We went for ATV riding, the trail crosses their driveway.
It’s pretty run down looking, water had a strong sulfur smell, but you can see they are renovating.

The manager was a super nice guy! When we arrived we were worried - the place looked deserted, but when we called the contact number, he was with us in less than 5 minutes, he got us squared away quickly and was really pleasant to talk to, and he made us feel welcome & that we could call him with any problems or issues. The rooms were spartan but had the basic amenities, and it was very clean. We weren't expecting luxury (we're a group of guys on motorcycles looking for a cheap place to stay while riding around in the less-populated corners of the region) so we weren't disappointed by the simple, small rooms, and we've definitely stayed in worse places. There's easy access to a ton of public access trails (for snowmobiles, ATVs, and ADV/Dirt bikes), too. There's a huge common room, bar & live music area in the main building - which was all shut down and gathering dust when we were there in late June. This place appears to be meant to cater to the snowmobile crowd, not the summer motorcycle crowd. But it was in the right place at sort of the right price, and it was clean and dry and reasonably comfortable, so no real complaints ; )
The buildings looked like they were one good sneeze away from falling over, the entrance to the (dirt) parking lot was not well marked, and there was no AC. But, to be fair, this is not a summer hotel - it looks like it's meant for the snowmobile crowd. In the winter time, under a couple feet of snow, it probably looks & feels cozy as anything. In the summer time, it looks like you've got a 50% chance of living through the night. Also, the water smelled pretty bad - we showered, but when it was time to brush teeth, we used bottled water. If you get sketched out by being all alone at the edge of civilization with nothing but the sound of the wind and mosquitos to keep you company and nothing but a ceiling fan to keep you cool, this place probably is not for you.

The location was good. Nice area but please check the room before guest please. We just founded sad how these little mistake of hotel makes hotel look so bad. These are small small things that can be fixed easily that I listed in my what I didn't like. And you'll get positive reviews. Only stayed cuz we spent most of the time with my son in school and the place was closed to his school.
For the price we weren't expecting a luxury room. Strong smell in the room Very hard to ignore coming from basement. I'm lb140 and every time my body touched that mattress, I felt the poking of springs everywhere. There was full kitchen but no coffee maker, so we asked and they provided one but again no coffee mug to drink in or to make any coffee in. Each kitchen cabinet were labeled with cups cutting board but only 6plates, two pans. No bowls, mugs empty cabinets dead flies in bathroom. Larger oily stained comforter. Inside kitchen cabinet big wholes toward basement

We picked this hotel because it is of few lodgings in the upper St John beyond Ft Kent. Location on the river was meaningful to us because our family had settled on this site int he 1800s. Room itself was adequate and bed comfortable. Receptionist was pleasant but was difficult to get hold of when we arrived--the place looked deserted. Bar, dining room, and meeting room area were spacious and well laid out but appeared long abandoned.
Poor maintenance to the point of making the stay unpleasant. Holes in window screen required keeping the window closed to keep bugs out which, with the lack of air conditioning led to a hot night, saved only by the ceiling fan. Loose board on step to door was hazardous. Floor was unclean with a coating of dirt from the dirt parking lot. Would have liked a small refrigerator. Having to communicate through a management firm (OYO) added a layer of difficultly.

The sheets on the bed were fresh and clean. Parked right outside door
Tooooo small for 2 people. Water stunk with high sulfur smell---didn't shower. Rinsed mouth with bottled water. Only 1 coffee in room with a very small cup to drink---condiments were stale. No key given to the room...no real "office or check-in". GPS could not take directly to the facility. Dirt road entrance....arrived on motorcycle, would have been nice to know in advance. No regular TV, everything streamed and the internet constantly going off line so quit watching---no cell service.

The bed was comfortable. the sheets were clean and soft but that’s where the Pros end.
We checked in late, about 10, and had arranged for a late check in which meant our room was left unlocked with our keys inside. this is fine but it means the 24hr front desk claim is false. when we walked into our room, the bed was not made, there was knocked over furniture all around the room and low and behold…. a CAT ran out of the room. my boyfriend is allergic to cats so naturally we couldn’t stay there. we went to the lobby to try and find a assistance but it was abandoned. the facilities were worn, broken, and dated. I had to go through a long phone tree to get to the general manager to explain the situation. He was very kind and moved us to a cleaner room, not cat. We were offered no compensation. I appreciated the move but the new room was still bad. There was a dirty tissue crumpled up on the bathroom floor. It wasn’t worth the fight so we gave up and went to bed. The staff was exceedingly friendly but the experience we had was unacceptable.
