Located in open countryside (albeit on quite a busy road) the property, a tastefully converted far building was superb in every way. We were greeted most cordially by the proprietor, who spoke excellent English, and who could not have been more helpful. Our room was large, light and beautifully fitted out. Our pre-ordered breakfast was excellent.

Some 'refreshment' on arrival, after a long drive would have been most welcome.

Incredibly kind and gracious innkeeper who went out of his way to ensure my family enjoyed their stay outside of Modena. The B&B was very close to our tours of a parmesan cheese factory, balsamic vinegar producer, and the Pagani factory/museum. The breakfast was fresh and abundant. The yard was great for my dog, and the owner offered to close the gates to allow him to run around freely. :-)

The commute into Modena was a little longer than anticipated due to traffic congestion.

The owner is very friendly, we had a lot to discuss, he helped us with suggestions of what to do in the area and also called at locations to make reservations for us. The breakfast consisting of croissant, jams, fruits, coffee, orange juice, yogurt are as expected and more than enough. The rooms are clean and all amenities are there. The location is a renovated italian farmhouse, very nicely done (kudos to the wife!). It preserves the sould of the house and the garden is very nice as well.

Nice and clean B&B with big, comfy rooms, good italian breakfast and very helpful host. Location is great as starting point for exploring different towns and borghos in the surrounding.

The room was lovely. Very romantic! Quite. Great size. Breakfast was great! The host couldnt do enough. Recommended The flamingo for dinner just up the road. Great food !!

It was on a bit of a blind bend which was tricky

The property is conveniently located and very clean and welcoming. Lorenzo was exceptionally helpful in guiding us to the local attractions and venues of interest. We very much enjoyed our stay

Lovely period. intersting house with a good story. Decoration in room and throughout in keeping with the property. The host was very friendly and made sure everything including breakfast was to our satisfaction

There were a handfull of anoying touches that wouldnt take much to rectify - The showere head was a little blocked. The shelf in the shower was hanging off the wall. A kettle provided but only tea, no coffee or milk. These are only minor points - perhaps opportunities for improvement than dislikes. Felt perhaps price was a little high compared to other hotels in the region.

Friendly and personal service from Lorenzo who is the owner. Comfortable and very clean rooms, bed and bathroom. Although you would think that it could be noisy as it’s close to the road, it wasn’t at all. I found it to be very quiet and slept like a baby.

The upper room was a little warm in mid-july heat. Area is not necessarily beautiful but it was nice enough for a good and comfortable stay.

The breakfast was as much as what we asked for. Lovely coffee and croissant. A warm and friendly service. The accommodation was spotless, spacious and comfortable. Our host was very helpful and booked us into an excellent local restaurant for our evening meal.

Nothing to dislike.
