Excellent new hotel. Cozy rooms. A plentiful and hearty breakfast. And an absolutely stunning sea view.

If only there weren’t any Russians here, it would probably be the best hotel in Kobuleti. Their presence really ruins the atmosphere.

Location is very good. The view from the room was great. Breakfast was good. Meals during lunch and dinner were good, but some Georgian meals were were well overpriced.

1. Internet was very bad; 2. You can’t call yourself a 5-star location if you can’t afford enough chaise longues and are using the EU pallets. Some people were “reserving” chaise longues very early in the morning and by 9:30 you have a chance not to have even umbrellas; 3. The balconies are dangerous, especially for little kids; 4. Three days out of seven we had to remind about bottles of water in the room.

Good food in the restaurant and .helpful staff . Excellent location away from noisy places. Pet friendly and non smoking hotel. Comfortable beds and pillows. Fantastic view from the balcony

Door locks are complex and not convenient to use. Bedding was not changed during whole stay of 1 week. Unclear information misguidance about gym facilities (gym accross the road is not in possesion of the hotel, it is required to call third party to access as it was locked). Barman in the sky bar should more friendly and smiley to guests, not saying hi, bye, nothing at all, not properly servicing either.

Everything. I treated myself to a luxe lair after cycling the length of Georgia, often staying in basic guesthouses (and a couple of fantastic guesthouses, too). But this hotel was luxurious—-modern, stylish, clean, comfortable, welcoming and lovely staff, a huge room with a giant balcony overlooking the Black Sea. A great shower. Robes. A very good lunch and an excellent breakfast. A welcome bit of luxury after some harrowing rides on Georgia’s roads and their often demonic driving. Frazzled cycling. The Magnetic was a welcome antidote of quiet and tranquility, with the sound of the sea. Pricey but worth it to this frazzled round-the-world cyclist. Madloba! Michael Himes

Everything was fine, nice breakfasts, comfortable beds. Good staff.

The beds’ linen was not changed during 5 days’ stay. No walking pavement to the city, you have to pass about 200 meters using the road where the cars drive. And the worst thing is boats which run to and fro while you swim with small children 5 meters from the coast, it’s not safe at all and the smell of petrol is disgusting.

Amazing experience in Georgia! This newly opened hotel looks even better than in the photos! Everything is well built according to a European standard and perfected to the last detail. The backlit panels you can see in the photos are in fact very thin layers of stone, nothing is faked and everything feels very premium. We had a room with a large balcony and a view of the Black Sea. The rooms were spotless and what was important - they had a private beach which they cleaned daily. What is most interesting - the beach has magnetic sand which doesn't appear almost anywhere else in the world and it will even stick to your phone in small columns! They use it in the spa procedures, but unfortunately, we didn't have enough time to try that. The hotel is located within walking distance of everything in Kutaisi, but it's not directly in the center which we saw as a big advantage. The restaurant in the hotel is imho the best in the town. They even have a private baker on the property and a collection of local wines - as we understood curated by both local and European sommeliers. Both management and staff were extremely helpful and consisted of locals and professionals from Europe. They recommended a trip to nearby thermal springs, which we haven't found anywhere online, and also a local market, where we bought produce from local farmers. We got there in a rented car. It's easy to find the hotel and the parking is guarded 24/7 by security. When you are in Georgia in general, this is a must-see spot. You will get a 5* hotel experience for which you would pay thousands of Euros in European resorts. If you consider staying in the area, I definitely recommend staying in here.

Pros: The view from the balcony was stunning and very relaxing, whether it was sunny or raining. The cleaning lady was absolutely wonderful — so kind and thoughtful, always coming during breakfast time so we wouldn’t be disturbed. The bed was very comfortable, breakfast had a good variety of options, and the private beach with sunbeds was a big convenience.

Cons: The bathroom had no ventilation and water didn’t drain properly, so the whole floor stayed wet after a shower. The kitchen wall had some oil stains, which took away from the fresh look of the room. Also, there were no insect screens, so in the evenings with the window open, a few bugs came inside.

This is the 3rd time we stay in this hotel. Hopefully we will come again. They are improving the facility every time we go. The staff are very helpful. We had lunch in the restaurant. The staff are well trained. The food is fresh and delicious. It is affordable bearing in mind you are eating in a hotel. They gave us early check-in which was great. The safe was not working and they fixed it as soon as we asked them. They have a massage at an extra charge, and it was very good. It has its private beach.

More umbrellas on the beach would be helpful. They clean daily. Some cleaning staff were more diligent than others.

Really enjoyed my stay here. The staff were super friendly and helpful - it made a big difference. Everything was clean, and it was a huge plus that I could stay with my dog. The beach is literally right outside the hotel, which was amazing. And the view from the balcony - just stunning! Yes, there are a few unfinished buildings nearby, but the hotel’s territory itself is beautiful and very well looked after. I even saw one of the guys carefully watering the plants - it was really nice to see. Overall, great experience!

One small thing - it would be great if the gap in front of the balcony railing could be covered. It feels unsafe, especially for kids or small dogs.

This is a top location - first line, we had a sea view. The staff was very nice (maybe with one small comment - see below). The room was big, clean and cozy. There is a restaurant and bar, both were good enough (although not that cheap). In general, we had a great weekend, I can recommend it for families.

We were traveling with 2 kids, so we asked for a second blanket for them, but the staff failed to provide for some reason, although we contacted them and reminded them about it a few times. This is weird given the hotel was half-empty. Also we went there in June, and it was not crowded. Probably, it is much more crowded in high season.
