Value for money even though there's a few downsides. It's clean, beds are really soft (maybe too soft...), the area (out of town) is very quiet, hot water in the shower. It's family run and they have motorcycles (a must if you're staying there) for rent, a breakfast menu with really good prices, and drinks/snacks for very affordable prices. It was enough for 2 nights that we stayed there for the price we paid.

The toilet/shower had a constant sewer smell. The bathroom sink draining was leaking and the place is shouting to be refurbished. It's far out of town and the old city so a motorcycle rent is a must.

Superb location right opposite the very quiet bus station. So handy if you're arriving/leaving very late/early which many travellers wind up doing here. You totally avoid being a bate for 'the outside hours' transport sharks. This Guesthouse is so nice. Guesthouse and hostel all in one, just in different buildings set around a big yard. The room and the attached bathroom were so clean, spacious and colourful and had a balcony. Everything you need for the number of nights you have booked, is already in the room upon arrival. The restaurant in the yard has excellent breakfasts. (try the Rueangsrisiri one). At other times, snacks and cold drinks are available. Their bicycles have a PHONE HOLDER, so easy to navigate around in the ruins. The WiFi in the common area is excellent and ok ish in the rooms. The staff speak English and are so friendly and helpful. Mostly young people were staying, and I really don't know why, because the Guesthouse rooms were as good as anywhere.

It was nothing I didn't like.

The perfect place to stay in Sukhothai. Located just front of the Sukhothai bus terminal. Very easy to navigate and easy to use all of your attractions. The lady standing at the reception,she speak English and handle all the issues and provide good care and support. She organised all transport and required for their clients. Good location, good breakfast, good service, clean and big value for money. Thanks for all. Highly satisfied and recommended.

Everything was fine and we are highly satisfied with this hotel.

The hosts are very nice and accommodating. There is a breakfast/cafe place is a part of the Guesthouse, so it's really convenient to grab a bite to eat. They also provide on-site laundry services, which can be super convenient. It also gets really lively in the evenings with a lot of people gathering and having fun. The rooms had everything we needed. The furniture is a bit outdated but it's served its purposes just fine. The Guesthouse location is pretty good, as it's right next to the bus station. It's great if you, like us, are travelling north from Bangkok by bus.

In one of the rooms, the air-conditioning was positioned in a way that blows straight into people sleeping, so we had to turn it off at night, which caused very hot and sleepless nights. Pillows were also too high and additionally added to the said sleeplessness.

The room is big enough. It had a private bathroom and shampoo, toilet paper. Even bottles of water. The bed was quite comfortable. Aircon was working well. Lovely and helpful staff. They sell snacks and drinks for a good price.

The toilet gets very wet when showering. The toilet is difficult to flush. The towel was like a cloth to clean surfaces, so it was very difficult to dry off after showering. The pillow was too high and firm to sleep on.

Very affordable and located right next to the bus station so very convenient.Tours to the old city as well as bike hire are offered, though we just took a taxi. Quick laundry service available. They sell drinks and snacks in the evening, though there is no full restaurant. Thankfully there are a couple of options next door and the main commercial area is only 15 minutes walk away.

Towels were very thin, not very good at drying. Curtains let in a lot of light.

Clean and tidy property and room. Bottled water, fridge, AC and towels included which was great! The location was perfect, we arrived at midnight and the property is round the corner from the bus stop and the staff were there to welcome us. We were also able to hire bikes from the hotel for a great price.

Great place to stay if you want to visit old sukhothai. It's right next to the bus station, but still a quiet and separated area. I rented a bike from here. I really recommend getting either a bike or scooter and taking the bike path to old sukhothai, it's a great experience in itself. The room had AC and was very clean. I'd stay again.

My room was big, bright, clean, comfortable, and freshly painted. The AC, wifi, and hot shower all worked great. And there was a fridge in the room too, a real plus. It's practically next door to the bus station, and an easy walk into town. There's public transport 3 times a day from the station to the historical site for 30B, or you can easily get a tuktuk. It's a good value and I would certainly stay here again.

I was about to stay one day in the guesthouse and ended up staying for a week there. Very comfortable to have the bus terminal next to you, but the most important thing in my opinion is the ideal service you have from the owner and the staff of the guesthouse. They were always ready and willing to support me, guide me and make my stay much more easier and comfortable. Always with a smile! Room is big and basic for a great price. Highly recommended guesthouse!
