This a beautiful, historic and thoroughly charming place with a lovely breakfast room and the most fabulous roof top terrace that has almost a 360 degree view. The bedroom and bath were comfortable and well appointed. Filippo, the owner took such good care us. He made us a wonderful breakfast helped us with bus tickets, taxis, booking lunch reservations, and was responsive to our every need. He was also so warm and friendly that we wished we could stay longer. Wonderful place!

We loved staying here as it was right on the square and walking distance to Villa D’Este, villa Gregoriana and Sibilla restaurant. Parking was easy and not far and although we didn’t drive in to drop off our bags, we could have done this and returned the car to parking 5 minutes walk away. (I would suggest doing this if you have more than a little overnight bag!) Fillipo was a wonderful host and made every effort to welcome us and explain where everything was and even accompanied us to the car to show us the best way to drive in to pick up our luggage when we were leaving. Fillipo walked down with us to the cafe and arranged a complimentary breakfast for us which we thought was very generous. We were lucky to be there on a market day (Monday) and enjoyed seeing the market setup and beautiful local produce and flowers. Our room was very nice with a view of the square and quiet with the windows closed and a/c worked well if you needed it. A great spot to stay and would stay here again. A little note - you do have 3 flights of stairs to the rooms - not a problem for us but to be aware. Fillipo very kindly helped with our bags

This property is located right in the heart of ancient Tivoli. Very, very clean, well-appointed bedroom and bathroom, quiet (likely due to the very think exterior walls) a delicious breakfast in a tasteful space with other guests, and the B&B delivers a tangible sense of old world history, right down to WW II shrapnel in an exterior wall. The building is much older than that, though. We were able to walk to Villa d'Estes (not to be missed), and Regina B&B is hosted by its wonderfully-accommodating and enthusiastic owner, Filippo. He was able to secure dinner reservations for us at a beautiful restaurant that deliveres attentive staff, delicious food and overlooks the ancient falls. We enjoyed watching the Easter weekend processions to the church next door and around the corner from our window.

This perfectly located property in the center of Tivoli was a lovely gem of a find. Would I stay again: absolutely! That aside, the property has been the hands of the proprietor’s family for more than 100 years and perfectly embodies historic elegance and details with modern sensibility and design (in a way Italians so do well). The room with private bath was very comfortable and clean, tastefully decorated just enough to feel homey and historic. The bathroom was modern with perfect hot water, and my used towels were replaced. The room had A/C. And the location has a beautiful and peaceful roof deck overlooking Tivoli that is accessible to patrons. The recommendations and accommodating proprietor and his assistant were top rate for a small enterprise of this size. I would prefer staying here to a hotel a thousand times over. I felt 100% safe as a single traveler, and the staff was welcoming and gave the perfect amount of details about the room on my arrival (I.e. how to use the outside blinds, etc.).

There are stairs to take if you would require an elevator (the proprietor and his assistant helped with my luggage). This was not an issue for me at all - but in case you have need of one.

We booked this B&B without much expectation. I didn't expect the location to be as good as it was. So I was very surprised by the wonderful owner, Filippo, and the location. When I arrived he was waiting for me outside. He then carried my luggage to our room, explained his family history and showed my husband how to get to the car park (he helped us by checked in and checked out). The room was very nice and I especially liked the bathroom, which was newer and more modern than the four-star hotels I had stayed in before (Tarquina and Orvieto), including the shower booth. I thought the rooms would be more old-fashioned, but they were clean and had air conditioning. There is also a nice terrace on the roof. Another pleasant surprise was the location. There is a church next door and the sound of the bells is very pleasant. There is also a vegetable market on the square. Breakfast was coffee and croissants in a good café, paid for by Filippo. The Este Villa is an eight-minute walk away. Este Villa has a wonderful garden. Villa Adrienne is also a 10-minute drive. Many restaurants are within a few minutes' walk. Supermarket almost on the doorstep.

There is really nothing bad about the place. If I had to say, I would say that there is no lift.

The B and B was in a great location, right in a town square with a really nice view from the rooftop terrace. Our rooms were clean, and equipped with everything we needed. If you stay here, have Phillippo make you a reservation at Restaurant Sibilla. It's amazing!

I have no complaints whatsoever. Phillippo was awesome. He was clearly very proud of his place, as it has been in his family for many years. We really appreciated his hospitality, and enjoyed spending some time getting to know him a little. He went the extra mile to take care of us while we were there.

Everything about this property was perfect! Filippo was the most amazing host, and he even arranged travel to our next destination for us. While we were at his property, he was attentive and ensured that everything was perfect. He said that he works hard to get a 10 out of 10 rating, and that clearly shows. Tivoli itself is beautiful, and the property is in the charming old town, close to Villa d'Este. Filippo has a lovely rooftop patio that overlooks the main square, and the views are spectacular. We would stay here again in a heartbeat!

Nothing could be improved. I would rate this 11 out of 10 if that were possible.

Filipo is an amazing host. After a train delay he helped us get from Rome and waited late for our check in. He is a warm and charming character who cares about providing a first rate service with good English. The apartment was very comfortable with some fascinating history and centrally located on this beautiful hill town. Filipo gave us a great restaurant recommendation and even paid for our breakfast the next day. I thoroughly recommend this

Fillipo is a great host and very friendly. He was very helpful with places to visit, booking restaurant’s in area etc. We stayed two nights and Fillipo brought us for coffee and croissants each morning and paid for same. He also helped us with our luggage up and down the stairs. It’s only a few minutes walk to the famous gardens. Would highly recommend this place to anyone visiting Tivoli.

We stayed in July at a busy time in town so a bit noisy outside at night for anyone with young children. For older visitors there are stairs, however I expect it’s the same in most 17th -19th century buildings in Tivoli. Fillipo I am sure would help with bags and luggage so I would not let it put anyone off.

We are very happy to spend two good days here. The owner Filippo takes us to different cafes for breakfast every morning and takes us to buy tickets for scenic spots. Because we don’t want to drive, he also takes us to the bus. He didn‘t leave until the bus arrived and introduced us to delicious restaurants... Too much warmth Taking care of it is like meeting an old friend in a strange city. Highly recommended to everyone!
