Staff was the friendliest I experienced anywhere during our trip. Arranged taxis for us quickly and easily. Great having a restaurant on site, and you can walk right down to the seashore from there. Food was excellent. AC was amazing.

The restaurant was incredibly slow service, even by island standards. It was 45 minutes before we got our drinks, and almost 2 hours to get our food from when we sat down. And there were almost no other tables occupied. I had thought we would have a sandy beach there for our kid to play in, but there was very little shore and it was mostly very large rocks. That is not the fault of the establishment of course, just a note in case that was a key selling point. 

Right on the beach! The restaurant was very good! They had great singers, and the night we were there was BBQ night. The jersey chicken was delicious! The rooms were clean and comfortable. Great quality place for a quick night on the beach.

We did not get the room we reserved. Was told we had to make specific instructions for a certain room. We should have gotten the ground floor walk out room and received a second floor room. When I booked online, each type of room was available to pick. In our email, it stated exactly which room we picked. I did not really care at the time because we were happy to be there.

This was an overnight stay after 8 days sailing charter prior to catching out plane home. We arrived earlier than check in time and they were so friendly and accommodating allowing us to check in leave our cases until the room was ready. All I can say is that I wasn’t disappointed from arrival to leaving the staff were amazing at this really picturesque spot. Food and drinks were brilliant the calamari was the best we had tasted. I would definitely recommend coming here to unwind before a flight home. The rooms are clean and you are provided with beach towels as well as bath. We will definitely be back every time we need a night or 2 before or after our charter as price wise and location it was perfect.

Nothing for me to not like

The sea view was amazing. The beaches nearby were stunning and very clean..it is quite a hike uphill and down hill to get to Smugglers Cove but well worth the effort . Beds and pillows were very comfy the bedrooms are big and nicely furnished Staff are very friendly I would love to return

Taxis are very expensive for getting around. It would be nice if the menu changed each week We were there for 2 weeks and the menu remained the same

The location was great, the staff excellent, and the oceanfront room was freshly decorated and lovely. We enjoyed our stay and felt fortunate that we selected Sebastian’s. The surf was rough while we were there so we didn’t swim in the water at the hotel, but we did enjoy watching the surfers surf the waves in front of our room.

The only thing I felt unhappy about was the mattress on our bed- it was on the firm side and I like a softer mattress. Otherwise, the room and bathroom were attractive and comfortable.

Very nice seafront location. Staff was friendly. Bar and restaurant were very good. Hotel is not in Road Town it’s in Apple Bay on the north shore.Close to nice beaches ( Smugglers cove) and other restos.

Property is beach front but beach is not swimmable, certainly not if there is any surf, as there was during our stay. Wasn’t aware that the main road splits the property in two. We were given a rear ( garden room) at check in but the clerk moved us into a beach front room ( smaller but great view)

We spent three nights at Sebastian's with family and friends. The hotel is in a good location with the beach just outside the restaurant. The service was excellent. Everyone is very friendly and helpful. If you eat in the restaurant you should make sure to have plenty of time as the food takes a while to come. But it is good food and served with a smile.

The only problem that we had was that we booked a room for 4 adults and 1 child. It was described as a junior-suite with two full beds in the bed room and a sofa bed in the living room. This was not the case. We had one double bed and a sofa bed and a very small fold up bed. Luckily the lady at the reception was very helpful and offered us a second bedroom and so the problem was solved.

the hotel was clean and well kjept, also the staff really did their best during the storm for catering for us , the french chef is absolutely amazing - great food!

nothing that was their fault - end up staying extra 2 days as the flight was cancelled and am still trying to get my insurance to paid me back but nothign was wrong over there lovely hotel

Beautiful location right on the beach.

My review would have been excellent but it was spoiled by the meal we had in the restaurant on our final night. Bad allocation of servers to our table and an apparent war between the different servers led to our meal taking over two hours (everyone else was in and out in an hour), constantly waiting for drinks to arrive and our meal being so late that two of the four were stone cold. We are sure this contributed to a bout of food poisoning that afflicted one of us that night and the following day. The restaurant applies an automatic 15% service charge, which we should not have paid (but stupidly did). The experience was, frankly, disgusting.

Stayed in a cliffside suite -- the Rose Villa. Spacious room, great bathroom with wonderful towels, fantastic view of the bay and soothing sounds of waves at night. The beach was seriously eroded by hurricanes Irma and Maria so there is no beach access at the hotel but it is a short drive to two of Tortola's best beaches -- Smuggler's Cove and Cane Garden Bay. Also loved the Sebastian Rum made at the Hotel.

Parking is tight if you are in a cliffside room but we felt better with our rental car at hand rather than down the hillside in a public parking lot.
