This was our second night. 2 separate bookings that proved to give us an opportune comparison. Breakfast was good but not as good as the previous day's. There were several items not provided on Monday morning as opposed to Sunday morning. This was a shame because there appeared to be as many people staying on both nights.

The hotel had accepted another private booking well allegedly 3 additional private bookings which meant, yet again the swimming pool would be absolutely choc a block and totally rammed (with some fully clad people in attendance for communion). People were already in the swimming pool at 7 am and with 3 private events on the go, the hotel's swimming pool was not being used solely by the residents. I think that people should be warned when they book their stay. It's only fair. It was nudging 28/29 degrees in Gubbio on the Sunday afternoon and we had really been looking forward to being able to use our hotel pool.

Breakfast was absolutely 💯. Absolutely one of the best breakfasts in Italy and you could have it from 7.00 am. Brilliant. The young man, on reception in the evening, deserves a special mention. He was very helpful.

We arrived on a Saturday at 4.30 pm. There was no room around the swimming pool. A child's birthday party / private event at the hotel was in full flow. Not only was the swimming pool full of people but so was the 'overspill grass area' around the pool which was full of fully clad people. This was the first of 2 consecutive nights' stay under separate bookings. Review 2 to follow.

The room was comfortable and clean. the best features of the hotel were the location. In a quiet area with a beautiful pool and shady large patio and grounds. Perfect place to relax quietly and near beautiful Gubbio village.

The bathroom shower was small and the toilet situated a bit strange and the bidet has leaking water from faucet, but otherwise everything was very nice.

Great atmosphere, not touristy, extremely friendly and hospitable staff! Really spacious and clean hotel with a lovely pool area.

Beautiful place and location, quiet street of Gubbio with a nice landscape on the mountains, nice garden and pool, rich breakfast with a super nice lady taking care of our needs
