My husband and I celebrated our 30th Anniversary here! They made us feel very special and welcome from the moment we arrived. Sabine showed us our room and explained in detail all we needed to know. Sabine and her husband, Philippe were very personable as well. Leo, Philippe's son, had a delicious spread of croissants, baguettes, fresh preserves, freshly squeezed orange juice, yogurt, fresh fruit and extras each morning. He was a delight and full of personality and very accommodating! I should also mention the coffee was AMAZING!! The location is minutes from the Eiffel Tower and just far enough away from the hustle and bustle that the area feels quieter (which we personally liked). We also loved that they kept the "old" with the "new". The room was quaint with modern amenities and a very comfortable bed! The bathroom is also tastefully done and bright, which is always nice! They are excellent hosts and I would most definitely recommend staying here for a true Parisian experience. You won't find more lovely people and they make you feel right at home from the moment you arrive! Well done Leo, Philippe and Sabine! So go ahead make your booking! You won't regret it!!

Breakfast each morning was simply lovely. Freshly squeezed orange juice, coffee and milk/cream made to our taste, a selection of bread and croissants, yoghurt, a cheese and meat sideboard, and eggs cooked to order... not to mention the kind attention of our hosts who were always ready with advice or information. In addition to this charming morning meal, the common space was kept stocked with tea, coffee, biscuits, and homemade cake at all times of the day. This well-appointed space was a pleasure to sit in and rest one's legs from a long day's walk, and perhaps seek advice from a large selection of Paris guidebooks before heading back out again. Enough cannot be said about the lovely shower: a high rainshower head, towel warmer, slippers and robes, and Malin & Goetz products. It was enough to encourage a surfeit of showering! Most of all, I'd like to commend our hosts for finding the perfect balance of providing information and advice...as well as privacy and quiet. We were able to message for advice, or ask our questions, during the day, and always received helpful answers. We were also able to count on our hosts to give us space and leave us to our conversations. In short: neither obsequious nor aloof, our hosts were simply perfect.

Such an amazing place! Beautiful building, cosy and spotless room with everything you may need (umbrella, shoehorn, rubber bath mat, etc), comfortable pillows and mattress, absolutely stunning bathroom, vibrant neighbourhood but at the same time very peaceful at night so you sleep like a baby:) bus stops in every direction are super close and this location is perfect for walking (basically you are in the city center just outside of tourists crowds). The most important part - Leo is the best host ever! Thank you Leo, your hospitality made our Paris experience truly wonderful and unforgettable!

Nothing to complain about, everything was perfect

The property is a beautiful building within 1 minute walk from the Eiffel Tower. The B&B has been thoughtfully renovated to accommodate a communal space surrounded by the bedrooms, all with ensuites. Each room is well equipped, spacious and comfortable. Saying that we spent most of our time exploring Paris, the location right next to the Eiffel Tower and the Seine could not have been better. Every major attraction seemed to be within a half hour walk. And when you return to the B&B you are encouraged to bring back wine or snacks and use the communal space to relax and enjoy. But best of all was the hosts. Family run, you really do feel like you are a guest in their house. From the communication as soon as you book, to the check in (we nearly 2 hours late due to a flight delay, but absolutely no problem) and breakfast every day. Nothing was too much trouble. Paris is magnificent and the team at Relais12bis made it even better.

The building where the bed and breakfast is located is very nice. The area and neighborhood was very nice as well convenient to some shopping and restaurants. The breakfast was wonderfully delicious. We had scrambled eggs, fresh ground coffee, fresh squeezed, orange juice, croissants, yogurt, meats, and cheeses. You can have your eggs, however you like them cooked and prepared. There were a lot of amenities in the room robes slippers, shampoo, lotion, hand soap, the shower was to die for, and the beds were extremely comfortable. The manager and his father are very friendly and accommodating we checked in early. They have refreshments in the sitting room, which is also the breakfast room with beverages provided. I will definitely recommend this to anyone that wants to travel to Paris to stay my first time in a bed and breakfast. Hotels cannot compare to the service and accommodation.

We liked everything. No complaints at all

Constant communication with the owner. Quickly responded to my questions. They were waiting on us to arrive. We were greeted like we were family. Drinks and snacks were shared with us as we welcomed to their home We did not have the correct the correct converters, so they quickly found two we could use during our stay Coffee, soft drinks, bottled water, juice were available throughout our stay at no extra charge Robes and house shoes, and a towel warmer were great amenities for the bathroom. Our bed was very comfortable. The room was very refreshing and comfortable. Very low noise level, which provided a great sleep I cannot say enough wonderful things about these accommodations! When we came for breakfast, our table was ready and the chef was eager and friendly to make our breakfast great. We loved the fresh squeezed orange juice, variety of cheese, bread and jams. We even had bottle water to take on our tours♥️. If you ever have the privilege to visit Paris, don’t miss out on this extraordinary Bed and Breakfast. They will be our choice the next time we are in Paris♥️

It was beyond our expectations. Everything was so great, so luxury, so well detailed. Rooms were extremely comfortable. Lounge area was so relaxing. There were coffee,tea, cookies, home made cakes all the time. Also wine and champagne classes let me to drink wine that I’ve bought. Breakfast was excellent. Philippe and Leo were so nice and into details. The place is just next to Eiffel.

Everything was perpect. Just a little bit noise when the radiator starts to work in the morning. And our room was next to kitchen and lounge. It was a liitle bit noisy in the morning. But definitely a small detail. We’ll come back again

We had an amazing experience at the Bed&Breakfast! Starting from the Parisian authentic feel of the apartment and ending with the lovely host, we loved everything about the property! The breakfast was wonderful, having freshly squeezed orange juice definitely surprised us! Also we travelled for my birthday and Philippe helped my boyfriend surprise me with a lovely bouquet of flowers and balloons! They also got me cake and candles which was really nice! We really felt the familiar approach and would 100% recommend you choose this property if it’s available. Would definitely stay here again and again!

1) The hotel location is amazing, 3 minutes from the Eiffel Tower 2) The sensitivity and attentiveness of Oliver, the son of the hotel owner, in welcoming us was truly top notch. 3) The breakfast is very nice and sufficient, and they can make additions according to your request, but I recommend trying Oliver's omelette. 4) It is a bit difficult to find someone in France who can speak fluent and beautiful English and communicate with people without any problems, and I congratulate Oliver on this.

Because it was a cool season, the children's room was also cool, but we informed Oliver and he immediately brought 2 floor heaters and solved the problem.

For this trip, my mum was coming along and I knew the Eiffel Tower was on her bucket lists of things to see so I wanted to get us some accommodation close by. Location is great, it really is walking distance to the Eiffel Tower. I feel I am repeating what most other reviewers have already mentioned. Everyone was friendly and attentive, you feel like you’re part of the family (and yes, I mean that in a good way!), breakfast is delicious, and of course comfortable / spacious rooms (really decent sized for Paris). This is a small BNB which means you really feel like you get to know everyone, couldn’t be further from the experience of a large hotel.

Only issue, I didn’t get to spend more time here! I hope to come back sometime.
