The room is nice and modern, equipped with air conditioning and a small refrigerator. We were also satisfied with the bathroom. The breakfast was really varied and tasty, the staff very friendly.

We arrived at check-in time, but unfortunately there was no one there. The lady who welcomed us came after a few minutes. Check in was quick and without problems Room 101a, which we got, does not have a good location. It is at the beginning of the staircase and you can be hear every guest. Our door kept rattling when they opened the front door, so we had to put our bags down. The room is above the kitchen, the music woke us up at 7:00, although we could have slept for another hour or so...

This is a restaurant with hotel rooms above it. Because it is primarily (I think) a restaurant, the breakfast was excellent compared to most. I thought it was part of the B&B hotel chain but it isn't -- which explains why it doesn't show up on Google Maps (it shows as Ristorante Bertani which is for the restaurant). The hotel portion was clean and modern with free street parking available nearby, and included free water bottles in the fridge.

Minor issues with shower faucet leaking, could use some attention, hopefully fixed by the time you read this.

Very clean and fresh room which seemed to have been recently modernised with new tiles, modern fittings, motorised windows etc.

It was one of the most hot days of the year and the AC was not as powerful as it could have been for the size of the room and the day. We needed to get a second keycard to ensure that power to the room is not interrupted so the AC could do its job and cool the room from 37C to 25C.

Facilities were spotless clean, conveniently located and very nicely decorated. In 44° heat we had a restful night sleep due to the aircon which kept the room cool.

Food was a little less than expected in the sense that there were no plain Croissants, just jam or chocolate filled ones. there were also flies on the pastries, I realise this is normal to people here in Italy but in Ireland we wouldn't consume anything that has flies on it. Maybe placing them under a net would prevent this.

This property sits on top of a wonderful casual restaurant, that was not noisy at all. It is extremely modern, with a great shower, everything automated (shades, etc.), and a very clean feeling. You can order anything from the restaurant’s buffet for dinner/snacks and then take it upstairs. In the morning, breakfast is included. Staff is extremely helpful and nice.

It’s a little bit out of town for people who were intent on exploring Modena, but easy to get there.

Staff was lovely, room was clean and beds comfortable. For breakfast it is possible to choose from the cafe buffet and we ate abundantly. It was nice to have a mini bar in the room too.

Some noise from restaurant downstairs at night, not sure if a motor or something like that. For guests who are sensitive to noise while sleeping I would suggest to bring some earplugs. Everything else was great!

Breakfast is all-you-can-eat style, served by waiters with a very nice selection of croissants, danishes, cakes, as well as sandwiches and antipasti. The room was modern and clean.

The restaurant was fully booked for the dinner when we arrived (Friday night, all-you-can-eat seafood buffet) and we had to sit outside (they had to turn on the heating as it was rather cold). It is a shame they had not asked in advance if we wanted to book dinner as hotel guests.

Accommodation was very clean and modern and rooms were quiet, we had a good sleep. The breakfast was amazing and delicious. The staff was friendly and helpful. Good parking space and location, motorway near by, easy access to Modena, Maranello and Bologna. Highly recommended! We loved it! :)

We spent here 1 night but our stay was really satisfying. Modern, clean and very comfortable room. Very nice and hepful staff. Restaurant located on grand floor serve very good breakfast. You can also eat lunch here. Many local people coming here for lunch so seems they really like this place. Hotel is located less than 15 min by car to Old Town and Enzo Ferrari Musem. I strongly recommend this place.

Spacious and clean. Good value for money. Staff are super friendly. Breakfast although isn’t buffet but the bread and croissant are freshly made.

The bedrooms are kind of “empty”. Some pictures on the wall or a cabinet will make the rooms more cosy and homely
