Location, the net, the apartment was well stocked. The aircon that worked was good. Mosquito screens are handy. Flexible when we arrived early. Great response on any messages. We were quickly given the missing hand towels and floor mats for the shower (one rule is not to use towels to dry the floor but the shower sets the floor in front of the toilet).

Not very baby friendly (we have a new toddler, too many places to fall through! Not the apartment's fault but just something to be aware of if you also have a toddling baby), the upstairs pool area isn't great and we weren't told the decking was off limits due to it being rotted through. Some aircon not working and quite a few screen doors don't lock. Lots of rules and the towels were very old.

The apartment is well designed and spacious. It has some really nice elements and is good value. The staff were friendly and it was clean. It however feels like it would be better suited to a longer term rental than a vacation apartment for reasons below.

Like other reviews, the roof terraces are seriously run down, and in need of some love. They make you feel a bit depressed. The soft furnishings in the apartment are a bit tired and the kitchen lacked essential equipment. The location was not great on foot as hard to cross the busy road. Tulum feels like a dystopian tourist nightmare. It is really hard to get to the beautiful beaches without being scammed and the restaurants and bars are 3x price of anywhere of our travels in Mexico. We couldn’t leave fast enough!

Nice and quiet location. Walkable to Centro. Clean, comfortable and spacious with nicely equipped kitchen. Air conditioning is adequate for entire apartment. Bikes available for rent. Great value for the money. Giant net hammock is a fun design touch.

Tulum itself needs to work on nighttime illumination. Also agree with other comments that the main light fixture in the bathroom needs to be replaced with a bigger one to better light the shower. But this isn’t a big enough issue to detract from the experience. TV could also be upgraded to a more modern smart tv with better app selection for super rainy days, but again these are minimal critiques.

The facility was nice. It was in close proximity to quite a few places, so we were able to walk to most places.

In booking, it said that airport shuttle was one of the amenities provided, as if it were included in the price of booking. That was not the case. The property scheduled airport shuttle, but it was an additional fee of $100 U.S. each way.

This place so SO FUN! The net above the living room was perfect for our toddler to play on and enjoy. The pool was a peaceful place to relax. The couch was comfortable and the place was clean! The staff answered questions through the app and were very helpful.

We loved the bedding and design but they were a little firm for us. They had great bikes and they got them ready for us but we couldn't find any staff to unlock them. We needed to plan ahead a little more to use them.

A nice design house with functional apartments and facilities, in a quiet area of Tulum and close to downtown. Well furnished apartments with all you need for a family vacation, the rooftop with pools were quite nice during the warm nights!

I understand that the elements are harsh in this area but a little more care of small details such as painting rusty beams or minor quick fixes can improve the place even more.

Well-designed and thoughtfully furnished. The bedrooms were well equipped and very comfortable. Very responsive host who attended all needs and questions promptly and easily.

Could have used some basic necessities e.g. bottled water, tea towels or paper towels, salt and pepper, etc.

during my 3 month trip in Mexico it is definitely the most beautiful flat I got. Very comfortable. Everything you need in the kitchen and the complimentary 20 L water jug is very appreciated. I would 100% come back to this residence. there are 2 cenotes 10 min away from the residence by bikes. the wifi in the appartement and around the pool were perfect for remote working.

further to the center that I expected / wanted but it forced me to discover the new trendy neighborhood of Veleta and the center is reachable within minutes with the bikes. it’s a residence meaning there is no reception. I had an issue with a fan and lamp in my bedroom and no one was there to help me. finally I fixed it myself. the rental bikes are handy but I would say expensive. like the other comments state: the pool area needs to be redone to be fully enjoyable. The flat could use more lights here and there. But all of that are just details to make it a 10/10.

I really like the place, three rooms Lots of light, had a fun ceiling net that my daughter enjoyed. Enough pool to cool down and relax, Good Parking space and friendly parking cats :)

Rooms are nice an cool but I think needs an AC unit in the living room area.
