The Beach House for us was great. A lovely resort overlooking Kep Beach, the location is ideal for relaxing and exploring the beautiful town. The resort has a very relaxing vibe, which flows into the spacious clean rooms. Everything was as described, super comfortable beds, pillows, linen. The bathroom was clean and working. Air-conditioning and ceiling fan were great. The pool is super clean and surrounded by sun lounges, tables/chairs with pool towels generously provided. The in-house restaurant is surprisingly good - tasty, well cooked meals using fresh ingredients, they also make the best Banana smoothie you'll ever meet too. We enjoyed our stay and would definitely return.

We spent 3 nights at the beach house hotel in Kep and had a fantastic experience from start to finish. The location is absolutely stunning—right by the coast, offering peaceful ocean views and a calm, relaxing atmosphere. It was the perfect escape from the city. The sound of the waves at night and the fresh sea breeze made it easy to relax and unwind. One of the highlights was the complimentary breakfast served each morning. It was fresh, delicious, and offered a good variety—from tropical fruits to local dishes and Western options. Enjoying breakfast on the terrace with a sea view was a perfect way to start the day. The hotel staff were warm, attentive, and genuinely welcoming. They went out of their way to make sure we felt at home and offered helpful suggestions for exploring Kep and nearby attractions. Overall, the beach house hotel offered a peaceful, comfortable, and enjoyable stay. We’d happily return and highly recommend it to anyone looking for a quiet, scenic getaway in Kep.

Pool was amazing, staff was very nice and helpful with everything, great location right at the beach and beautiful sea view from the room. Comfortable room, small but for two people enough. Nice walk from there by the sea, you can walk all the way to the fish market (it is around 2 km) or to the other side to the pier to go the Rabbit island (also around 2km) or you can easily grab a tuktuk which goes around. Staff at the front desk is helpful in organizing a trip for you. Breakfast was delicious.

Lightning in the room was a bit dark and sometimes we had problems with the water flow in the shower (not strong enough). Also the bed mattress was not super comfy.

Weekends are noisy because of ongoing motor boat rides at the sea in front of hotel Also some noise from the road but this is a minor issue compared to the boat rides Also some noise from neighbouring construction work but this will be temporary (feb 2025).

Love love LOVE the location! It's so prime -- right on the beach front! But this also means that you'll hear beach front noises during the day. Usually nothing bad, just people playing in the water and happily squealing.

Sometimes speedboats in the water do whiz by and the motor sounds get pretty loud. Although this only happens in the evening.

Excellent hospitality - great staff, great location, great large rooms overlooking the sea (get 3rd floor), excellent selection of meals and cocktails. While the rooms can use a deep clean and paint job - it has a really nice charm to it. Large older hotels like these cost $$$ to renovate. It has flaws. However, if you're not looking for perfection and can overlook some issues- stay here. It's super relaxing, steps from the beach and has a varied menu - you dont need to leave the hotel for meals or drinks (Saying this, a dinner at sunset at Vernada Hotel is highly recommended).

Large older hotels like these cost $$$ to renovate. Like many hotels across the world, many have struggled over the pandemic. Paint chipping, rusty guard rails, and general grunginess is also hard to keep up with given the hotel's location on the sea. Elements such as salt water and weather have erroding effects. Nevertheless, I really enjoyed my time here. If you're a chill, laid back traveller who can overlook the little details, the Beach House is a great place

I hesitated for a lot time before booking this because of the comments. But I'm extremely happy I did. If you want a cozy weekend away from the city, this is the place ! I expected a classic Khmer-style guesthouse but this much more than that ! First, the view is to die for. Second, the room was so cute, very calming. This beach bungalow vibe they're going for is very nice. Third, the balcony is amazing, you can have your breakfast there, enjoy a drink watching the waves crash on the sand. Its amazing. Fourth, location cannot be beaten. You just have to cross the streets to get to the beach. AND its the cleaner, less crowded side of it. Would definitely come back, I had an amazing time !

The food is a tiny bit more expensive than it should be. You have cheaper options just a walk away. But thats all !

The location is really great. Across the street from the beach.The staff were lovely. It is on the beach so it's worn a little but we enjoyed it. Food and service were wonderful. I reccomend, especially for a beach holiday.

The hotel is very central, I liked the ecstatic of the place, quiet and the pool was lovely. Also a nice terrace to chill and have a cocktail or drink.

The lights of the room were a bit dull and the mattress wasn't that comfy but overall it was good
