As the name implies, this motel is for those who are cost conscious. The high ratings I give it are all relative to the price I paid for the room. It has few amenities, but I have stayed here three nights traveling back and forth between Frisco, Texas and Colorado. I have gotten an outstanding night of sleep, in a good bed every time. I like that it is locally owned by a family who lives there. They have always allowed me to park my motorcycle & trailer in the covered driveway near the office. On my trip back home last year (2023), I lost the key to my ice chest. Since I am traveling on a Harley-Davidson pulling a small camping trailer, having readily available ice water is extremely important, especially in the summer. The owner went to the local auto supply store and bought a pair of bolt cutters to help me have access to it. I don’t know how to put a price tag on that! If you’re looking for a good nights sleep, for not much money, I highly recommend Budget Inn in Memphis, Texas.

it’s an older property. It looks clean and neat from the outside. I couldn’t tell if the pool was open or not it is close to a railroad track, but so is the other hotel in town. It’s also very close to the road but once you’re inside, you don’t hear much of it.

It appeared to be owned and operated by a local family, with Mom and Dad on site, and their son was nearby but available by phone. They were all VERY accommodating! My room was bright, clean, and the bed was comfortable.

We needed a last minute hotel night and they were perfectly on our path. Manager was a little groggy but we woke her up at midnight. Helped us just fine. Very nice room and a great affordable rate.

Does not have a free open bar in the room but we brought our own. lol

Iwish they had coffee, not that many channels and the price mentioned before I reserved was lower than when pressing reserve.

The beds were comfy. I enjoyed the showers and quit as long as 287 was not busy

The location, right next to hwy 287 traffic at night was sometimes to loud and to much.. I know owners have nothing to do with location that's the only complaint I've got.
