Interesting old house, renovated and well maintained inside. The outside could use love in some places, especially at the back as other reviews point out. Staff was welcoming and responsive. Large quiet room, comfortable bed. Good location.

"Park at your own risk" says the confirmation message. Well, someone tried to steal our bikes off our car rack during the night. He or they did not succeed (the bikes were locked to the rack). There is no obvious damage and the car was not broken into. (It was full of stuff that that our son left behind when he moved out from our place). Minor point: the bathroom outside the room is not the most convenient but it was clearly advertised. We made it work.

We were visiting Fredericton to take part in the Marathon Weekend and enjoy great local restaurants. ByTheRiver's location is very attractive: easy to reach from the highway, a few minutes from downtown shops & restaurants & located next to the river. Lots of parking on the property. Secure access with the automatic lock & key fob. Inside, the main floor rooms are classic Victorian & welcoming to guests for relaxing & for dining. We had room #2 upstairs with a very comfortable king-size sleigh bed which delivered two sound night's rest. The room featured a big screen TV with cable & mini-split heat pump. The bathroom had a large shower with lots of hot water & good pressure. The bathroom had a metal roof which made a pleasing sound during the several hours of heavy rain for most of one day during our stay. A big highlight of our stay was the hospitality of our chef/host, Danielle. We enjoyed delicious breakfasts of omelets, fluffy blueberry pancakes & hot coffee. As a former distance runner, Danielle, offered to leave me bananas & a bowl of oatmeal for breakfast prior to my half marathon - add hot water, brown sugar & enjoy! (She offered the same to several other guests also taking part in the running events)

The cold bathroom floor - temps were single digits & there didn't appear to be any insulation under the bathroom.

The old world charm and the history of the house. Good size room, comfy bed.

Tight, steep stairs not good for older people like us. No tea/coffee making facilities in the room. Deep bath/shower had no none slip mat in it, ‘slippery when wet’. A little bit isolated if you don’t have a vehicle.

It is hard to describe what a relaxing environment this inn provides- a peaceful, airy room with beautiful windows you can open, lovely old house etc. We would definitely return. The location was also conveniently close to things.

A few simple changes would've put this experience at a higher level. When we arrived, our host was lovely and helpful but then completely vanished behind closed doors that said Employees Only. We had a few questions but were reluctant to knock on the door. Leaving that door ajar might have been nice or even telling us to knock with any questions would have been more welcoming. I completely approve of the idea of large bottles of shampoo and body wash in the bath instead of small bottles; however there was no bar soap. And the body wash was an oatmeal exfoliation type that was not my favorite. A bottle of hair conditioner would have also been nice.

Great location, lovely room (nicely decorated, comfy bed, great bathroom), convenient breakfast and lovely private seating if that's what you wanted.

I would have give a 9 or 10 if some basic repairs were in place( ac was broken and the temporary one was not well installed, staircases off front deck and back gondola area were rickety) and the back outside area looked unkempt. We also were on 3rd floor...my mistake for not requesting a lower floor(hubby got injured after I made reservation)..ps...place could use a sign advertising the place name. I was confused when I saw spa signage only.

Security - excellent keyless system for accessing the building & traditional key for room. Room & common area - very well laid out & loved the Victorian decor of the main entrance & common areas. Our room had a mix of modern & older furniture, with all the modern amenities: TV, cable, heat/AC, bathroom with shower/tub. Large window looked out on the garden below. Loved the stained glass windows that faced the river. Breakfast - we did not go to breakfast. I was in town to run in the marathon event so out the door before bkfst was served & arrived back after serving was completed. The host was quite accommodating to inquire about what guests wanted from a decently sized menu but we'll try it another time.

Mattress was quite firm, more than we're used to, however sleep was ok. Outdoor grounds were a bit untidy with bits of wood, etc. laying around; in need of spring cleanup

I liked the old world ambiance of staying in a period properly. Our room was beautifully decorated and spacious. I like somewhere that we can sit and relax after a long day’s journey. Our room had that with a nice view of greenery and glimpse of the river.

The cooked breakfast was a bit small. There was no other food other than what was on your plate. There was no juice or water on offer only tea and coffee.

Great spacious room with spa bath tub. Great breakfast very welcoming staff. Overall very good would bok again if in the area.

Nothing really could do with a bigger sign from the road as its marketed as the Spa by the River and it was a little obscured by garden greenery but very minor point. Its a little walk into downtown so we drove but I guess could do it in good weather in 3o-35 mins

Very nice B&B just outside of downtown Fredericton, no more than a 25-30 minute walk. It was safe area right by the water. The B&B is a beautiful heritage style house, which has been kept in good condition. The communication upon arrival was very good, and my room was ready immediately. It was clean, spacious and comfortable. The breakfast in the morning was nice and they have a clear system on placing your order the night before. They were able to serve breakfast right when I needed it so I wasn't delayed to get to where I needed to be. I liked the personal touch, as it is a newcomer family that is running the B&B and they are very nice and welcoming.

Breakfast was very nice, we liked also the interior and furniture in the facility. It is very quiet inside.

Unfortunately we have asked to have breakfast at 8:00am on Sunday morning, we got it at 9:20am only, I guess it was because of a misunderstanding but at the end we were all laughing about this situation, it was a Sunday anyway, so relaxed.
