The owner was welcoming, friendly and very helpful. He was more than happy to help us with anything we asked for, ie, more tea bags, sugar, milk, how to work the TV (which wasn't easy!) The room was clean and met our expectations for the price we paid. There was no dining facilities, but the owner allowed us to put food in the fridge located in the basement.

We stayed at Balham Lodge on the hottest day of the year so we had to sleep with the windows open and two fans on, thus making it very noisy from outside noise and noise of the fans. This is obviously not the fault of the hotel. As two sisters travelling together, two bath towels and one hand towel was not really enough, but again the owner would have been happy to supply more if we had asked. Maybe he could consider this when allocating a twin room. Finally, a full length mirror would be useful. This is not an expensive request and there was enough wall space to house one.

This is the 2nd time I stayed at Balham Lodge. It was just as lovely as the first time, if not better. Had a lovely room on the top floor. Clean, decorated nicely and comfortable. The check-in staff member was very friendly, polite and welcoming. The lodge is only about 10 minutes from the centre of Balham, and it's a very easy walk. A straight walk down Bedford Hill gets you to the centre. I would stay here again and request the same room as it was lovely. It was very easy to check in and check out too.

Although I liked the room and would ask for it again, it did get hot during the night. However, they had 2 big fans to keep you cool. The main road can be busy, so you wouldn't want to leave the window open.

Professional, seamless welcome on arrival. The room was very clean and tidy – a slightly random 'L' shape layout, but perfectly serviceable for a short stay. Appreciated the provision of two fans and the ability to fully open the window, which really helped with the summer heat. The room was reasonably well appointed, and the whole experience went without a hitch. Would happily stay again.

That said, a few things let it down: the shower head was broken, so the water just dribbled rather than actually showered - no power. Tea and coffee provisions were a bit stingy, and the mattresses weren’t the most comfortable, and there were no bedside tables. It’s always baffling that so many B&Bs overlook basics like towel hooks – there was nowhere to hang anything in the bathroom, which isn’t ideal for travellers. The wardrobe was also only half-height, so no space for hanging longer dresses or coats. A mostly positive stay, but with a few small changes, it could be much more comfortable.

Very clean room, in an area close enough to the metro for someone who wants to walk a bit. very polite staff. Daily cleaning and towel change in the bathroom. next to a very nice park for those who want to combine work with time next to nature (walking or physical exercise). The room for one person I needed was comfortable enough and didn't lack anything. Good value for money. Does not have breakfast, but does have a refrigerator in the communal kitchen. Would definitely go back again.

There was a soundproofing problem so that both the conversations from the next rooms and the snoring of a person at night in his sleep could be heard, but something that has rarely occupied me.

Absolutely loved it but just one negative is the room was L shape and clearly a slither cut out of another room. 2 single beds tightly squeezed in. I mean my feet were right by the front door! Balham lodge advertise loads of rooms with pictures and this clearly was an embarrassment to them as they never showed this room in their adverts. Perfect for a family if they wanted to put the kids in here. Luckily only stayed one night but had it been a week, I would have most certainly requested a different room. That said top marks for customer service, staff were friendly and helpful, cleanliness and what a beautiful large property with outside space, just a shame I felt like I slept in a cupboard/ storage type room. I would book again but I’ll be sure to check what room I’m signing up for.

The staff were nice, accompdating and understanding regarding any delays. The vibe was perfectly cozy, nostalgic and automnal. It was clean and the neighborhood is pretty. The location may be a bit far from the center of London, but the area around the lodge is nice and calm, Balham being a beautiful part of London that feels a bit more down to earth and slower moving in comparison to the busy city centre. This made it a treat to come home to the quaint lodge every night after a busy day and led to me feeling completely safe walking home as a solo female traveller. I will definitely come back to explore more around the area.

The walls seemed thin, I could hear the guests in the other rooms and they could probably hear me too, didn‘t bother me much but just fyi!

The very friendly and welcoming staff . Room cleaned each day with fresh towels . There was a nice outside terrace where you could sit outside , a shared kitchen with a fridge and microwave you could use and a small lounge with coffee facilities . There was a bus stop nearby and it was only 20 min walk to tube .

The room was very hot but we did stay during the heatwave , fans were supplied but it was difficult to cool the room , but this was not the fault of the home owners just exceptionally hot weather

Room and bathroom were spotless. Excellent location, 15 min (max.) walk to/from the tube station and great cafes, restaurants and pubs. Nice staff. The house was welcoming and nicely decorated in the common areas. My room was small, but well laid out and cosy. Loved that there was a suitcase rack. As a solo female traveller, I felt very safe.

The room was too warm. The radiator must be broken as I did turn it downs but it didn’t make much difference. Walls are quite thin, so I heard every nose-blow, sneeze and cough from the poor soul in the room next door who had a cold.

My partner and I were really impressed with our room - it was spacious and very clean. They even provide ironing facilities if needed. The bed and pillows were extremely comfortable, and we slept well. The location is about a 15-minute walk from Balham underground/train station (there's also a bus, though it runs every 10-15 minutes). Right by the station, you’ll find restaurants, supermarkets, and everything else you might need. We’ll definitely be returning!

The hotel is situated in an old building, so you may hear some noise from the room above or the staircase, which is to be expected. However, a pair of earplugs will easily sort this out during the night.

We were greeted upon arrival and everything was clearly explained to us. Our room had lots of storage space and so it was easy for us to both get ready for a wedding. We were also able to use the laundry room without issue so that we could use the ironing facilities. The bed was clean and comfortable and towels were provided. We also had a standing fan provided which was needed as it was a warm day. Sky TV was an unexpected bonus to have and the TV was a very good size for the room. There is also a separate lounge/reading room in the building which although unusual, was a nice touch and felt a very relaxing environment.

Would be good to have a couple of hooks on the back of the bathroom door to hang towels up to dry. There is no longer breakfast served here which seems a shame as it was highly rated when it was previously available. The walls are quite thin so bring ear plugs if you're a light sleeper! The frame at the foot of the bed was missing one of the ball finials - didn't affect the use, just something we noticed.
