Location of the hotel is within most of the eateries, and it's 7 mins walk to Gyoza Street. There are a lot of bars on the opposite side of the hotel. Bottle of water is given, and a fresh one if you get your room cleaned. Room is spacious enough to open leave your luggage opened. Lots of buses on the same road as the hotel. Oya City can be reached by bus just outside the hotel on the opposite side.

The rooms are indeed old and in need of fresh coating. Carpet worn out, has skid marks, walls and furniture are scratched. No temp control. Pillow are not comfy, they're made of beads? Blankets were okay. My mattress sank a bit. The pipes are loud so I recommend some ear plugs. Hotel is quite far from JR Utsunomiya station, there are heaps of buses that come here but if you have a big luggage, then you may need to catch a taxi which is about 1000 yen and 8 min drive, otherwise walking is 24 minutes.

Great value for money on a mid-week stay. This hotel feels like it was probably built as a 4-star hotel but a lack of maintenance has brought it down to 3 stars - there's a certain feel of "past its prime" but the facilities are still quite nice. The public areas in particular are much "fancier" than what you'd expect from such a cheap hotel. Air conditioning works fine and is almost completely silent, but it is an older type with central temperature control, meaning you can only adjust the fan speed. The room is more spacious than in business hotels in the same price range. Staff are very polite and helpful, and they speak good English. Breakfast is also excellent with a wide variety of foods available in the buffet. The location is good, it's close to Tobu Utsunomiya station and JR's station is a short bus ride away.

Like I mentioned above, the hotel does feel quite worn out and in need of some maintenance and upgrades. Wear and tear is visible everywhere, and in general the place feels like it was built a few decades ago and then just left like that. I found the bed uncomfortably hard. Soundproofing inside the hotel is not great but it wasn't a big problem as other guests weren't loud.

We went to Nikko from Tokyo. Considering the distance, the best way is to go to Utsunomiya, have a night sleep there and then go to Nikko without any rush. So, we looked for a nice "base". This hotel was excellent for this purpose. Located in the center of Utsunomiya it offered great access, very convenient parking arrangement, excellent breakfast in the morning. Also, we could have a very good rest as the room had good beds, great bathroom, all the necessary amenities and what not.

Not much. The only thing that could be probably be improved from our point of view is a provision of some individual lighting for a person who wants for example, do some work in the evening, while the rest of the family sleep.

Best hotel ever we do in 3 weeks in Japan! It's a love hotel so maybe not for family, perfectly clean, huge bed, huge room, bath tub with bubbles and lights, massage chair, even slot machine in the room, huge TV with many channels, all these equipments for very cheap price. Staff speak only japanese but super friendly.

Everything was good but everything is written in japanese. You have to use your translator. There is a machine to pay your room inside and you pay at your departure and then the door open.

Utsonomiya isn't in many guide books ( e.g. Lonely Planet) so few foreign tourists. Amazing hotel with lobby and facilities more akin to an Australian 5 star hotel. Room itself was spacious with all usual amenities plus a small sofa, a comfortable chair and an office chair - no having to sit on the bed. In common with most Japanese hotels slippers and bathrobe/kimono provided and a heated toilet seat - much appreciated in winter. Ice dispenser available which I found very useful. Good location close to an excellent Italian restaurant - best garlic bread and pizza I've eaten for a long while. Convenience stores very close by. For what we paid the best value hotel I have ever stayed in.

On site restaurants are very expensive. One seemed to be a degustation restaurant with prices for meals over $100.00. Café on entrance level more reasonable but only Japanese food which I am not keen on hence the Italian restaurant mentioned above.

The value of the place was fantastic! Comfortable space plus a good list of amenities. The check-in was one of the smoothest I've ever used. In addition, there are a few convenience stores and gyoza (famous for that) shops littered around the area.

The location seems a bit far from the JR Utsunomiya station by foot, recommended to take the bus where possible.

It was a short bus ride from the station. The room was clean and tidy and the bathroom was a good size. The bed was comfortable and the room was big enough to have our bags open. In walking distance to a variety of restaurants and Lawson and My Family Mart. The staff were very helpful. The breakfast was really good with lots to choose from either Japanese or Western.

Nothing that I can think of.

It was very comfy still ABIT small but could fit two 32' luggages and two humans, one quite big 6ft+ and a 5'4ft human like me lol on a small double bed! Staff spoke good English and could help and assist if needed! The soap was great, kept our hair soft :)

Nothing to hate on, from my stay! Was really nice and friendly business hotel, perfect for couples but not families (haven't seen their bigger rooms yet)

Very big room, cozy beds, and very friendly staff. Vending machine was located on our floor. Also had great laundry services. Staff was very accommodating and helped us with our taxi reservations.

We would have preferred a double bed instead of a twin bed, but this came at significant extra cost.

The room size is more spacious than others business hotel I use to stay. The location is exceptional. The staff is polite and professional also fluent in english.

The in-room refrigerator was not cold at all, it feel like 20c degree box. Take some time for air-condition to cool, about 3 hours.
