It is a lovely hotel, contemporary and spotlessly clean. The staff were all very friendly and helpful, especially the night porter. The bedroom was comfortable and welcoming. The gym, pool and spa area are very well appointed. Having hotel parking is a great bonus.

The shower has a glass panel so you can see the shower from the bed. The glass is partially misted but it cuts down on privacy. I know it's a design statement, but personally, I'm not keen. There is very little room to store toiletries in the shower room and towel hanging space is very limited. There is not enough height in the wardrobe for dresses to hang properly.

The hotel is very spacious, extremely clean, and overall a fun and relaxing place to stay. The staff were incredibly attentive and helpful with everything we needed. The rooms were spotless, the massage we had was amazing, and the wellness area with the large heated jacuzzi-pool was perfect. The outdoor pool is also beautiful. The highlight of our stay was definitely the hotel restaurant! the food was the most delicious we had on our trip

Honestly, there wasn’t anything we didn’t like. Everything exceeded our expectations.

From the moment we arrived, we were impressed by the perfect blend of modern elegance and authentic charm in the interior design. Every corner of the hotel felt thoughtfully curated, stylish, and welcoming. It was also impeccably clean—spotless in every detail. What truly made our stay unforgettable, however, was the staff. Every team member we met was incredibly kind, warm, and genuinely eager to help. They made us feel not just welcome, but truly cared for. The food was another highlight—delicious, beautifully presented, and full of fresh flavors. Whether it was breakfast or dinner, every meal was a treat. This place is a rare find, and I couldn’t recommend it more. We left with full hearts and can’t wait to come back.

Overall nothing short of exceptional. Superb boutique spa hotel with excellent facilities, amazing restaurant and friendly staff. Secure parking too. The rooms are luxurious and modern - everything has been thought of. Spotlessly clean, super comfortable bed with choice of pillows, luxury bathroom, mood lighting, great A/C etc The spa is top notch - lovely indoor/ outdoor pool, hot tub, sauna, wet room - and comfortable beds etc The restaurant is amazing. Inside and outside seating. We had the tasting menu which was fantastic with great wines. Excellent value for the quality of the food. Breakfast is equally impressive with everything home made and fresh and tasty. Every member of staff we encountered was friendly and helpful. The hotel has a laid back vibe but whatever you need is no problem. We have been in Italy for 5 weeks and this is the best hotel by far we have stayed in. Will definitely be back. I never write reviews as positive as this but this hotel is really amazing.

Absolutely nothing

We were lucky enough to have stayed here for 5 nights. We booked the suite with spa bath and the photos online really don’t do the room justice, it was incredible. So wonderful to have so much space, they had also thought of everything you could possibly need. The staff were all incredibly warm and kind and genuinely cared about making your stay as comfortable as possible. Special thanks to the amazing reception team. We used the spa in the evening and were lucky to have it to ourselves, it was a lovely space. Great steam, sauna and large jacuzzi. The gym had enough equipment to be able to do a decent workout as well. The restaurant was a truly wonderful experience. The chef has created the most divine dishes and we enjoyed every single course that appeared before us! The waiter / sommelier was also the perfect level of attentive, they have hired exceptional people. We also enjoyed the bar snacks one evening, well worth having, the chicken is one of the best I’ve ever had. Finally, one of the most dog friendly hotels we have ever stayed in. Little bowl and bed ready for our dog in the room and they asked after her every time they saw us. We can’t wait to come back again.

The staff….nothing was too much trouble, they were absolutely lovely and so friendly. The Hotel Manager and chap on reception were so helpful and attentive. The property is stunning, extremely tasteful, calming and comfortable. It was spotlessly clean and always smelt lovely. A special mention must go to the morning staff who oversee your every need at breakfast and whilst we didn’t get his name, the chap who did most mornings was absolutely fabulous….friendly, approachable and always smiling. He brightened our stay.

Nothing….its perfect. There was nothing really to do in the surrounding area apart from walk / admire the scenery, but that’s perfect if you just want to relax from it all.

This was hands down one of my favorite hotels in all my travels. Hotel is beautifully decorated, the staff are really nice, and there is a great spa onsite that I used daily. There is a transport you can take for a fee (cheaper than taxi) to get you from Florence/Firenze airport to the hotel which takes about an hour and 15 minutes. It's a nice ride and really allows you to see the area coming into Stia. The rooms were very nice and updated with smart light controls and curtain openers. The bed is comfortable, the bathroom was beautiful, and there's a mini fridge in the room with drinks and local bars to eat. There is a balcony that was really nice that looked out upon the courtyard of the hotel but gave you a good view of the rest of Stia (and a bit of Pratovecchio). They also provide you a robe, slippers, and flip flops that you can wear to the spa as well. The spa has a warm pool/hottub and an inside/outside pool along with a steam room and sauna. I spent every day in here after the gym. They even have instructions on how to have a Turkish bath experience so that you can get the most of your time there. The restaurant and bar are 5 star and one of my favorite places to spend my time. The food at the restaurant is top notch made by some of the top chefs in Stia. Each dish was really delicious and worth a try, and I was extremely full by the end of each meal. Tuscan cooking is definitely some of the best in Italy, as I had some of the best meals in all of Italy here. The bar has its own menu of tapas and drinks. every drank name is a rhyme or saying and the mixologist Jacopo puts alot of work into making each drink aesthetically appealing and amazingly great tasting. I spent most of my nights there until it closed so that I could try every drink imaginable. The hotel manager suggested a couple excursions for me to take which included a cooking class where I learned to make tortelli which was one of the highlights of my trip.

I could change the number on the thermostat in my room, but it didn't change the temp in my room. It was always a comfortable temp in the room regardless, so I wasn't bothered by it

Via Roma 33 is a truly unique place to stay, in every way! The hotel is located in Stia/Pratovecchio, a lovely, authentic small town which, for us, was a perfect base to make day trips to Florence, Siena, Luca, or Arezzo. Arezzo, an hour's drive, is worth the visit. We loved the modern, spacious room with touch panels for lights instead of switches. Also, the curtains open automatically when you enter the room—a nice touch! The bed is firm and very comfortable, which we like. Everything in the hotel is ultra-clean and smells delicious. We ate almost every night at their restaurant Kaymà, which is a true treat, but if you want something else, there are some nice restaurants within walking distance. We liked L'Ospitale dei Brilli too, for example, which is a 5-minute walk away and overlooks the water. Via Rome 33 is an experience. We honestly felt we had found a home away from home and had trouble leaving because we felt so welcome. The people and friendliness of the staff made the experience full circle. Thanks so much for everything, Sofia, Gabriele, Ilaria, James, Sorybel (!), and the rest of the team. We miss you already and will come back for sure!

Loved this brand-new hotel in the small town of Stia! Pool and hot tub were great! Scheduled massages while we were there. The staff is very friendly and helpful. The thermostat in our room was not working properly about halfway through our stay and they could not get it fixed, but they did give us a fan to use in our room that helped. Loved that they had a restaurant on site. It is good, but a little adventurous. Would love to be able to order regular bar food during the day. breakfast was great every day which included Cappuccino's.

Beware that you are in a small Italian town and restaurants are closed from 2:30-7:30 pm every day and then close at 9:30 or 10pm. There were a few times when we made day trips and didn't plan our meals around the time, and we were not able to get anything to eat. Even the grocery store closes from 2-7pm each day.

This was an amazing stay. I took more videos than pictures of the hotel. The hotel is beautiful and so comfortable. The decorations and attention to detail is there throughout and you can see it. The staff are friendly and very helpful. My room was very nice , and very comfortable. I want to particularly give many heartfelt thanks to the manager Sophia and the receptionist Lucia. Communication started before I arrived in Italy to plan activities. I didn't realize how far I would be out from Florence and transfers being expensive , Sophia went above and beyond to find me the same activities in the area that I was going to do in Florence. She was always there to give suggestions and recommendations. I felt I always had a lot of questions to ask but she was always very polite and willing to help no matter how many times I apologized. Lucia was equally helpful. She helped me navigate my travels and always asked if I need anything further. On my last day I had to leave by 7:00 am, the day before Lucia asked me if I would like a breakfast to go. The morning I left Lucia made me a tea and had a breakfast packed in a box. The bartender although I didn't get his name he always greeted me with a small and made this cherry drink I kept going back for. The customer service here is top tier. You guys are truly amazing. Thank you so much for all your help. I would go back for the customer service alone. I would go back to just explore the area of Stia.

I liked everything, but a recommendation maybe have a few al carte sides for dinner service, as the trout just came by itself and was quite small. I would stay again definitely.
