The shuttle was very useful! Without it, it would have been very inconvenient to travel to the location with all our luggage. We arrived at the end of their check-in time, and they were still very helpful and polite. Traveling with 14 high school students took longer than anticipated, and they were very understanding. The rooms were adequate sizes, and the location was very convenient. Several Konbinis were nearby, as were bus stations (we utilized more buses than subways in Kyoto) and train stations.

The mattresses were a little thin, but not bad enough to cause any back pain. We were generally satisfied with the location. Before our travel, we already had a realistic expectation of room sizes.

Great location, close to lots of restaurants and night life. High quality appliances, clean and modern. Laundry facilities were great. Felt very secure and safe

The room didn’t have a lot of space, and the beds were a bit hard and uncomfortable.

We had a comfortable stay in the room. The beds were comfy and the room has everything we needed for a few days. Clean and comfortable, and located close to one of the main Metro lines that easily connect you with Fushimi Inari, Gion, and South Higashiyama. Also, if you like to stroll for about 20 minutes, the Nishiki Market is close on foot. I especially appreciated not to be in the midst of the tourist mess, but close enough that I could walk into it.

The check-in experience is centralized in another location other that where we were staying, and a bit annoying for those not arriving at Kyoto Station, especially if you come with babies on a stroller. The "Hotel" itself is all automated, there is no personnel around, so I found it to be a bit expensive.

Really loved the location, it was SO great seriously close to everything like 10 minute walk from the station, and 15 minute walk from the Kamo river. Bike rentals were amazing too from this place and really cheap and well made and easy to use. Biked a lot around the neighborhood and along the Kamo river which was a dream come true. This place was also really quiet, had nice laundry machines too and comfortable beds. The rooms were actually really large for our group of 4.

Lots of mosquitos in the garage where the bikes were being held but it was ok, we just ran in and grabbed the bikes. Had to take out the trash which was weird, and the trash was located in the garage with the mosquitoes.

Very near to the station that makes our travelling extremely easy. Property has all we need and it’s very very clean. Highly recommended

Too many forms to fill in to check-in. Many mosquito around the registration area where my son got bitten by many mosquito that left big swollen itchy spots that lasted for close to a week. Registration area location was quite small and need to walk down many steps of stairs to get around to. Tourist with big luggage will find it difficult to check-in and out.

It was a bit of a walk from the train station to the Resi Stay admin office but we did have two kids with us plus our luggage. The office staff spoke English and were very informative about the whole process and accom rules from check in to check out.

Apt was probably a little smaller than we expected from photos. But everything provided in the apartment and the building amenities were appreciated and useful. Most of all, the location was absolutely perfect to access old and new Kyoto.

Very clean and modern, and very spacious for Japan. Central check in was nice and quick and free shuttle bus to the Hotel was a very welcome bonus. Microwave in the room, nicely equipped kitchenette. Really good toilet/bidet! Location was insanely good, just a few minutes walk from bus, metro and Gion district and generally just a really pretty location.

The door that separates entryway from the room proper is silly. It's always in the way, whatever way you open it. Especially for bathroom exit, you always need to wrangle it twice. I was so close to unhinging it for our stay.. I don't see why you should have that door there anyways. The other big minus, which after several more hotel seems to be common in Japan.. Is no storage whatsoever. No shelves, no wardrobes, nothing but a few coat hangers. With the limited floor space it becomes increasingly difficult to live out of a suitcase, especially for 7 nights. Even in the bathroom, there was plenty wall space where one could fit a shelf to at lest put a few toiletries or a cosmetics bag, but there was nothing.

Good location away from the main central area, close to a subway station for access into town etc but over all various close walking distance temples/shops/restaurants and overall not far to walk to others and into the main town if you like to walk. Free shuttle to the location was a bonus to get us all used to the location. The reception staff were extremely friendly and informative. The hotel has limited cooking facilitates in the room (small induction hob) with a selection of pans for quick simple food preparation, plus a decent sized fridge and freezer. The building also has cloth washing and drying which is a bonus if travelling light.

Overall we have no complaints, and nothing that we did not like. Furtherly decent place to stay.

Great location, near station and bus stops, making exploring close by Gion very easy and the greater Kyoto area very easy. Room was small but very quiet and modern. Great check in process at the reception 2 min stroll from station. All details provided, could not be faulted for service Can leave bags there to start exploring before coming back and getting the complimentary shuttle bus to the front door of your stay.

The futon bed needs to be replaced. Very very uncomfortable which took away from stay for those who had to use it. Replace that, review would be a 10/10.

The room was modern and clean. The price was slightly better than most hotels of the same quality. My wife really liked the modern bathroom. They do include a driver (not a taxi, but a professional driver dedicated to working for them) to get you from the reception office by the station to the property. Another thing we liked was that the whole building is theirs. I have been in AirBNB's in some places where 99% of the building tenants are permanent and one guy is breaking his lease agreement by renting out his apartment. You can feel the resentment from the other tenants. This is not the case. Here they own the whole building. All of the other people staying there are like you, on a vacation or business trip. They have a laundry room and bicycles for rent. We would have rented the bikes if it hadn't been rainy season.

This is minor, but you have to make your way from the train station to their office. They do include a ride to the property after you complete your paperwork, but still you have to go there and if your travel companions/family are tired, that is a minor downside. The redeeming factor is that a staff member walks you out to meet the driver and the driver actually helps put your bags in the van.
