The lady that runs the B&B was fantastic, very accommodating, and really helpful when we asked for anything or advice on the area, how to get to places, google translate was needed obviously. The accommodation was lovely, very clean, comfortable, there is a locked gate that you have a key for, so very secure, the continental breakfast was lovely. It's out of Rome city centre, we needed to get the train into Rome for the site seeing, the train station is just around the corner, so it is very convenient. Highly recommend this B&B if you want somewhere to stay and dont want to be right in the heart of the city.

Breakfast was mostly pre-packaged snacks and cereals, but also yogurt and excellent coffee. We stayed for 1 week and the room was cleaned to a good standard every other day. The lady managing the property was very helpful, even though she wasn't able to speak much English. Fortunately, I'd learned some basic Italian and we used translation apps when necessary. Very quiet, but still close to everything, also safe. Property located right across the road from Ottavia train station, which is super convenient. Only 1 euro to central Rome or buy a train/subway/bus ticket from the local shop/cafeteria for only 1.50 euro. Especially liked the fact that we were staying in an area populated with locals. Not a problem if you're prepared to learn some basic Italian.

Latest time for breakfast was 9.30am which is a little early for me when on holiday. Bed a little soft for our liking, but am sure others may prefer this. Light comes streaming in through the door early morning. It has a secure metal shutter but doesn't keep most of the light out. Wore an eye mask.

Room was incredibly clean and everything looked brand new. Property is behind a locked wall with a gate, and the rooms have both a metal and glass door that both lock. The bathroom is immaculate, and the towels were extra large and soft. Outstanding breakfast with hot coffee, cereal, juices, and assorted bread and pastries. Adjacent to two eating establishments and across the street from a rail line!

Pillows were a little hard for my taste, but that’s the only negative thing I can find to comment on. The location worked well for me given that I happened to be on the NW side of Rome. That’s said, if you are a tourist visiting the many sites of Rome near the center of town, be aware that you are a good 30 minutes from the Forum area by rail.
