We loved everything about this magical place. We had the most magnificent view from the house and had everything we needed. we had coffees and yummy croissants every morning at the market shop. The gentleman was very kind and welcoming. The location is one of a kind but one needs to be aware that it is a bit of remote which we loved. Another recommendation is the beautiful beach called Spiaggia Istia. Was a great food truck down there, welcoming atmosphere and they sell homemade beautiful jewelry strongly recommend!

The restaurant on site was a disaster. The food was dry and the staff not particularly friendly. The building itself seems to have so much more potential than what is made out of it. I think the owner of the property should reconsider the kitchen offering.

It was paradise. You cannot beat the views and it wasn’t an over the top resort. It had a lot of old world charm but still modern enough to be comfortable. We loved it.

I think our only complaint would be having to pay to use the beach chairs on the private beach. In our case we were there during the low season and there was almost no one on the beach. Paying 30 euros for two chairs, every day, felt a little unfair to us — especially after the private beach was part of the sales pitch. We’ve been to many resorts and have never had to pay for access to a beach chair or umbrella

The location is phenomenal and the best part of the stay was the private beach---which we had all to ourselves for 30 minutes and even after there were only 6 people there. The staff was outstanding in their helpfulness. The room was nice but the bed was pretty uncomfortable and it felt very lonely---nobody around for all of our stay. The restaurant was exceptional---good dinners with lots of variety and elegance. We didn't make it down to breakfast for any of the days.

Beautiful and remote and the hotel was historic. Beautiful grounds. Restaurant very good but limited options. Nice store for lunch,etc.

It was end of season, so many activities limited, not necessarily their fault. Beach’s rustic.

The Location is one of a kind! If you wand busy crowds this is the wring place 😎

The breakfast was excellent with very friendly staff. The villa was nicely furbished and all in good conditions. The private beach nearby was nice, the water excellent clean. For the younger generation it was a bit hard to have no WIFI in the villa. The beach could do with some cleaning.

The views are spectacular. The facilities are very nice. The restaurant and winery are outstanding. The room was lovely and comfortable.

The dirt road was challenging, since there had been heavy rains for a week before we arrived. Many potholes and ruts. It was a very slow drive!
