A very nice small hotel that has good rooms and it's own bakery to have a breakfast in. Rooms were clean and staff was exceptionally nice. Parking available in front or back of the hotel.

Not a big issue and maybe only in the room I stayed in but you could hear everything that was spoken in the next room and also some of the kitchen noises when they started baking the bread in the morning. Smell was at least very good :)

Being able to leave the car and walk into San Dona or along the river. Was well situated to find a restaurant for dinner and good bars/ice cream parlour close by. Breakfast was especially good with fresh baked pastries, would definitely come back if we are in the area again.

Busy road on one side but it didn't disturb our sleep at all, so not a problem.

Although we loved the cafe/ patisserie where we had our breakfast every morning, I think it’d be nice to offer a greater variety for breakfast apart from toast, juice, and croissant.

Hotel is pretty new and modern. Room is well decorated, has all what you need. Bed is big, very comfortable, 2 pillows to choose. Bathroom is very spacious and well arranged. Wifi is good. There is minibar, enough towels also. Parking with enough space. Really better than expected. Breakfast is in ground floow pattiserie (its public use, always full of local people), pretty simple, but quite nice and I can say we were satisfied.

Price is generally little higher than expected since the location is small town, not tourist zone. Anyway all prices generally are increased in this year, so I can not say it was too bad, just we need to get used to new prices (I suppose "normal" price would be 60-70eur before this price increase due to high costs of everything). Room key is regular key, not a card, quite surprised in 2022 to see it (funny).

Very clean facilities, a lot of parking space in front of the hotel, the food in the restaurant was amazing (not included in the price of the room tho). I forgot my charger in the room and I got it back next week when I came back, super happy about that!

Hotel is located by the road so traffic can be disturbing for light sleepers.

Room was too warm as they couldn’t turn the AC on until may due to government laws but no their fault! The window fully opened so that helped

The hotel was new and clean. Half an hour away from the center of Venice. in a quiet area. There is a cafe on the ground floor. provides services to external customers. You have your breakfast in the cafe.

The rooms are a little small but that's not a big problem. Since it is on the side of the road, there is a lot of vehicle noise, but if you keep the windows closed, there is no problem.

Great location and reasonable close to train station and shopping.

Great breakfast at their own pasticceria but breakfast is not included in room price :(

Well positioned small hotel. Big monitored parking. You don't need wake up service. Beautiful scent from pasticceria will wake you up for sure

Nice place, large parking and pasticeria you cannot cannot to others around and further.... Our second time here

From 5am I was suffering because beautiful smell of baked cakes for pasticeria 😅 fulfilled our room
