Very friendly and helpful reception staff. Comfortable room. Easy free parking right in front of the hotel. Just a short level walk and you're in the lovely city centre. Would be impossible to improve on the breakfast which is buffet style - probably with the widest choice I've ever come across.

The bathroom was tiny but that didn't deter them from still trying to fit everything in - toilet, bidet, shower, wash basin - all of which was of excellent quality...but you just couldn't move in there. Would probably try to book something better than the basic room next time to resolve this, but would not be deterred from staying again even in the same room!

The hotel room which I stayed at was modern, adequate space and always kept clean by the hotel staff members on a daily basis. The breakfast was very good as there was a large variety of different food to choose from compared to most other hotels I have stayed at when abroad. The bathroom was mostly good. The staff in the hotel whether it be in the restaurant or in the reception were always happy to help with any information or assistance needed.

The only aspect I didnt like so much was that in the bathroom the shower cubicle when stepping inside was rather tight and not spacious even for myself who is of a slim bodyshape!

All in all, it was a positive experience. The hotel is in a walking distance from the center, there is a supermarket nearby, the parking is free. The breakfast was very good with a great choice of cakes (I wanted to eat them all). I always appreciate a fridge, a kettle and some free water, coffee and tea in the room. It's a nice budget stay.

One should understand that this is not a fancy hotel, the surrounding area is just normal residential buildings, the views from the window are what they are, but I think it's good for its price.

Breakfast is excellent, lots of variety of food. The location is good, 10 minutes walk to the center. Also, a 10-minute walk to the bus station where the bus to the airport and the bus to the central train station stops. The staff is friendly. The hotel is clean.

Wifi is weak, cannot be used in the room. In front of the hotel is a small garden, which could not be used even though it was sunny, because it was not furnished. The shower cabin is small, the water pressure is weak when using hot water.

Friendliness of staff, location, price, cleanliness.

The breakfast, it was honestly the worst we’ve ever had anywhere. Wide variety of food but it was all low quality / flavourless. Rubbery eggs and bacon etc even the coffee was undrinkable. Everything else about the hotel was good especially considering the price, but please do improve breakfast, perhaps a smaller selection of food that is higher quality. Or maybe change your supplier.

Breakfast is excellent for a hotel in this price range. Also the free parking is a huge plus, that's why we chose this place. It is within easy walking distance to the town center within the ZTL zone. There are very few hotel options if you have a car and want to be within walking distance to the historic town center, and Tiby fit the bill perfectly and at an affordable price.

- The best breakfast we had in any hotel ever. In January 2024 there was a machine to make your own fresh juice, then to make fresh squeezed orange juice. Good coffee machine. There was honey from honeycomb, pistacchio cream and usual jams. Freshly baked pancakes, a lot of cakes. Focaccias, pizzas, good meat options, eggs, bacon, fruits... All in all, it blew my mind because of variety of choices and because in Italy you usually only get sweet and tiny breakfast. Completely amazing! - A lot of parking spaces, easy and convenient. - The first floor, where I room was, was fully renovated and our room was clean and tidy. - Walking distance to Modena city center. - Affordable price (compared to the market prices).

- Our room was cold (in January), but receptionists increased the AC temperature when we asked them. - We didn't mind at all, but be aware that this is close to some military camp, so it wasn't the prettiest surroudmnding ever.

I booked the economy double room for one person. The room is quite good, daily cleaning and other facilities. The staff is so good. Breakfast is quite tasty and there is a lot of space to sit.

Well, I felt that the Weather was still cold and rainy so in the room, I felt a bit cold at night because the blanket sheet was quite thin.

It was easy to park on the street right in front of the hotel (during the week), very kind staff. Breakfast was very good and 100% worth it, many options of salty and sweet, including some hot options. Walkable distance from the city center and all sights. Good blackout for lightsleepers! I would recommend to place some chairs on the balcony, it would be great.

The neighbourhood might feel little strange in night but everything was alright, it was just my feeling and have nothing to do with the Hotel of course.

We booked a budget twin room, for 1 night stay. The room was clean, with plenty of shelves and a desk, a tv, and a small terrace with a very open view (8th floor). Blankets and abundant fresh linen provided, kettle for tea or coffee, and breakfast downstairs was included. The ensuite bathroom was a tad out of date esthetically, but it was definitely a good stay overall. Bonus, although it seemed a very quiet neighbourhood there are a good pizza and a sushi restaurant just round the corner.

The hotel was fully booked, so we were left desperate for spoons at breakfast ;)
