The location, living room with separate bedroom, and grounds were exceptional. All new furniture and amenities. This will be a fantastic place for families travelling to Pagosa Springs.

The check in process was not what I expected or ever been exposed to. They sent me a text without a check in code. Took several phone calls and disconnections to get everything resolved. There was no phone reception in the mountains or onsite front desk check in making the process impossible. If the check in process was explained while making the booking, I am certain I would have chosen another accommodation.

Nice cozy cabin. Location was great. Quiet. Nice hot tubs. Very nice. Would stay there again

Cabin 16 needs a new bed. Felt like sleeping in a taco shell. Hard time trying to get out of it. There is a piece of wood holding it up in the middle. Do everyone a favor. Replace the bed. Also didn't have hot water. Nothing coming out of faucets. Cold only. We were able to use one of the lodge rooms for showers. So that was nice. Is it possible to get a discount on our next stay for this?. Otherwise really enjoyed everything.

Check in was easy - all done online with codes. The cabin was warm and cosy. The kitchenette was well equipped. The bedroom and wardrobes were spacious. There were enough towels and the toiletries smelled nice.

I booked as the property said it was suitable for 2 adults and 2 children, one of whom is a teenager. However, the sofa bed was only suitable for one child so our teenager had it while our younger child had to bunk up with us! Fine for one night in an emergency (which was our situation) but if we'd come for longer it would have been awful. Really more suitable for 2 adults only.

The two rooms were a nice way to go. Old motel rooms have been updated and one room was converted into a kitchen and living room. The neighboring (connected) room has the beds and bathroom. I was impressed with the functionality of the kitchen. (Coffee grounds and filters provided, basic cookware and dishes ready to use). The rooms were warm enough in the winter and the beds were comfortable. There’s even a small playground for kids.

I could find no “reception office.” We arrived after dark and there were no cars in the parking lot… not very welcoming. However, we had been given entry information and when we texted questions, responses were timely and helpful. Wi-Fi is available but not always reliable. It took a surprisingly long time for the hot water to come out of the tap.

Beautifuly decorated. Had a suite with kitchen and all the pots & pans, dishes, utensils, dish soap was included. Ice machine on property. Large property just outside of town with a pond and hiking trail, bar b que grills and several lawn games available for your fun. Toiletries included. Looks like everything was new or newly renovated. Lots of thoughtful touches.This would be great for families as there are things to keep the kids occupied. Pix are from trail on the property.

The description of the room indicated 'mountain view' however the property faces the road and you can see greenery but no windows on the backside of the rooms that face the mountain. The traffic dies down the later it gets so it did not keep me awake. There were cabins that were behind the main lodge where we stayed which were a little more secluded, right up against the mountain. The beds were memory foam and my sister hated it, preferring to sleep on the couch and was very comfortable there. It was ok for me and I'm fussy about beds, preferring a softer mattress but I was able to sleep ok. All in all this is a lovely property and I wouldn't mind staying here again.

Very beautiful, and the staff was very responsive. It was clean and well equipped.

We had a little difficulty getting in, since the internet is dependent on a password make sure you have it before you get there. The heat took a long while to heat up, but the staff provided a space heater quickly. There was no water pressure, but that could be due to the snow/weather.

we loved the location The cabin was warm and comfortable. The staff came over when we could not light the fireplace When our toilet was clogged your staff unclogged it, went to get some cleaner and cleaned up the bathroom.

We did not have any dislikes, the staff fixed our problems when we asked. We will stay there again.

We loved the location. It was just far enough out of Pagosa that we felt like we were in the mountains but close enough to run into town for groceries and meals. The cabin was clean and very spacious.

While we absolutely loved our stay, there were a few things that we didn't like. The remote in the bedroom for the fan didn't work. So we couldn't turn the fan on, and we stayed pretty warm through the night, even with the air conditioner in the living room running. The cabin was also close to a lake, and there was a pump running nonstop that could be heard from inside, especially the bedroom.

This is a great place! The property is beautiful. The room was large and everything put together nicely. The mattress was FIRM, but I still slept well. Just don’t try to get up quickly after the mattress has adjusted to your body 😂

The bathroom was small. It was difficult to get dressed or towel off in there. No big deal, really. Also, there was no scoop for the ice machine.

Our family of 5 was comfortable in the two queen suite, with one of our kids using the convertible couch to sleep on. The furnishings and decor were all quite nice and well maintained, as well as super clean. The host was very responsive when we needed some extra linens. The kitchen had all the cookware you would need to prepare meals, and included a well-stocked supply of coffee and tea items. We were only there for a night but did use the kitchen to prepare our breakfast. This was a great spot to stay and is a step up from your typical hotel, closer to an Air BnB experience. The grounds were awesome too with a lawn with volleyball, disc golf, and a small play ground. Location is an easy few minute drive into Pagosa where there are plenty of dining options, shops, and of course the hot springs.

Bed was firmer than I like but this is a personal preference. The shower door rolled open when in use, but it rolled towards the shower head side so minimal sprinkling on the floor happened.
