This was just a home away from home! The manager, Dev, and his entire staff look after all the guests to the best of their ability and sometimes go above and beyond. Being in a residential area of Katmwndu, it is very quiet, and there is quite a bit of greenery around. The breakfast is fantastic, and it could be altered as per liking and taste on advance notice; the chef and his team go beyond their capabilities to see that your choice of food is prepared and served to you. All the fellow guests staying there also felt the same, so this experience is something I will cherish and will always go back to whenever I visit Nepal. I would also strongly recommend business guests and family guests experience it for themselves.

There is nothing that I disliked, actually. But if you asked me what they should add immediately, I would say a lift for elderly travelers. I heard from them that there is a provision, and it is going to be installed.

I stayed at Nivas Boutique Home for a week and had a truly memorable experience. The location is perfect—just a short walk from the busy streets of Thamel, yet tucked in a peaceful residential area, offering the best of both worlds. My Deluxe King Room was clean, spacious, and beautifully decorated with traditional Nepali touches. After two nights, I was pleasantly surprised with a free upgrade to their suite, which was even more spacious and comfortable. The staff were incredibly kind and helpful. A big thank you to Rojina at the front desk, who provided helpful travel tips, local recommendations, and practical information, making exploring Kathmandu hassle-free and enjoyable and When I needed a local SIM card, the staff didn’t just give directions—they sent a member along with me to guide me to the telecom shop, an unexpected and appreciated gesture that showed their genuine care. The food was another highlight. I had their Nepali thali, chicken momo, and thukpa for dinner—all flavorful and satisfying. Breakfasts were fresh and generous, with pancakes, eggs, toast, juice, and more. They even served puri sabji on request, which was a lovely homestyle addition. The rooftop terrace is peaceful and perfect for morning tea or evening meals. The property overall is well-kept and feels like a home rather than a hotel. Only minor suggestions: a full-length mirror in the room would be helpful, and the glass door in the suite bathroom was a bit stiff—but Devesh assured me they will fix it asap Would I stay here again? Absolutely. If you’re visiting Kathmandu and want a quiet, welcoming place with great food and amazing staff, I highly recommend Nivas Boutique Home.

We had a wonderful stay at Nivas Boutique Home. From the moment we arrived, the hospitality was warm and genuine. The staff went out of their way to make us feel comfortable and at home, always ready with a smile and helpful suggestions for exploring Kathmandu. The rooms were tastefully decorated, blending traditional Nepali charm with modern comfort. Everything was impeccably clean, the beds were cozy, and the ambiance was peaceful—exactly what we needed after long days of sightseeing. One of the highlights was the beautiful rooftop space, perfect for a quiet morning coffee or relaxing in the evening with views of the city. The location is also ideal—tucked away from the hustle and bustle yet conveniently close to key attractions like Thamel, Durbar Square, and Pashupatinath. We truly appreciated the personal touches and thoughtful details that made our stay memorable. Highly recommended for anyone looking for a quiet, elegant, and authentic experience in Kathmandu.

Dev (GM) and his team (especially female receptionist and the boy running the rooftop bar/restaurant) are doing super work! They are really helpful and genuine interested, no upsell attitude. Location for us was great, middle in a local district, but only a 10 minute (max) walk to Thamel, great walk lots of things to see on the way. The rooftop spot for breakfast and a drink in the evening is fantastic, super view on the mountains, temples and local housing. Comfortable large beds. They hang a A4 paper next to your room entrance with your name, some nice little detailing.

Hard to keep the bathroom area (especially sink and cabinet) dry when taking a shower. Our first night it was pretty noisy, the walls/windows are somewhat thin and therefore you can hear the neighbors, dogs and cars.

My partner and I originally booked for two nights, and ended up extending our stay! The room was neat and had lovely rice field views, and had the nicest and most consistent showers we've experienced in our whole time in Nepal. It was absolutely sweltering and the AC in the rooms, and the swimming pool were fantastic. Ultimately, we are so happy to have stayed here and are so grateful for our host Raj and his beautiful family for being so welcoming and accommodating. From treks, to lunches, and transport to and from the bus station and town, Raj organized absolutely everything for us, and everything he organized went without a hitch! We will definitely be sending our friends and family his way, if not returning ourselves in the near future! Thanks again Raj 😊

Loved the cute antique nepal decor and professional cleanliness. AC excellent and water pressure and heating excellent. Good room space. Nice little private balcony with table and chairs. Comfortable quilt and bed. The food was very good for a hotel without many people. Very charming hotel with rooftop restaurant. Close enough to Thamel but away from the chaos and peaceful. Probably my favourite stay in Kathmandu so far.

The WiFi didn't work on my fone. Not many coffee options. The electric sockets mostly didn't work or didn't work that well. Kettle in room didn't work.

This was probably the most beautiful hotel I've ever stayed in. I was upgraded to a suite and it was absolutely luxurious. Every little detail was perfect and the staff was always so warm, welcoming, and accommodating. It was very quiet and far from anything touristy, which made it a bit hard to find but that's pretty normal for Kathmandu and someone at the front desk was happy to help give my friends directions over the phone. They let me add an extra guest one night for no extra charge, and then I had to leave early with very short notice and they got me checked out quickly.

The warmest welcome was deeply appreciated. I was in an unfamiliar country, and having such a loving and warm reception was key to helping me feel comfortable and at home. Nothing was too much trouble, and the hospitality was truly outstanding. I highly recommend this hotel to anyone visiting Kathmandu — it’s in a beautiful, quiet area just outside the bustle of Thamel, offering both safety and a great location. Thank you for everything. The room was stunning, with absolutely everything I could have wanted and more. I will definitely be returning.

First of all, all facilities and furnitures are stylish: good combination of traditional Newari/hindu things and modern. Very beautiful and luxury. Of course no problem with room and shower.(best during our Nepal stay) Staffs have very high hospitality. I was surprised that first morning breakfast, I dropped forks then next morning a staff remember it and serve extra ones in advance. About menu of breakfast, they can't improve better.(Check with my photo) They serve breakfast on rooftop. They helped to call taxi for us several times by using local app. (Local price.) That was very helpful. Located just next (north) district of Tamel. Though it was not hard to get to this hotel after dinner in Tamel, the hotel is surrounded local people's houses and small stores, so atmosphere is good. It was ok to walk though its dark (9:30 still there are locals shopping and chatting) but quiet area. Much more pleasant than crowded downtown area.

Very helpful and nice manager and staff, always smiling and willing to help. Very tastefully decorated with ornate decorations. Easily within walking distance to Thamel. The rooms were very comfortable and stylish, each with a cute balcony. Rooftop restaurant serves decent breakfast at a reasonable price. The other thing is, they don’t have a lift so that is something to bear in mind while booking, again wasn’t an issue with us.

Outside noise from the landing and streets does get into the room a bit easily, but it’s normally quite silent at night, and we are early risers, so it wasn’t an issue.
