My wish is to rate with 12 from 10 🌹it is not simple b&b ..This property is beautiful Villa - real "Pearl" near Roma. Very clean, comfortable. Big room. Comfortable bed and pillows. Kitchen- if somebody need. EXCELENT attentions from owners. Thanks to Roberto and his wife- you feel there like at houme. Classic music during breakfest. I got my omlete finaly.. sooooo good 👌 after 12 days traveling it was my first omlet. Thank you ! Near is beautiful lake..just 10 min. Roma - very easy - 54 min, Restorants around. When you arrive to property for enter there you must drive little bit up on the hill through the very old beautifull road which open you new expierence Will return 💯.

This place is amazing. We arrived late at night when it was already dark outside, so we didn't really see much of the facade. We were warmly welcomed and we instantly fell in love with the interior. It is a very nicely renovated old house. Romantic like you'd imagine Italy to be. The rooms were clean and very well taken care of. We had been staying in four other hotels in Italy that week and none of them were so cosy and beautifully decorated. You could tell that this old hose had been renovated with love and good taste. In the morning we had breakfast outside and admired the beautiful house from the outside. We travelled as a family of four (2 adults and 2 kids) and we got 2 rooms with large beds, perfect solution for us. And the bed sheets - I have never slept in such soft and comfortable sheets, not even in the expensive hotels. All in all, really lovely experience and if I ever come to Rome again, I will defenately try to spend longer time here.

Very historic and fine establishment. Extremely secure home and property. Would make for a wonderful slow weekend of relaxing. Nice breakfast and kind host.

There was a small issue with plumbing but it appears to have been a spontaneous issue over the weekend, which happens sometimes, particularly with older plumbing. All else worked as it should and I appreciated the commitment to maintaining original components rather than upgrading to all new construction.

Roberto and Mariella are very nice and friendly hosts. It was a great experience to visit their family house, in which we felt pleasant and warmly welcomed. The breakfast was very tasteful and we enjoyed the refined decoration of the dining room and the whole house, surrounded by the large and beautiful garden.

This was THE BEST B&B in Italy!! Roberto and Mariella were extremely nice and friendly!! Their place is amazing! Their hospitality were amazing! Very traditional Italian house. It made us feel we were in a movie!! Their beds were super comfortable, and the breakfast was delicious! We had a nice cup of cappuccino and fresh eggs with bacon!! If you're going to Rome, Naples or Pompeii, consider staying at Vigna dell'Agrifoglio, you won't regret!! Also, go grab dinner at Casa Di Leonardo Restaurant, very traditional Italian cuisine. Clemento, our server, was super nice, too. He even got his phone to use Google translate to help communicate with us.

Breakfast superb! Nice and big garden. The couple who runs the villa is very kind. Super atmosphere. I wish we spent more time there.

WiFi was intermittent for watching a stream. It works, but you need to wait a little bit. I used my mobile network.

The owners of this B&B are very friendly and helpfull people who love to let you feel good during your holiday. I also loved their big Italian garden to look at from which you can see Velletri. Breakfast was perfect: I was asked what I wanted the evening before and I got it. And even more! The B&B is located near the Via Francigena what was perfect for me as a pilgrim.

The little private garden of my room could look more cozy but the room itself seemed recently renovated and was beautiful.

When you approach the house you realise you are in for something special. It is a beautiful old villa, very tastfully decorated and with lots of space. Everything is spotlessly clean and the views are just amazing. We could enjoy a wonderful breakfast with italian cakes as well as fruit, joghurt, eggs, ham, cheese on the lovely terrace. There is also a little kitchenette with a dining table guests can use. Our friendly and warm-hearted hosts gave us very usefull hints about the area and we would have loved to stay longer if they had had the space.

We have very enjoyed our stay at this lovely Italian villa, location was perfect, breakfasts homemade and delicious, room very comfortable with all amenities at hand. Big thank you to Mr Roberto and his wife for being such an attending hosts, also for all the tips and advice given on what to visit and explore in the area, which made our holiday perfect 😊

Fabulous location with wonderful views and comfortable clean and spacious rooms. Exceptional hosts, very kind and attentive, nothing too much trouble. Very helpful carrying bags up and down the stairs. Super and plentiful breakfast. Very useful upstairs kitchen and dining area to make drinks, or even meals had we wanted to. Well stocked mini-bar and access to wines which could be used on pay later basis without disturbing the host during the evening. Lots of sweets to help yourself to!

Access driveway is a little daunting from the main road but just take it carefully. We had no problem and Eugenio happened to be just leaving as we arrived so turned around and showed us the way.
