Lovely traditional home with kitchen and great air conditioning.

A bit dusty in parts. We paid accommodation tax but had to follow up to receive pin number to get in - staff responded promptly when messaged though. Would have preferred the tax to be part of the overall fee.

The room was very authentic and very well equipped and the stuff very helpful

The design and the set up is great. The location is not too far from city centre. Overall I am very satisfied.

Some corners are dusty and the toilet is downstairs only and you have to walk past the front door which to get to the toilet.

Check-in was unclear, but the rest was lovely. We had to resort to support in email, which was OK, but not the most convenient.

Spacious, clean

The check in was verg complicated and inconvenient, we needed to pay another extra tax that was not inform in advance (it was charged per persons who stay there, in reality there were only 4 people stay but they charged us for 5 people, even after we told them there were only 4 people and 1 is cancelled). We couldnt came into the house for a long time and needed to wait outside before we pay that tax. We waited for 1 hour outside the house with a lot of luggage, for the owner to give us the pass code for the door lock. But it was very hard to contact the property owner as well, as we are from foreign country and couldnt make a call. We didnt get reply email or message too. So we need to ask other hotel yo lend us their phone to solve this. This also takes a long time to process

It has a small garden and a big bath. Tatami floors. The place has a lot of potential

It was bug infested. There were spider webs everywhere. I slept in without realizing how bug infested it is and woke up with so many bites on my body. I have arachnophobia (fear of spiders) so i had to cut my stay short because of that. Also the place had an extremely overwhelming smell (like a dirty hamster cage) that would not go away. When i contacted the staff about the issues and showed them the pictures of my body and spiderwebs they said “spiders here are not venomous. These look more like mosquito bites” as if the issue was whether the spiders were venomous and not the fact that the place was filled with bugs and insects. They also mentioned that the smell is just the smell of the wood the house is made of. When i asked them to book a taxi for me so i can leave (i dont have a japanese number so i cant book online/over the phone) they refused and gave me a lame excuse about how there arent many taxis in this area so its better if i walk all the way to the main road (10~ minutes away) in the middle of the night and hope to find an empty taxi to hail at. I texted a friend in Osaka to book me a taxi and they did so i know the staff’s excuse was fake. I checked out earlier than my intended stay and went to another hotel but im already covered in bite marks all over. At least they issued a refund for the nights canceled (which i will receive in 7-12 days) This is the most regrettable thing ive done during my stay in Kyoto. It really ruined my trip since i had to break my budget to book a new hotel and deal with all the itchiness and annoyance im having.
