I like this hotel, it is undergoing work which you can tell, and I think this is quite exciting. The hallways and outside needs work, but this does not impact your stay and don't judge a book by its cover. The room is great, nice amount of space, all re-done recently which you can tell, facilities are good, there was space to do my work and the Wi-Fi was strong and met my needs, bed was also comfy. The breakfast was just fantastic, all you can eat and lots of hot options to choose from, I loved this and fantastic value, lovely service too. I will add, I could not understand the bad reviews, this place is what it is. You get a great breakfast, nice view, a good nights sleep, and the value is fantastic - the place going through an update is reflected in the price, it is such such good value, and I recommend it for my fellow SWCP walkers or for visiting the area.

Nothing not to like, unless you are incredibly fussy, it does the job. This place is great. One person was annoyed because they had to put the bread in the toaster themselves... if you are that kind of person that has your day ruined by this then it might be best to helicopter yourself to the nearest city and get a limo to the Hilton... sorry not sorry.

Lovely staff, great breakfast, freshly decorated. I was very pleasantly surprised by this hotel. For the money, I wasn't expecting that much, but it was clean and comfortable and recently decorated, and the breakfast was lovely. We had to ask for some shower gel as there wasn't any in the dispenser, and they brought it to our room in minutes.

This building was built back in the day, so soundproofing wasn't a big thing because people back then had manners! Not like the people on our floor who thought it acceptable to shout and crash about at 3 -4 am on Sunday morning. Not the hotels fault, obviously but an annoyance none the less. The age of the building also shows in the creaking floorboards, but otherwise, it was a great hotel, with all the charm of a traditional seaside weekend away, at a great price.

The staff were very welcoming and check in was quick and easy. We had a lovely large room on the front of the hotel with a nice view of the Runnymede Gardens. Our room was really clean as was the bathroom. The tea and coffee in the room and toilet rolls were replenished daily and bins changed. The breakfast was very good quality and there was a lovely lady overseeing breakfast who we had a nice chat with. It was a great location and I would definitely stay again.

The bed was a little uncomfortable, but just because it was a bit firm for my liking. The slip mat for the shower was mouldy but it didn't need to be used. The parking situation isn't great but this is just to pre-warn people as it's to be expected in a seaside town. Their car park is limited and was always full. You can park outside on the road for free between 6pm and 10am but again, there were never spaces.

Excellent value for money! Location was perfect for us, directly opposite the park (ideal for our dogs, which were welcomed in the hotel) but only a short walk down to the quay. Very friendly staff, especially at breakfast... happy to chat to guests, nothing too much trouble. We even had our own private area at breakfast, due to having dogs with us. The room was perfect, with a bath and shower (hot water) and central heating; it faced the road, but surprisingly there was no traffic noise. Would love to return.

Parking was limited, but we were lucky to get a space in the car park (small charge). There would have been some street parking not far away.

its great location and value for money. Happy and friendly staff.

It’s an older property right on the front. Decor is dated and creaky floor boards. Parking was a nightmare. Used the nearby ones and paid for full day but struggled to park after popping out and had to pay for another one but it was the weekend and given the size of the car park it’s not surprising. I did know about lack of hotel parking before hand. Other than the extra costs this wouldn’t put me off the property

Friendly staff. Excellent buffet breakfast. Clean rooms and communal areas. Comfy beds. In great location for walking to town or harbour.

No fridge in room. No bottled water in room. Room not made up but housekeeping did knock door to see if we needed anything. Bar not open, but since found out that if we had asked at reception, they could have got drinks. Hotel is very tired and in need of some modernisation. Although there is limited parking at the hotel (which is chargeable), staff provided advice on various parking options. It's free 24/7 in side streets near to hotel.

All of the staff members were incredibly friendly and helpful. The room was better than expected for the price, with comfortable beds, additional pillows in the wardrobe and a fan that we used overnight. The bathroom was clean with a good shower. It had recently been painted an olive green which is on trend! We arrived early (a day early!), but the chap on reception sorted this and gave us the additional evening at the discounted booking.com rate. We were able to bag a parking space too for the 2 nights that we stayed. This was an extra £6 per night and is alongside the hotel. Arrive early as these are just available on a 'first come - first served' basis. We didn't eat breakfast at the hotel as there is a very good Weatherspoon's nearby that serves a small full English for £3.99 as well as yogurt and fruit or porridge and fruits, with all day coffee refills costing £1.71. So we ate there. We were first timer 'spooners but loved the spacious roof terrace and sea views. Breakfast at the hotel is £12. All in all a decent hotel, lovely team and comfy, clean rooms at a very reasonable price! The location was spot on too. It is pretty much opposite the theatre/museum and 5 mins walk to the sea. The harbour is about a 10- 15 minute walk from the hotel.

We didn't have a view at all. The room looked over other buildings which were very close by. This wasn't an issue as we had the curtains closed in the evening and morning anyway. The restaurant/bar wasn't open, although the receptionist did say they could sort some drinks, if we wanted anything.

Comfy bed, room was ok and clean. Decent hairdryer. Friendly staff, lady in Breakfast room was lovely. It was cheap and cheerful.

Windows needed cleaning, windows were held in with cardboard and coffee packet...presume to stop rattling or gaps. Carpark full so had to pay for parking...bit unfair to those who couldn't. A permit or a reimbursement of parking would have been good. Breakfast was ok, but £12 was expensive and seemed a bit disjointed....didnt know we could order different eggs until too late. People walking through with their luggage when we were eating. Lighting in Breakfast room was dim and not very inspiring. Bottled water in the bedroom would be nice and maybe a hot chocolate and a snack would be welcomed. Otherwise it was ok.

The staff could not have been nicer. The hotel is comfortable and welcoming and in a great location. Many of the rooms are being refurbished and it was lovely and warm. The breakfast was freshly cooked. The room I had was large and warm with plenty of hot water. It is excellent value and I would use it again when visiting friends.

It is a little tired like many old seaside hotels but they seem to be working hard to update the rooms and common areas. It was low season at a time when many other hotels were closed so the restaurant wasn't open but it's so close to the harbour and town it didn't matter.

Very good staffs. The receptionist and the waiters at breakfast are very nice and helpful. Good location not far from the pier. The waiter at breakfast recommended me the restaurant for dinner and the Woolacombe beach. He’s very nice.

Asked for the room with bath but didn’t get that. Should have told us before. When I open the room. It was clean but very musty like didn’t use for a while. The toilet was smelly but it’s better on the next day. £120 a night should get better quality in my opinion.
