Kostas was an absolute legend. Really went the extra mile to help us with ferries, getting around the island and arranging transfers. The accommodation was lovely. Great pool, Nice little kitchen, comfortable bed, and decent wifi and a TV. Nice little balcony with table and chairs overlooking the pool. And the location was perfect. We just had the best time!

The room was quite damp so we found it hard to dry clothes. We probably should have used the air conditioning to ensure better ventilation. This was a very minor drawback and we would definitely stay again! Thanks Kostas!

The studio apartment was light, airy and spacious with a fully equipped kitchen. The A/C was very effective and the whole studio was absolutely spotless - the cleaner was friendly and super helpful. However, it was the legendary Kostas who met us off the ferry in Gaios and drove us to the studio. He is such a character and could not do enough to help us - providing excellent suggestions of tavernas, boat hire and beaches to visit. Lakka village is less than a 5 minute walk away, yet the studios were tranquil and quiet. The pool was a Godsend and was spotless, relaxed and surrounded by some lovely plants. As a family of 4, with two teenagers, we all loved our stay in Limvadi and very much hope to return in the future. We hope that Kostas will still be there - he provided helpful communication even before we arrived and on day 2 to check that everything was perfect!

Had a wonderful two weeks in one of the studios (studio 2) and didn't want to leave. The studio is airy and spacious, with a private balcony overlooking the beautifully kept gardens. There's also an area overlooking the pool, where we often sat for our morning coffee or evening drinks. The pool is fabulous, with comfortable loungers and large parasols. It's a great little oasis just a short walk into Lakka, and there's a supermarket and bakery a stone's throw away. Lakka itself is stunning. Kostas is the perfect host: super-organised, a good communicator, extremely helpful and a real gentleman with a great sense of humour. He picked us up from Gaios port and took us back when we left. We knew we were in safe hands. Thank you, Kostas. And a special mention to the wonderful, friendly Manuela, who kept our room spotless, booked us a table at one of the local restaurants and, like Kostas, did everything she could to keep us all happy. They make a great team. We shall return!

Location. Set up… decent sized studio’s that were exceptionally clean. All equipment in full working order. Good internet signal. Super pool and outside sunbed area… with ample bed/ table and chairs. Parking available at all times. Relaxing, quiet position.., but less than 10 mins walk, on flat ground, into Lákka. KOSTAS is the most reliable host, with great communication prior to arrival. He is also contactable at any time during your stay.

Stayed for one week, we had a wonderful time. Kostas (the property manager) was very helpful, collecting us and dropping us off at the ferry port. He also suggested we see the sunset at Plani beach, which was one of many highlights for us. Our villa was clean and comfortable, the garden is lovely as is the pool, both very well maintained. If you are looking for a relaxing holiday with lots of peace and quiet, where the only noise you will hear is the wonderful summer sound of the crickets, then Livadi studios are perfect. When you are ready to venture out - the center of Lakka is a mere five minute gentle stroll. We would not hesitate to go back both to Lakka and Livadi studios.

The swimming pool to be open until at least 20.00 hours, which has been the case in every villa we have stayed in (currently 18.00) according to the sign by the pool. As it is nice to be able to cool off when you get back to the villa after you have been out for the day. (which of course is the case many times, during your stay)

Kostas, the manager, met us in his car at the boat and showed us around Lakka before going to the studio. He was extremely friendly and helpful and told us the best restaurants to eat and a lot of very useful tourist information about the island. The studio is in an amazing peaceful location with stunning gardens and pool area. 5 minutes walk to town, with a supermarket 3 minutes walk. The facilities are excellent and it was the best accommodation of our 2 week trip. Highly recommended.

It was such a relaxing and quiet stay, the room was spacious and clean, and at the same time everything was nearby without having the accompanying noise that usually comes with that. Kostas was super accommodating and tried to make our stay as pleasant as possible! The pool was lovely and clean!

The balconies could benefit from some shading or umbrellas so that they can be used even at the most sunniest times.

We (young couple) stayed at Livadi Studios (double room with pool view) in mid September for 5 nights. Unquestionably, the best thing in Livadi Studios is the beautiful mediterranean garden, with the pool in the middle. It is exactly like shown in the pictures, including the dragon fly that visits every afternoon. The studio we had was comfortable and well equipped: the facilities are not the newest, there could be some improvements to the bed and the shower, but all together we had no issues nor complaints. The place is calm, the other guests were kind and friendly (most of them are returning guests), and the location is very convenient. This is a great place for a relaxing vacation. We explored the island by foot and bus, and we rented a car for one day to see a bit more of the island. Lakka was absolutely our favourite spot in Paxos.

The Livadi are a short walk from the beautiful village of Lakka but far enough away to be peaceful and quiet. They are kept immaculate by the wonderful housekeeper Emma who always greets you with a smile, she is a wonderful ambassador for the company. The studios have everything you need and if it is not there kostas will go out of his way to find it!

Absolutely nothing, I defy anyone to find something to dislike.

The perfect place for us. A spacious studio in quiet beautifully kept gardens and pool area, set in an olive grove a few minutes walk out from Lakka 'centre'. The studio also has terrace space for table and a couple of chairs front and, back depending on whether you want sun or shade. The very clean pool and patio area has sun loungers, parasols and a comfy seating area peppered by well tended colourful planting and pots full of beautiful flowers, making it feel such a quiet relaxing place. Lakka itself has a good choice of small tavernas and, despite being a little bigger than initially we maybe expected, it still managed to feel small and a perfectly chilled out place. We were met off the ferry (with ice cold bottles of water) by the perfect host Kostas, who got in touch soon after we booked to offer any help and answer anything we could think of to ask. He made the stay that bit more relaxing just by being so friendly and helpful that you were happy to ask him anything.
