The location- we were able to get a regional train(one change) and it was right beside the train station (underground so you don’t hear it). The trains are really cheap and double decker. It is also close to the 990 bus, that takes you over into town. We had a 4 bedroom apartment with a wrap around balcony. This suited us as a family. One bedroom and we were able to separate the beds. A sofa bed that could be a double or two singles.The kitchen was good - with a fridge freezer( we froze bottles of water to carry). Air - conditioning so lovely and cool. The pool was nice. Also a reason we chose this aparthotel, but you need to be organised and book a slot. It did mean that you got seating and it wasn’t overcrowded. There is a restaurant next door that does not appear on the Google maps but it is big, affordable and right next door. There is a supermarket about 5 - 10 minutes walk away.

As the apartment is for 4 people, it could just do with an extra table and chairs for outside as it was only for two. The microwave turntable did not rotate when it was on.

The staff were very friendly and helpful. The apartment was spacious, comfortable and well equipped. In the local area can thoroughly recommend Altrogiro restaurant - food was delicious and staff very friendly.

You have to book 2 hour slots for the swimming pool. This in itself isn't a problem but when you're heading out for a full day of sightseeing at 9am and the pool doesn't open at 10am its a bit tricky to book and also lacks flexibility. Also, slightly further out of the city than we realised. You can get a train but not on the metro line.

Good location about 15 minutes by Train into the city and very accessible to metro. Lovely pool.

The hotel was in the process of being redecorated - we had an older room which needed some attention ie blown plaster in the entrance area by fridge and could do with a coat of fresh paint but overall clean and good space lovely patio area

The location next to a train station is very convenient. Both the station and the railway are located underground, so despite close distance, there is no noise from trains whatsoever, which is nice. The restaurant nearby serves delicious food. It is worth to visit it more than twice, because everything tastes great. It is very convenient solution to have something between a hotel and an apartment. Swimming pool is nice and the water is clear, which is nice. The swimming pool is nice, but small and shallow (about 1.4 meters deep). Water is salty, so no chlorine inside. The rooms are very spacious. There are also big terraces. There is equipped kitchen, which is nice, because you can prepare some meals on your own.

I would like to be able to have lower temperature in my apartment though. The air-conditioning was doing acceptable, but not perfect. At around 6PM there is indeed that situation, in which a nearby restaurant (delicious food by the way) turns on their oven, and then for the following 20 minutes a black smoke flows toward the swimming pool. Apart from that moment the pool is nice. Mind that you would have to pay additionally for cleaning your room. If you want to go to the swimming pool, then you need to either have your own towel, or pay for rent the towel from the hotel (you are not allowed to use your room-towel at the swimming pool). I do not find it as a problem, but it is nice to be aware of it upfront.

We loved the size of our appartment, as our children are 13 and 15 years old. Also the coffee on the huge balcony facing to the pool was a nice start of the day. The staff was really helpful and the breakfast very consistent. Children don't pay for breakfast until 16 years old, also very good offer for families.

The train skedule was a little bit confusing as not all the trains stop at Rome Balduina station. You have to be sure is not a fast one and it stops there.

As described, friendly staff on checkin, cleanliness, spacious, view from balcony, pool area. Would recommend for a short stay up to 1 week max and such a nice walk down what seems to be the old railway line just by the hotel up the hill

No drinking facilities around the pool, toilets by the pool not accessible when we were there (Sept 2024), location from rome centre, Vatican is a little too far for walking, we did it a couple of times but a long hard slog and uphill! so bus route or taxi (I used uber app) but 15-25 euro each way depending on time

The property is well maintained and just outside Roma Balduiana Train station. Very convenient location as it is only two stops away on the train to Vatican City and all other sight seeing places in Rome.

The property took a security deposit of EUR 50/- on checking in and it has been over 8 days since check out and the hold is not released. This is not professional customer services as the money is charged/ placed on hold immediately as deposit but it takes over 10 days for the Hotel to inform the bank to release the hold. On checking with the property they advised that the process and security deposits amounts placed on hold is released by the hotel only after 10 days of checkout.

Very clean and great for a family of 3. Enough space to have comfort and privacy when needed. The pool is very small, the rooms were not cleaned once during our entire stay. The convenience to the train and metro was great.

The room was exceptionally noisy! Someone was literally having a party in the room above us at 3:30 am and then they were up again at 6 am! They kept waking us up three nights in the row. Would not stay again, as it was super noisy all over. You could hear the guests above and beside talking, watching TV, etc.

The room was very spacious and very comfortable. It had 2 big closets for clothes. There was a kitchenette in the room with full equipment, i.a.: cooking hob, fridge, dishwasher, sink, dishes and cutlery, nespresso coffe machine, drip coffee machine, electric kettle. The balcony windows were equipped with electric rolley blinds. The room had very good air conditioning. There were also: tv and a radio device in the room. The reception desk is open 24/7 and the staff was very helpful including granting us a map of the neighbourhood with shops, bus stops, train connections etc. Generally it is a real hotel which offers additionally a kitchenette and balcony in each room. I can fully reccomend it to everyone who wants a comfortable, but standard stay with an attitude to sightsee the city.

There was a small crack in the roof above the balcony and the balcony was flooded by rain each time it rained.
