The place is beautiful, right in the Center of the medina. We were picked up by the staff from the nearest accessible point by car, and greeted by our very first traditional Moroccan tee and cookies which was a perfect start to our trip in this country. The staff is always super helpful in guiding us into the maze of the medina. Shout out to Tarek who was always ready to help with anything we needed. Room was nicely setup with clean sheets and towels. The highlight of the property was the delicious breakfast with many Moroccan dishes on the terrace with beautiful backdrop of the old city of Fes. The owner of the property was super reachable and helped with any questions or planning things for the time here. He also plays Lute from time to time, make sure to catch his performance. Highly recommended for your stay in Fes.

The location was perfect, located in the more quiet part of the medina. The room was perfect, very clean and good facilities. The staff was perfect, especially Tarik. He showed us the surroundings and took us grocery shopping as a translator and as a friend. He alone would be a reason to return to Dar Usham. The medina can be a difficult place to navigate through so the accommodation arranged us a guide, Youssef. An amazing guy which showed us everything and gave us after the tour a more than satisfied feeling of having seen the whole medina in one day.

Really kind staff that prepared on the last day a breakfast package as I was leaving before breakfast time. Always available for any assistance needed. It’s very close to walk to the different sights from the riad and actually quite easy to find. Look out for the red signs guiding you to a panorama restaurant. And then the actual street of the hotel has a dead end but it’s the one in front of a nice door with blue tiles.
Everything was great. Be aware of and refuse people on the street for guidance. They will immediately approach you when you make your way as it’s a quite area and suitcases are easy to hear. Also the riad does not provide shower gel, good to keep in mind ;) I had my own with me so it wasn’t an issue but may be a little improvement that can make a great difference for someone.

Incredible stay here. The Dar is absolutely beautiful. The room is exactly as pictured, super clean, comfortable, spacious, and quiet. The bed is big and comfortable. The terrace is lovely. The breakfast was great. Everything worked. Aside from all that, the staff are fantastic. I had the pleasure of meeting one of the owners and managers of the Dar. He shared the inspiring story of how they transformed this historic house from a forgotten place into a beautiful authentic Dar to receive guests from all over the world. He spoke with such passion and hospitality it was so amazing. I will definitely stay here again. Book it, you won’t regret it.

This riad is incredibly beautiful: if you want to feel the spirit of a real historical Moroccan building, rich in carved doors, mosaics, copper pieces, musical instruments, and glass lanterns — this is the place. Your soul truly rests while having breakfast or quietly reading a book in the peaceful riad. Service was very good — kind communication and patient staff. We arrived late at night, and they greeted us with great hospitality. The room was a bit disappointing: we thought the terrace was private, but it’s shared and directly above the room, so you can sometimes hear chairs being moved. Also, laundry (washing is €5) may hang near your window, which brings a slight damp smell, but it doesn’t ruin the view — even if it's through decorative grilles. (The photo with green tiles is not the terrace, but the rooftop level where the room is located. I didn’t upload a photo of the actual terrace — it’s beautiful.) The hairdryer worked great, the shower too. There were hangers in the closet and a large, comfortable mirror. The location is perfect — right in the heart of the medina, with magical narrow streets just outside the door. I recommend staying here for the beauty and comfort. Thanks to the riad team!

Absolutely happy with this find, apparently the Riad is very new. I was happy with the help of the stuff they came and pick up my luggage from the five minutes away parking lot. We came a bit late so they offered to serve us dinner, which was very delicious for the price, special thanks to Omar and Tarik for the hospitality.

If you really want to spend a few nights in the old town of Fes, consider this place as it is a decent choice. The room was very clean and it was also very spacious unlike many riads in Morocco which offer a closet-sized rooms as they are defined by the overall building sizes. Very clean everywhere, but a bit chilly in winter. I had to use AC for heating and because of the room size it was barely managing to heat up the entire place (i believe ishould have turned it on a little earlier that day to warm the place up by my return). There was no smell from the shower drain as the room is located on the top floor but it was clogged up a bit. The bed was very comfortable. Also the place it very close to everything in the old town and also very close to the parking lot outside. Just use google maps and you'll get to the place without issues.
It's not the fault of the place but it did not like the old town that much and if you prefer to stay here you'll have to get taxi for each and every ride anywhere unless you have a car. The old town is worth spending one day but for the rest of the stay (if you have a few days in Fes) you'll be tied to this place. Didn't try the full -featured breakfast, only got a breakfast to go as i was leaving early. It was a poor set of a couple bootles of water and two packs of cookies. Breakfast starts at 9 and if you stay for 1 night and also plan to leave early get some food from grocery store as it won't suffice.

Welcome tea was nice, breakfast was good and plentiful. The riad has beautiful interior. The rooms were large, clean and spacious. Riad is in a safe, quiet location. Staff was very helpful. There was usually someone at reception to ask for assistance when needed.
The shower in our room could use an update. There was nowhere to put toiletries in shower area so made it a bit awkward. There was also no curtain or barrier between shower and rest of bathroom in our room so the floor gets wet. Hot water tends to run out. Disclaimer: This issue was not unique to this riad. We came across it in other accomodations as well. The riad is a little bit further away from the main medina where the shops and restaurants are. Ok if you don't mind walking 10-15mins.

Exceptional Riad Experience in Fes!I had a fantastic stay at this charming Riad in Fes! The accommodation exceeded our expectations in every way. Friendly and helpful staff, especially Tarik, who went above and beyond. Comfortable rooms with clean bathrooms.Delicious breakfast. Stunning view of the medina from the terrace.Beautiful nighttime and early morning views.Traditional Moroccan tea served in the evening was a lovely touch.Warm welcome and good communication in English. Perfect location, walking distance to Medina and main attractions.Convenient access to taxis, local buses, and ATMs. This Riad offers exceptional value for its price. We highly recommend it to families, friends, solo travelers, and anyone seeking an authentic Fes experience. Absolutely! If I ever return to Fes, we'll definitely stay here again.
