Best part of the hotel was the beach; the hotel is situated in the calm and clear waters of the Cancun Bay area. Hotel beach amenities (Palapas and beach chairs) made for a pleasant and relaxing day at the beach. Dipped in the pool once, water was quite warm compared to the beach but was a clean and inviting environment. No interaction with hotel staff, other than check in. Purpose was to relax and hit the beach; towels were provided and easy to check in/out. Room was clean, comfortable bed, standard - tv, microwave, fridge, AC, standard bathroom, excellent beach view. Did not eat or drink at hotel as we wanted to explore Cancun's offerings. Restaurants and grocery stores were all within walking distance. Public bus stop (@12pesos per trip) was within walking distance to explore Centro Cancun/downtown and hang out at Parque de las Palapas for food and free entertainment.

Room was extremely sticky and clammy with max ac. Not really a hotel issue but general Cancun coastal humidity issue. Room felt constantly damp, especially with tile floors. I recommend all hotels in Cancun provide a floor or ceiling fan to have air circulating and keep things dry in the room or have a de-humidifier; I prefer floor fan. Most negative part of the hotel was the check-in interaction with the salesman selling what I'm pretty sure was their rewards scam. Though cordial it was still an annoying interaction. Of course, this is a given all over Cancun hotels. Shut down the interaction after 10/15 minutes, which is really too long.

The resort is nice. Close proximity to the strip, stores and fun tourist attractions. Nice balconies, friendly staff, and decent food.

There were limited food options. There was only one major restaurant on the resort, it it offered a very basic foods selection (chicken wings, pasta, etc.). Breakfast options were also extremely limited, mostly just breads and pork sausage. It’s not an all inclusive, but since you are paying for food I just would’ve expected more than one restaurant with a bit more variety. But the food wasn’t bad. Also, there’s not much activity at the resort. The beach located on the resort is tiny and I mean TINY! And, the pool and bars close very early as well. However, it’s walking distance from the strip so you can very quickly find everything you need. All and all, if I had to I would stay again, it was not a bad experience at all.

The 1-bedroom suite I eventually got was lovely. Initially the suite I got stunk of mildew. Could hardly breathe. Thank God for the bellboy/gentleman who was understanding and kind enough to finally get me a lovely 1-bedroom suite w/ a balcony & sea & pool view, which is what I expected from the beginning upon making my reservations. I think his name is Vicente —-he saved the day!

The shower/tub is horrible & outdated. A jacuzzi tub with glass doors that made it close to impossible to get into the tub for a shower. A large person or a person with weak legs would not be able to “climb”into the tub!!! Very dangerous!!!! Such a shame as the bathroom itself is very spacious. Please to renovate.

We had a wonderful time. The staff was amazing, starting from the front desk to the restaurant staff and the concier. I have a back injury and needed a wheelchair for most of my stay. They were so accommodating and asked what it made to everywhere. They escorted me everywhere I needed to go the pool, the beach, and the restaurant.They were wonderful. The restaurant had amazing food.

The buffet breakfast was very good.However it was a bit expensive. The beach was beautiful, but I did not like that. It was behind ropes and that you had to go to stairs like a pool to get to the beach.

The location, swimming pool area and food at the restaurant. Daily water bottles (for free) in the room. The beach location is perfect, sunny since the morning to sunset. Meal and drinks service at the beach.

The bathroom (difficult access to the bath), smell of the room (humidity mixed with cleaning product), the floor was slippery due to a cleaning product although they tried to fix it. We couldn't eat in La Palapa since they were fixing it. I was expecting that they offer some activities for entertaiment such as zumba or aquagym... it would be great.

I have stayed there before the location is excellent You can enjoy the beaches around the hotels that are close by ::: all the staff is very attentive !! Everything is within walking distance or you can take the local hotel zone bus it takes you everywhere You can go to vivo bongo and catch the bus back

I just wish they had more restaurant options . Also the fact that they sold me a tour that was no longer available :: and it was a haste tk get my $$ back ( process )

First of all, the staff made a big difference why our stay was so pleasurable. It was like an extended family, so gracious and warm. The location was perfect. The beach was steps away from the hotel. The main restaurant was warm , inviting and delicious food while you dined right on the waters edge!! The hotel was festive and culturally vibrant with young families to joyous seniors. A perfect winter getaway from our cold northern winters. Thank you Fiesta Americana Cancún Villas!!❤️❤️❤️

We liked the cozy feeling of a small hotel where the staff knows you by name and the beach and pool areas are not crowded. The food in the main restaurant was great and good value for money. A big supermarket and quite a few restaurants are within 5-7 minutes walk. The ocean in this area is calm, no waves, swimming was easy. The staff is exceptional, makes you feel at home. Special thanks to Arno and Lia at the restaurant, Ricardo (transportation and luggage) and our wonderful cleaning lady in Rm 316 (unfortunately, I don’t know her name).

The rooms are a little dated, it would help a lot if bathroom and closet doors could be replaced. It would give a much better overall look to rooms.

The staff was truly amazing during our stay. They were truly all so kind! The beach front and pool area were very enjoyable- loved the many options for seating and shade. The food here is also delicious. We also appreciated that this place was not crowded.

I do wish that this place was an all-inclusive resort. It was kind of confusing when booking to see if it was or not. The food and drinks are reasonably priced, but it does get a little tiresome to be paying often. This being said, I feel like the food here is much more superior to an all-inclusive since you do have to pay. So you are paying for quality!

Everything was pretty well kept all the staff was very friendly. The beach and pool were excellent! Fun music in the pool area, lifeguard and cleaners always around. Lots of cabanas to rent that was about $90usd per day. Lots of pool chairs and Loungers to pick from. Facility was very nice and clean at all times.

We were there for 4 nights and never had any housekeeping. So no clean towels or bed sheets :/ the toilet in the master only filled about halfway full, and would not flush well. The jacuzzi tub was visually dirty on arrival so we never used it. Drinks were expensive seeing a basic vodka and lemonade ran about $40usd. We knew it was not an inclusive resort but even at a high end club a vodka lemonade would not be that much.
