reviews about ants / bug problems. No problems at all in our room. Location; 10min walk to the beach. Then another 10mins walk along the beach to the center of the town. Area is quiet, some building works going on during the day but readonsble hours and didn't bother us at all.

Shower; good shower but just not powerful enough to wash my long hair. Nothing major!

- Super pretty views and located in a quiet place - Fan in the ceiling super important for the really hot days I stayed. - Even though a bit separated from the main town, it was still in a walkable distance from the beach and there were cheap colectivos passing in the road most of the time. - They answered all my question through whatsapp with other questions.

- I stayed there in very hot days in May, and even when I left the fan on, when I came back to the room in the evening, the room was really stuffy and hot. The bathroom in particular got very hot very quickly. - I recommend people to take repellent because we were bit by mosquitos in the evening. Even though the window and door had mosquito net, I think these mosquitos entered through the small bathroom window which didn't have a net protecting us.

Cute cabin amidst nature, we had the chance to try natural coffee courtesy of Carlos our host. The shower was amazing as it was without roof.

Carlos was great. Came down right away to let me in and show me the property. For the price I paid, this place more than exceeded my expectations. It's a bit out of the way, but, its a beautiful property and well maintained. Carlos gave great directions to find the place. Had a great view of the ocean in the background, with a relaxing hammock to enjoy it from. Room was tastefully decorated with a nice bathroom and shower (water pressure was pretty weak, but, it didn't bother me). I was only there for a night, but, the common area had a full kitchen that was stocked with everything you'd need to cook for yourself if you were there for longer.

The staff, Carlos, is amazing, very responsive and helpful and it’s one of the cleanest places I’ve stayed in Mexico(have been traveling for more than a month now). It’s 8-10 mins walk to the beach but it’s a safe and easy walk. If you stay in one of the sea view rooms, the view is amazing

The air conditioning unit did not work. In fact it made the room hotter. Without the fan provided nicely by Carlos we would not have been able to rest at all. There is occasionally hot water but barely any water pressure.

I had the little cabaña away from the main building and had plenty of privacy and comfort. I loved the large bed with comfortable mattress - finally had a great sleep while in Mexico! The cabaña gets super hot but I had the fan on the whole stay and it helps, in the early morning it's even a little bit chilly in the room with the fan on. The place is very nice, with large modern kitchen and provides free water. My private outdoor bathroom was very clean and cozy to shower outside and under the stars at night.

Only downside is the distance to the centre of zipolite and the beach. It's about 15mins to the beach and 25-30 to the centre. It's not and issue for me but for example I never stayed on the beach for the sunset or went out in the night because it didn't feel safe to walk alone all the way back.

Amazing views, very friendly staff and comfortable room. It was also very calm and relaxing. The beach only 10 mins walk.

The access is quite ruff especially with luggage

Carlos Is a great host, he cares about the guests and is available to help.

Its the second time I stay here, and despite the two days where the kitchen didnt work (no electricity, no water, no gas) - this is the best place I’ve stayed in, in Zipolite. I recommend it

The kitchen was out of service on different occasions during my stay. However, it was fixed pretty quick after mentioning it to the staff
