I like the location, the size of the rooms and place overall and very much the location. Very convenient parking and guarded entrance. This is a highly recommended place.

Did not not I had to pay via PayPal as the only option, which was a struggle when I arrived to the property. Owner did not want to provide the code and keys until that happened. Additionally, bathrooms were lacking hand liquid hand soap, as the container were empty and there was only one toilet paper per bathroom. We had to go to the concierge to get more.

The property is very new and located in the upcoming area of Tulum. It was rather hard to find after arriving at 11pm (total darkness), there was no sign/ name anywhere and no directions were provided. The location on the booking.com map takes you to another street. Of course there is no reception to call and ask, only security guards, who don’t speak English. Rooms are nice, although a bit on the small side. Bathroom poorly designed as water from the shower overflows everywhere. No basic amenity like hairdryer provided. No one has serviced our room, changed towels or provided TOILET PAPER in the entire 8 nights stay, despite asking. Power cuts happened on few occasions, lasting several hours. The host told us that it is a problem affecting all the area of Tulum, but somehow other properties had no problem with electricity. Rooms have very poor noise isolation, you can hear everything your neighbours do or say, so don’t recommend for light sleepers. In general the building and location are nice, but the service very poor. You have to prepay your stay via PayPal despite booking.com policy indicating paying on arrival. They overcharged us by £90 as the price indicated on booking.com is different than one being sent by PayPal and they did not listen to any reason. We decided to leave one day earlier, as we did not want to continue staying there- no refund was given of course, despite notifying the host.

It’s new and the rooftop pool is nice.

It’s not finished. You are staying between an abandoned hotel project and a condo project being built. You park near a construction site. It will be nice in a year, perhaps. Also, the private pool outside the room was stagnant, murky water. The whole stay, it was never cleaned. I asked for an upgrade or a discount and was refused both.

The place was very nice specially the pool area. We also think it’s really nice, that we got to get our own host Eleonora, who was the sweetest host. We really appreciate her time and service.

the rooftop bar was empty, with no staff and no opportunity to buy anything. Even not the reception had water bottles or any kind of machines to buy beverages or snacks. And the staff in the front desk didn’t speak a word of english, which could have been very helpful in some situations we had.

It was fair distance to beach and all parties location.

The property had water drainage issue and it took two days for them to fix it. No electricity at night and sometimes during the day. Dirty towels provided to us. No facility and no amenities.

I do not like writing bad review, but this time I have to. We had the worse customer experience of ever. The person that was suppose to give us the code to enter in the house never replied to our messages ( never I mean never in an entire week), so we entered in our room after hours and hours under the sun…Let’s start from the beginning, the room is 28 minutes walking from the ADO bus, so that is pretty fahr if you have to walk with luggages!The address that you get is not the exact location so you end up wandering around trying to get your room and because they do not reply it is impossible.Saying so we had to stop in few different shops and ask where was this place and the common reply was that a lot of clients of the place had the same issue. We tried to call multiple time the number allocated plus another number that I had through booking with no results for hours. We were walking under the sun for hours, after hours wandering around we got toward a car park and the security helped us to enter in this shared garden where after speaking for a while we got a 3 rd number . Anyway after hours we got to speak with this 3 person that took the payment through PayPal ( exactly so that they do not pay fees ), after hours we got finally in the room and we had isssue with the aircon and guess what ? They did not reply to help. Honestly the worse service of ever.

Quite possibly one of the worst lodging experiences I have ever had, start to finish. Almost offensive in how bad. My wife and I chose this location because of price and central location to Tulum central and the beach. Upon arriving in Tulum we made our way to the location listed on their booking.com page and in the confirmation email. It was about a mile from the ADO station but we figured we'd get to see the town while walking there so we did that. Upon arriving at said destination we found ourselves standing on the street near an empty lot and a supermarket. We finally managed to get ahold of management and they told us they would not give us the address until we payed by PayPal. What the he'll kind of shady BS is that. You leave your guests standing on the street and refuse to give them the address? The funny part is that there is a tour guide stand right next to where we were standing and the gentleman asked of we were from the place down the street. We told him the name and he told us, "yeah, happens a lot..." We finally argued our way into getting the address which was about another half a mile away. Upon arriving at the front a young girl attempted to help us check in but couldn't do much. My wife and I were going back and forth with two separate people, both in English and Spanish in two separate whatsapp threads. It started raining by this point, so we were standing on the half-finished road in front of the entrance to the place with no cover waiting for these two separate people to figure out what was going on. Come to find out they do not charge you until you arrive, to which we very quickly figured out why; because they make you pay the extra exchange rate charge so they can avoid having to add it into their cost. So standing there, Nights already booked and no cancelations allowed, it's pay the extra amount or be completely out. None of this is stated in any of their info.
