We liked it that the people at the reception were very accommodating. A shuttle service was also provided from the reception to the place itself. The rooms were cozy and the bathroom is quite large.

We had to go to a different location just to check in. The rooms were a bit tight for 5 persons with 5 or more luggage. The rooms didn't feel very clean because the rug was dark and the lighting was also not very bright. Some things/ clothes were left inside the room (probably by the other guests) when we checked in. A tiny laundry area was by the tiny entrance hall so it was not very conducive to do the laundry in the property.

The staff was extremely helpful. I left my phone in a taxi, and they went out of their way to assist me, even though it wasn't their responsibility. I especially appreciate Yukiko — she was very patient and helped me explore different options to track down the taxi. I’m truly grateful for her support.

- The room was not thoroughly cleaned. Dusts were highly visible on furnitures. - Check-in process was frustrating. The check-in counter is 20 minutes away from the building. If you forget to check in before heading to the building, you have to carry all your luggage and walk back to the counter.

The room is clean and comfortable. Staff was really lovely and responsive. We have difficulty with the lights and the staff came and make sure everything is fine while we were out (it's apparently our tech issue). The bathroom amenities includes bath soak powder which were really lovely after long day of walking.

The pillow was a bit too high for me.

Room was as advertised, good for a family. Small like most Japanese apartments/hotels, reminded me of being in a cruise ship cabin.

Nothing major. The fridge door handle was wonky and I was worried it might come off and there was no space to prepare food so it was a bit tricky but for short term it was fine.

We had to collect the keys first but the reception is in the city centre and they took us to the room anyway free service so that was good. We can store our luggages in the office while waiting for the train in the afternoon and the office is very close to train station. Location of room is ok. Overall we liked it.

- all four towels have been washed but were still covered with ugly stains. Should've been replaced all. - you have to show up at a separate location for check-in (paying visitor fee in cash), that is a 10min. walk from the hotel away. pure waste of time, other hotels manage everything online.

Had all the amenities, decent size for Japanese standards and a family of 4. Walking distance to all the hot spots. Loved that there was complimentary use of the washing machine and dryer. Staff were super accommodating for a late night check in.

A bit dusty due to the carpets but otherwise clean

The location was great as we were never that far away from anything in Kyoto, and the owner was kind enough to let us keep our stuff in a storage closet the building had. This was even for a brief period after we checked out, which, along with the location, made some last-minute sightseeing adventures easier to actually do.

Good size room in great location. Lovely big bathtub, awesome to have free bath salts. Good little kitchenette.

Needs a deep clean. Although the basics of the room were clean (bathroom, kitchen, sheets etc) I noticed a significant build up of dust behind the TV and the lampshade above the table had what looked like greasy fingerprints on it. Sofa bed was very hard. Fine for our 5 year old to sleep on, but would have been uncomfortable for an adult.

A little bit out of the way but still only a 8 minute walk to nearest station. Still walkable to Tokyo station about 15 minutes

It was a bit dusty in places and dirty under the beds and there were a couple of items left behind by previous guests that had been overlooked (under bed and in shower)
