rustic building, good size bathroom and bedroom, central location - minutes to Villa D'Este and bars/restaurants loved the coble stone streets and stairs - beautiful

parking was a fair distance - fortunately we only brought 1 small overnight bag for a short stay and left our larger suitecase in the car - so this wasnt an issue for us the room gets very hot (leave the AC off when not in the unit) and the air conditioner while it works it takes a long time to cool off and is fairly noisy during the night

It is found in old Tivoli. Very quiet at night. The room and bathroom were very clean and Rossana (the owner) is very polite, friendly and responsive when messaged. She even has sent us, the directions on how to reach the premises from the train station. It is found just 5 mins walk from good restaurants and less than 8 mins from Villa Gregoriana and Villa d'Este. We highly recommend the place.

Very clean room, and very spacious. Love the sound of bell tower around 8am. Love the view from the window. Self-serve breakfast with lovely pastries, yogurt, fresh juice and Nespresso coffee. Lovely touches in the room, such as a kettle and welcome candies.

Nothing when it comes to amenities. It can be hard to find taxi service (without reservations) in this town. Especially when you do not speak Italian. Recommend asking the host in advance if you need help making reservations to/from Tivoli.

Fabulous little place in the heart of Tivoli's old town. The room was very comfortable and the team were really lovely and helpful (and artistic as I discovered!)

The room is super convenient, spacious, well designed and clean. In the price is included a basic nice breakfast - well cared. Overall we are very happy with our stay! The location is from one hand very centric which helps you move around the city easily and on foot with walking distance for key spots like restaurants, shops, attractions, etc. On the other hand there are a lot of stairs you need to climb until the residence which needs to be clear in the description before the reservation step. Also the car needs to be parked in a private (reasonable prices) right outside the city center which makes it apart from the stairs a waking distance with luggage of min. 5 min - so my advice is to have as less weight as possible.

What we would appreciate to be better for this accomodation would be mainly the host communication part which was not very flexible on late check in hours (which in our case was very much needed as we were on road trip) which is understandable of course but on the same time the communication have been below basic in the sense that we did not receive any piece of guidance / tips over the city or things we needed to know like the fact that restaturants close quite early, etc. It is not of course obligatory but always a super friendly and caring host makes a huge difference especially when you are a foreigner tourist not speaking Italian. Other than that everything was very nice and we definitely reccomend the stay :)

The location is perfect in that it is in a very quiet area - we are both sensitive to noise and heard nothing through the walls or out the window, which stayed open at night. We liked the modern aesthetic, the design of the place. Within a few minutes you're among bars and restaurants, within 10 minutes you're at the other end of the old part of the city or at the train station.

There are two rooms in this B and B and I thought we were getting the one with the larger bathroom in the pictures shown, though I'm guessing this was my fault since I made these reservations quickly. The shower is very, very small so this was a bit tight, though honestly not any different than similar places in Italy. Beyond that we liked it.

The room and everything it offered was perfect. Any small thing you might need was there. A nice and spacious bathroom. The breakfast was much better than I expected. Quiet place yet very central. The host was very helpful.

The room seemed to be cleaned every day (at least the bed was made every day) but the floors were dirty (didn’t look like they were cleaned) and the trash can wasn’t emptied. It’d be great if there was a non-dairy milk as well for breakfast.

The location is right in the heart of the old city, very beautiful and not far from bars and restaurants, and the historical sites. The breakfast was self-service with lots of options, including fantastic cakes!

More pillows would have been good, plus the ability to store luggage more securely.

Cozy little room in the centre of old Tivoli, with a nice view on the cathedral tower. The host very kind and responsive, ready to answer to our requests, communication smooth and easy. Wonderful breakfast with homemade cakes, self-service solution perfect for early risers. Recommended!
