Kan Tulum is one of the most beautiful and unique properties I have had the privilege to be a guest of - and I have traveled the world! What really drew me to select this property was their commitment to sustainability and protecting the natural environment. As a result of this, the trees' canopy is full and Kan guests are literally surrounded by nature and the jungle. The bird calls in the morning were so lovely and peaceful that I thought it might be coming from the hotel's speakers! Lol. But no, it was the plethora of local bird species that I had the honor of waking up to every morning! The restaurant was excellent and healthy, just slightly expensive. I especially loved the lunch menu. The room was spacious, and the bed was so ridiculously comfortable that my bed at home does not suffice now! The Wellness offerings from Paulina and Dr. Jean were absolutely divine! I took yoga almost every day including a "dancehall" yoga that everyone should try at least once! It was so much fun and energetic instead of relaxing like the other yoga classes! I had a Bee Venom Facial experience that was transcendental and the best massage of my life with Adriana! The owner, Sam, was present and very interesting to chat with. And I hope to keep in touch with him and return soon (especially because the Whale Shark Tour I had booked was cancelled). Mucho, mucho gracias for such a relaxing respite from the pressures of real life and the opportunity to experience such sustainable and gracious hospitality!
The location was challenging for me because the transportation options were all more expensive than I had expected. I used the bicycles mostly but even at the lowest setting the seat was still too high for me which made for a very uncomfortable commute given the distance I had to go. I've heard that the taxi system is the problem. It is too bad that the hotel could not have a driver or shuttle for short commutes to town or the beach.

Absolutely loved the property’s jungle vibes and eco-friendly credentials. It is such a special place - feels very boutique and the design is stunning. The pool and cenote was so beautiful and the restaurant was excellent - as were the staff. We personally loved how it was removed from beach as the beach clubs are not our vibe. This was well situated for Tulum town (for incredible tacos and street food - Palma Central for this and live salsa), 20-30min walk away (or the hotel can arrange a taxi).
It was fine for us, as we don’t mind walking or cycling, but the location halfway between the town and the beach could put some people off as it’s a bit of a dead zone. We also weren’t a fan of the wooden chairs on our particular balcony (others had much comfier looking chairs!), but that’s all we can think of negative to say about the hotel itself. Book here if you want a base for an authentic Tulum experience (but not if you want to be in the centre of the beach clubs)!

The hotel was wonderful! We absolutely loved everything about our stay. The staff was wonderful and you could use WhatsApp to immediately get assistance with anything from booking tours to basic questions about your room. The food was fantastic, the drinks were delightful and accommodations were fantastic. We had a tour canceled (scheduled with an outside party) a couple days before its start date and the hotel staff was eager to help. We ended up not doing a tour, but renting bikes, visiting a cenote and having lunch in the town. It was really an amazing trip that was all facilitated through casual conversation with employees who were super friendly. I have crazy diet restrictions due to allergies, which they were not only able to accommodate but also had multiple options for me. The breakfast was very delicious and filling and their cold brew coffee was on point. For lunch I had the best vegan sandwich i've ever had! For the two dinners we had, we shared a variety of plates and were extremely pleased with everything. My wife and I got massages at the resort and they were also amazing. I dont get massages often, but my wife does and said that her massage was among the best she's ever had. We will definitely be back next time we come to Tulum!
These are not negatives for us, but may be for others. The hotel has a very private feel. Some of our meals we were the only ones in the dining room. Many of the tours have a pickup before 8 and breakfast / coffee does not open until 8.

I absolutely loved everything about this place! It’s beautifully designed and full of style, with outstanding service. The food at the restaurant is simply delicious — definitely don’t miss it. The atmosphere is enhanced by great music, and the room felt like a private villa with its own small pool. There’s also a charming little cenote and plenty of cozy spots to relax and take in the lush jungle views. A special thank you to Mauricio and Serjio — they were incredibly kind and made my stay so much better! Big thanks as well to Maria and Luisa for the delicious coffee, great food recommendations, and their warm, friendly service.
Maybe bed could be longer, not sure how tall people fit there and the pillows are a bit were too puffy for me, but overall I highly recommend this hotel, it was an amazing stay

Breakfast was not included in our stay but we paid for breakfast in the hotel restaurant one morning and it was delicious. The coffee bar with pastries was also a great option. The restaurant food was delicious, if a little pricey (if it was a little cheaper we would have eaten in more for sure). The setting was gorgeous and restaurant staff were great. All staff were great. We found everyone super helpful and friendly. Reception staff gave us some great recommendations for places in the town to eat which we would never have found on our own. Really lovely hotel, felt like we were in the middle of nowhere, super quiet and green. We hired bicycles and cycled everywhere which was great - felt super safe on the roads, drivers are really courteous to cyclists.
My only comment would be that the wooden chairs on the room balconies look great but they are not comfortable enough to sit on and relax.

I absolutely loved staying at the Kan Hotel! Wow what a unique stay! From the Cenote with a waterfall in the middle of the hotel to our very own private Infiniti pool which we could see through sliding glass doors from the comfort of our bed! We really enjoyed the staff they had very good recommendations on places to go and things to do. I really enjoyed the food and drinks at the hotel! They were reasonably priced and very fresh and delicious! I got a watermelon cocktail that I couldn’t get enough of! My husband and I shared an amazing Cesar salad on top of toast several times. I also really loved the pork belly I got for dinner and my husband liked his skirt steak tacos! For breakfast I had the thickest piece of French toast I had ever seen with blueberry compote and eggnog on top! My husband got a Poblano pepper omelet. For lunch we had a poke bowl and burrata toast! We were able to communicate with the front desk on WhatsApp for room service, tour bookings, taxis, anything we needed. During our stay we met the owner and really enjoyed our conversation with him! He is very passionate about the hotel he has built. He is a design guy and put a lot of thought and effort into the design of the buildings. He is very welcoming and grateful and humble. There is a speak easy at the resort which was fun. The rooftops are amazing for sunrise or sunset. There are little pools on the top as well you can swim in. Great view of the jungle from the top. Every morning at 9am there is a yoga class which we participated in and really enjoyed. I could go on and on but rather just trust me and quickly book this spot before it’s sold out!
What I didn’t like was the fact that people complained in their reviews saying that the hotel was hardly accessible because of the road it was on. I did not agree with that. There is more than one entrance and road to get to the hotel. One is a bit longer and bumpier but the other is very short to get to a paved road. We rented an ATV and had zero problems!

The meals were amazing and the location was ideal. We hired the pushbikes from Kan and rode everywhere. (We like to bike) The bikes were great, they had gears (most don’t) and a light for when we ate dinner out. If you wanted to travel further, another mode of transport is needed. They also have free Yoga, unfortunately we never got to do any as we were out on tours or already exploring.. The staff were super friendly and the place was always immaculate. We got to meet the owner who was super chill, friendly, explained the amazing architecture and design of KAN, and gave us some good advice on the Tulum area. Ohh and that cenote!! Felt absolutely spectacular after pedalling around all day! Highly recommend this place

There’s everything to love about Kan Tulum and very little to not like. From the architecture to the way it blends to feel like you’re almost in the middle of a jungle, Kan Tulum is everything you want in a relaxing getaway. The staff were super helpful, especially Gustavo. I also loved the fact that the bedroom was cleaned everyday. Overall, a great experience
I think the only thing I didn’t like was the fact that the rooms don’t have coffee makers. If you want coffee, you’ll have to go buy it from the restaurant. This is probably the first time I’ve ever stayed at a place without coffee in the bedroom.

My wife and I recently stayed for 5 nights for a relaxing getaway and our first time in Mexico. The room we had was fantastic with its own personal plunge pool. The pool was used every day if not twice a day to relax and cool down. The rooftop infinity pools a bonus feature. The bed was very comfy and the wet area a nice modern style. The staff were friendly and always helpful providing us local tips for food and drinks but the food and drinks at the hotel were excellent. We loved the location being a short distance away from the town centre and halfway to the beach. We walked to town and biked to the beach which were both easy to get too. Overall, really enjoyed our time at Kan Tulum and would highly recommend.

Absolutely beautiful. A work of art really. Incredibly comfortable and I almost preferred this place to the beach. The restaurant had some of the best food I had in Mexico. Loved the cenote and the infinity pool attached to my room.
Only small complaint was the female front staff member was not very friendly and didn’t really want to help out with any situations. Simply asking her about prices for taxis or shuttles seemed to be a struggle. The male front staff were incredible though.
