Clean, comfortable and great location to visit local attractions. Beautiful pool with easy access to beach. A particular mention for Ioanna who was so helpful and welcoming. We would definitely recommend the hotel to others.

The hotel is located practically in the city center, right on the beach, and for Sarande (which is very crowded and noisy), it's relatively quiet. Unless there's an evening party at the club next door, it can get noisy until 2 a.m. Rooms with a sea view offer beautiful views of the bay and the Greek island of Corfu (I recommend the 2nd or 3rd floor). Sunbeds and an umbrella are included in the price. Unfortunately, it's quite crowded, and if you want a good spot, it's worth making a reservation, as by 9 a.m., there are already a lot of outsiders. The beach is small, but clean, well-maintained, and well-maintained. The small but well-maintained pool is a plus. It's quite quiet, especially compared to Africans Beach Bar, which is as noisy as a nightclub. The hotel doesn't have a restaurant, but nearby dining options offer plenty of options. The rooms are comfortable and clean, cleaned regularly, and towels are changed daily. The guaranteed parking space and the staff's assistance in managing it are definitely a plus. Saranda suffers from a lack of parking spaces, and without this service it would be very difficult.

For the price, breakfasts are very monotonous and the selection is very limited. Espresso coffee is available for an additional fee (€3), which we haven't experienced in other Albanian hotels. There are no juices, and instead, artificially sweetened fruit drinks are served. This is definitely something worth improving. If you're looking for peace and quiet, it's worth noting that a ship departs every hour from 6 a.m., giving a signal and being quite noisy. In the evenings, there's loud music from the Africans club next to the hotel and party boats. However, these are the perks of a hotel in a popular resort and close to the city center. Closing the window at night makes it quiet enough to get a good night's sleep.

We spent 12 nights at the beautiful Vila Kacuni with my wife, staying in the top-floor suite (the most expensive room). 
The room is spacious, very nicely furnished, and always clean. We did step into other rooms as well, and they are equally very nice and clean. The housekeeping ladies do not speak English, but they are always very kind and keep the entire hotel and rooms in immaculate condition. The courtyard pool is a great experience, with a children’s pool right next to it. Both pools have fun features, although they are turned off most of the time. When they are on, they work well and are enjoyable. When you ask for it, the staff turns them on. If you get a room with seaview, you won't be disappointed. You see the entire bay and also the sea. The sound insulation is sufficient, which is important, because in every hour a ferry goes towards the Greek islands very nearby to the hotel. There are party venues near, playing loud music at evenings, but again, your room stays quite silent despite of this. The location is excellent, situated directly next to the beachfront. The beach is not for the exclusive use of hotel guests, but it is free for them to access and use the sun-beds. There are several restaurants and grocery stores at the very close proximity, so the guests can access any of these in minutes, just by walking. 
Parking in the courtyard is safe, although sometimes it's crowded and hard to navigate in and out with your vehicle. Breakfast is sufficient, although rather constant—and frankly, the breakfast experience does not live up to the otherwise high standards of the hotel. There could be soft, relaxing background music, more variations in food. They open at 8, what was proven to be late for many of us, who wanted to catch the ferry to Corfu, leave for excursions, etc.

Our stay at the hotel was absolutely wonderful! The location is perfect – very close to the port (ferry), the city center, restaurants, nightlife, and parties. The hotel facilities are of a very high standard, and it’s one of the few in the area with direct access to a private beach at no extra cost. This is a popular beach where outside guests pay for sunbeds and umbrellas, but hotel guests can enjoy it and all its facilities for free. In addition, there’s a large pool right next to the beach, where you can relax and enjoy the stunning sea view. The staff were friendly, welcoming, and always helpful, making us feel right at home. We enjoyed every moment – we will definitely come back!

We loved everything and didn’t miss a thing.

This hotel was amazing. It’s a little pricey for Albania standards but worth it. The pool was really big and never crowded. The beach with private chairs was perfect. They fill up quick but we never had an issue finding one. Having the pool and beach right outside your door is incredible. You’re also just a few minutes walk to the ferry port that takes you to Corfu and there are plenty of markets and restaurants close by. We actually ended up booking an extra night because we loved it so much. The breakfast is a huge spread of options and the room and balcony was comfortable and spacious. We parked our car in their gated lot and walked everywhere after that which was perfect. If you’re considering if it’s worth spending the money, do it.

The location of this hotel along with the staff and facilities are all excellent! They are very kind and helpful with all regards to if we needed to book anything or rent a car or even borrow a towel ☺️

The beach in front was not really looked after very well but I think that was more the fault and job of the beach bars/cafes on either side, there was a lot of litter/plastic left just lying around the beach. The toilet in our room also has a little issue of the water running after a flush but we figured out a way to fix that!

The hotel itself is beautiful and the property is set up nicely with a pool and separate large room for breakfast. There are lounge chairs set up right on the water which is a very short walk as the beach front is part of the property.

Our shower head was broken so we had to use the separate sprayer to shower. Not a big deal. The only complaint I have which is partially my fault is shortly after checking in and paying, I realized we had paid for 3 nights. I checked booking and yes I did choose 3 night stay. I asked if we could be refunded the last night. They said no being they have a no refund policy. It was definitely my error but I would have appreciated the understanding of my mishap. So we paid 3 nights but stayed 2.

We had an amazing stay at the hotel. It was absolutely fantastic , clean, modern, and located right by the sea with breathtaking views. The room was spacious and well-equipped, offering everything I needed for a comfortable stay. What truly made the experience unforgettable was the staff. Everyone was incredibly friendly, professional, and always ready to help with a smile. The breakfast was delicious, with plenty of fresh options every morning. The hotel also had a lovely private beach area, perfect for relaxing.

I recently stayed at Vila Kalcuni and had a fantastic experience! The hotel is ideally located, offering stunning views of the sea and easy access to the beach. The rooms were immaculate, spacious, and elegantly decorated, with all the amenities needed for a comfortable stay. The staff went above and beyond to make sure I felt welcome, always providing friendly and helpful service. I especially enjoyed the delicious breakfast each morning, featuring a variety of local and international options. Vila Kalcuni truly exceeded my expectations, and I highly recommend it to anyone looking for a relaxing and enjoyable getaway.

Family run business. The pool is exceptional and the staff kept the pool area very clean and the water was clean. The beach access was very nice too with plenty of chairs. The lobby could use some attention but the rooms were clean (we had an an ocean view room) with a nice size bathroom. There is also a bar at the pool and the staff was attentive. There is also water jugs in the hallway for customer use. Private taxi service is also a perk.

The breakfast could be kept up better throughout the morning. All of the eggs and sausage was cold but overall it had a nice spread of options.
