The room is big, clean and modern (USB charging point modern). We booked this for laundry facilities and it delivered. Laundry machine with washing tabs provided. The shower room doubles up as a drying room really well as it has a built in fan dryer. The kitchenette has a hob, kettle, fridge and microwave and there is space to sit to eat in the main room. Large comfortable beds and a generally really nice space.

This is a noisy area. The road running by is very busy with lots of motorbikes. The rooms aren't particularly sound proofed at all. We were also a bit unlucky that our neighbour crashed around a lot. There are no bowls in the kitchen only plates and mugs - very limited kitchenware in general. Not a bad location but not convenient for the Gion District.

The place is very spacious, especially the bathroom. Facilities for a long stay is also nice, the location is convenient with a nearby bus stop to kyoto station, making travelling around easy. The bag drop at their guest center near kyoto station is a welcome surprise to me and made it very convenient handling our luggage upon arrival.

One aspect of the location lacking though is the nearest convenience store is a 7 min walk away from the building and the bus stop. also some of the instruction on the booklet has outdated graphics.

Big room for 3 people,we stayed in 4th floor ,fridge cools as it should be ,pretty usefull washing machine inside room, with 35min cycle.luggage transfer service from their office near Kyoto station.

Check in must be done in a place near Kyoto station,no reception at the hotel. Hotel located away from main attractions. City buses outside of hotel can take you to central Kyoto and main attractions(230Yen per person/ride)

We had to pay a fee for each person even if it was not shown while booking it on the websites. A previous information would be great or direct payment offer booking.com. In the bill it was shown we payed already the hotel and all additional taxes and fees. So that was an no go. The price is still great but please don’t do that!

Spacious and clean apartment with bathroom, washing machine and kitchenette. Smooth and professional check-in in their main office near the station. ++ for the delivery of the luggage to the building without extra charge. Bus station just 20 m away.

A little far from the station. Very few kitchen tools, just the minimum. No knifes, no glasses,no plates. Obviously they don't expect their guests to prepare and eat meals other than the convenience store food. Neighbours were at times a little noisy (or is the insulation of the building insufficient?) Check-in a little late compared to other places.

Very nice family room with kitchen and pretty big bathroom with washing machine! Beds are also extremely comfortable and large. Hotel has a polite staff that always glad to help you.

One tricky things about beds are they corners, that sometimes you can’t see, because mattress covers them, and they’re very massive. It will be very nice to cover them in rubber or something to protect, especially children, from injuries.

We really liked the location and the fact that you had everything available in the apartment. The biggest plus was the washing machine and the drying system in the shower.

It was a bit dusty around the beds so my son had an allergic reaction. We had to clean all the dust in the room the next day.

We really enjoyed the room, the fact that there was a washer and it was clean! It is walking distance to the Kyoto aquarium and a beautiful park. Also, it’s only a five minute drive away from the Kyoto tower.

The address did not show up on Google and initially we went to the wrong location. The staff was nice enough to walk us halfway to the Zen location. Although instructions were provided, it was a bit complicated.

It had a washer and a dryer room, it was so convenient, they also left us 2 washing tablets for the 2 nights we stayed. the room was spacious, clean and tidy.

a bit more information about how to reach would be great. first night it was quite a trip as we arrived late in the evening and first time being in kyoto we hadn’t figured it out yet, but once we knew the buses it was pretty straight forward and well located.
