Kivuli Beach Resort is a fantastic place to enjoy Paje beach. We stayed here while it was in ‘soft opening phase’, i.e. only few rooms were available and some amenities such as the pool still under construction, but to be fair we found this to be even better, giving our stay a more intimate and friendly vibe. The rooms are very spacious and well furnished. The staff is very kind and made everything they could to make us feel at home. The kite center located in the hotel (Sele Kite Center) is probably the best in Paje with highly competent instructors and the latest equipment.

We spent a month here and had the most wonderful stay. The rooms are very spacious, with large, comfortable beds and high-quality furnishings. Each room comes with a safe, fridge, and tea-making facilities, and the bathrooms are big, modern, and work perfectly. Easy access to a beautiful beach. The staff are outstanding—friendly, cheerful, and always ready to help. From the waiting staff and chefs to the Maasai guards, everyone went out of their way to make sure we enjoyed every single day. Juan, the manager, is incredibly welcoming, helpful, and kind, and he brings great energy and fun to the hotel. We did come across a review suggesting otherwise, but that hasn’t been our experience at all. Of course, we never expected his duties to include removing a gecko from our room at 4 a.m.—what he does provide is genuine generosity and attentiveness throughout the day and evening, far beyond what you could reasonably ask for. Breakfasts are generous and high-quality, and the meals are delicious and well prepared. The chefs are always happy to prepare local dishes or their own specialties on request, which made dining a real pleasure. No wifi in rooms but we saw this as a positive. Disconnect properly and enjoy the Pole Pole lifestyle of Zanzibar. Overall, this is a great hotel with excellent staff, comfortable rooms, and a welcoming atmosphere. We would happily return. Kivuli is a boutique-style resort that truly stands out in Zanzibar for those living kitesurfing, seeking nature, privacy, and an escape from the crowds. The villas are nicely spaced, surrounded by trees which gives a wonderful sense of intimacy. The beach bar is fantastic, and the kitesurfing school and team is friendly, and highly professional The staff overall is exceptional: warm, attentive, and always going the extra mile. Big kudos to William. The General Manager personally takes care to ensure guests feel looked after, and the owner clearly has a strong vision for creating something unique here. Small details like the evening bed preparation and mosquito spraying add to the comfort. A brand-new central pool has just opened, making the experience even better.

The villas themselves are quite basic. They are new, modern, and functional, but if you’re looking for cozy interiors and detailed room décor, you may find them a little bare and minimalistic. The resort is still under development – with the main restaurant and reception near the pool under construction – but this doesn’t interfere with the stay, as the works are well separated from the villas. This is not a typical resort with animations, which actually for us this was an advantage.

Th property is absolutely beautiful. We stayed in a beach Villa which was super spacious with such comfy beds, we had the freedom to cook for ourselves but we could also go/ order from the restaurant at the hotel. The staff went above and beyond to make our stay extra special. Our villa butler, Kefas, was on call at any moment for any request that we might have had and the manager Joan was so lovely, getting to know him made our stay just that bit better! Having a private pool and direct beach access was really the cherry on top - I couldn't recommend Kivuli more!

Fantastic location, our family villa was right on beach with gorgeous views. Villa very spacious and luxuriously decorated. Getting a little tired around the edges though with fittings broken/wonky through out. Lovely staff and delicious breakfast, although it could have been varied a little each day. Beautiful setting.

Their website states a 25 m pool, and when someone has asked the Q on booking.com website about a large pool for guests, their answer is yes. There is much building work going on, that has clearly been going on for some years which includes the large pool.

We stayed in a bungalow right on the beach at Kivuli Hotel in Paje Beach, and it was truly an incredible experience. We would absolutely recommend this hotel, mainly because the location is unbeatable. Thanks to the bungalow, we had so much privacy and peace. The hotel is centrally located—just a 3 to 5-minute walk along the beach, and you’re right in the heart of the lively Paje Beach area. It was perfect for us because we were a bit more secluded, which meant we could really enjoy the quiet and relax. There were fewer people directly in front of our bungalow, making the beach experience even more special. The bungalows were spotless, and the bed was beyond comfortable—I’ve honestly never slept in such a cozy hotel bed before! The bungalow had everything we needed for a comfortable stay. Breakfast was also good. As for the service, the staff was always very friendly and eager to help. However, there were a few items missing from the dinner menu at times, and we would love to see more vegetarian options added. Also, the service was a bit slow, but we soon realized that’s just part of the relaxed vibe in Zanzibar—Hakuna Matata! Overall, if we return to Zanzibar, we would definitely stay at Kivuli Hotel again. The privacy, the peace, and the dream of waking up right on the beach made it an unforgettable stay. Highly recommended!

Brand new villas. The room is huge and bed is very comfortable. Each villa is standalone and set back off the beach privately. Theres also a private porch for each villa. There are lots of shade trees around. Breakfast was also excellent.

No wifi in the rooms (only wifi in reception). The property is still under construction. Also, the construction quality could be better for a luxury property. For example, our bathroom door would not close because there isn't enough floor clearance (it hits the uneven floor tile). The bathroom window is also clear and people/construction workers could see inside. No beach security to prevent hecklers/salesmen from walking between villas, which felt uncomfortable.

Best spot you could choose in Paje. Location: probably the best spot you could choose in Paje. On a quieter less built up part of the beach, other beach front hotel areas in Paje feel crowded). Only 15-20 metre path to the beach from your bungalow. Close enough to walk into the centre of the town within 20min. Comfort: rooms are very spacious, good showers, air-con, big varanda, even have a structure/frame outside to hang your kite boards and gear. Staff and team: all very professional, friendly and super helpful. Nice manager and owner. Food: the best seafood I had in Zanzibar. Amazing juices and great view of the beach from the restaurant. Kiteboarding: there is a kite school at the hotel - pro sele kite centre. They have brand new equipment, great team of instructors and staff to help you seamlessly get on and off the water. Nice beach bar and chill area just infront of the school. Kiteboarding here until sunset is something you will never forget.

Kivuli is strategically positioned to be close enough to Paje but far enough away that it provides whatever you feel like between quiet, nature and chill to beach bars and kitesurfing classes (amazing school on premises). the terrace with the restaurant is super nice, just on the beach

some small improvements could make the stay even better (consistency in the room cleaning / refilling of water and towels, a "do not disturb" sign)
