It’s a beautiful old villa, very rustic and located in a cute square. The room we stayed in (Junior Suite with garden view) was very comfortable and had everything we needed. The private entrance through the back was also helpful as we have a dog and didn’t need to walk through the entire property to go in and out. It’s a perfect place to stay with the dog as the property managers - Laura and Martina were very friendly. Just note that there are many cats around if you travel with a Dog like ours that doesn’t like cats. The breakfast was great, with a good variety of cakes, fruits, breads, eggs, cheese etc. We also liked that there was a very good restaurant in the same square, which served local dishes and delicious pizza at affordable prices.

This is something general and mot necessarily something wrong with the property, but there were loads of mosquitoes outside. Most likely because we went during a time (October) when the weather is wet and humid and perfect for mosquitoes. So we couldn’t really be outside or use the garden space. It would definitely be great if they could find some solutions, e.g. with mosquito incense / repellants or fumigation so guests can spend some time outside.

We were going south from Pisa and needed a place to stay close to Grosseto. We chose this one and it was a good option. The hosts communicated well and clear. We could do self check in. The property is in a charming courtyard with large Umbrella pine trees and tangerine trees. The villa is beautiful, elegant, many old parts. The room was hot, elegant and clean. They sell olive oil and derived products. The breakfast was very diversified (essentially on sweets - glad for the 3 types of cheese and the prosciutto!) , delicious, in nice room with beautiful natural light. Price was fair for 2 adults and 1 child. 

Only small issue is sound made from bathroom shower or flush in the room, quite loud. 

This is a fantastic property, the staff can’t do enough for you, kind, helpful, always over and above what you would expect. Fabulous breakfast Location to the beach is fabulous They loan you a bike and padlock if you want to cycle The suite we stayed in was a wonderful mixture of rustic and modern in true beautiful Italian style They provide you with free of charge parking in the centre of the beautiful village They have thought of every detail and make it so easy for guests

There is nothing I would change it was a fantastic stay and we feel so lucky to have found this place

A charming old style Bed&Breakfast. Our room was spacious, lovely furniture with characther and huge bathroom. Crisp white sheets same as a 5-star hotel. Location is amazing, there is a very good restaurant across the small piazza, parking is easy.

May be they can improve the outside sitting area a bit for rooms without outside space.

The house was like something out of an old fairy tale. You could feel the atmosphere of the era. The instructions were clear and concise. Everything was clean. Everything you need was there. The breakfast was very tasty and authentic. Beautiful surroundings. The staff was friendly and welcoming.

I know that the Italian breakfast is a croissant and coffee, but for other nationalities the breakfast could be more varied (at least eggs). Especially for more active guests (we traveled by bike). But it's really a small thing

Nice rustic country side house

We book 2 Delux King rooms by description. Those should be equal but weren’t. Room 14 is nice room with terrace at the same time room 102 is dark room on the ground floor no view, no terrace. Nothing in terms of Deluxe or King

Vert unique and cozy place, very friendly staff, delicious breakfast, clean rooms, very beautiful.There is a restaurant in the yard with high class food. They gave bicycles for free ro ride around.

One thing - you can hear everything what happens in a house (no sound isolation)

Large room with modern spacious bathroom. best shower on whole Italy trip. Excellent breakfast with staff more than happy to cook something over and above that of the extensive offered breakfast. Very quiet location and lovely old building.

This was our favourite place of our whole 10 day trip. We had a delux double room on the ground floor for two days which was huge and very stylish with a big bathroom and a small fridge for water. Mosquito screens on the windows. Wifi worked fine. The free bikes were very good quality and we biked to a couple of different beaches and to Castiglione so didn't use the car once. (They also have private parking is Castiglione if you don't want to bike) Breakfast was included and was very good with a good choice of buffet and we were offered eggs each day. The property is located in a cobbled courtyard and there was an excellent restaurant on the other side- we had a lovely fish meal and then a pizza second trip. Everyone was very friendly. The coast is pretty and all the beaches are through the pines, where you will find beach bars every so often. Wish we had stayed longer.

We didn't find anything we didn't like! Be aware you have to check in at certain times as its not open all day and English was limited.
