A great place to spend the night and go for the whole day to Venice. Stayed for 3 nights. The room is very cozy, new, clean (+ was cleaned daily in our absence). Breakfast is good. Dinner can be held in the courtyard outside. A very responsive hostess - she helped plan our stay in Venice, recommended the best restaurants, responded to messages immediately, but the best part was that she drove up and picked up us from the bus every day (this is perhaps the only minor inconvenience - the center of Venice is 20 minutes away by bus) . Hospitable Lu made us feel like we were visiting our friends. We recommend it to everyone!!!

We had free parking and it was easy to drive to the bus stop to go to Venice. The room was comfortable and, even though it was self check in, we met our lovely host, Regina, who was very helpful. She also provided a booklet with detailed information in our room regarding transport options etc in several languages.

Even though the pressure and temperature of the water was good, the shower cubicle in our room was very small with a huge overhead rose so it was difficult to move. We are not big people.

We loved our holiday at Luigina's guest house. She is absolutely amazing, helping us with everything! The room was very clean and quiet and breakfast was delicious. There are only 2 train stations ( 15 min) from Spinea to Venice Santa Lucia. Luigina and Luca were fantastic and gave us a ride every time from the guest house to the train station, we are very grateful as we didn't have a car. Louigina also helped us to make reservations for the Venice fireworks La festa del redentore on 15 July which was amazing! We recommend her guest house 100%.

Room was very clean and amenities were excellent. The host was absolutely phenomenal. She made sure to take care everything we needed and went above and beyond what was expected of her to make our stay as smooth as possible. One of the best staff experiences.

The location is a little far from Venice Mestre and Venice Santa Lucia. However, there are trains from Spinea that go to Mestre and Santa Lucia. They run around every 30 minutes so it is not too bad getting to Venice.

Conveniently located outside of Venice. The property offers free reserved parking and a WONDERFUL host! It is about 5 minutes from the train station (free parking) and a 20 minute ride to central station. The room was very clean and efficiently laid out.

The property was very clean and had a comfortable bed. The breakfast had a lot of choice and was very good. The best thing about it is the hostess Luigina. She was extremely helpful and made us feel very welcome. We arrived much earlier than we said we would and she went out of her way to get our room ready as quickly as she could which was very much appreciated.

Everything is really perfect! Rooms are clean and beautiful, location is quiet, wi-fi is excellent and parking is available on the spot. Breakfast is the best we had in Italy - served as buffet, diverse (both sandwiches and sweet food) and really filling. Luigina (the host) is a legend, she is amazing - super nice and funny, always at disposal for help and any inquiries, provided instructions and suggestions upfront. Also, we did not expect this, but the room was cleaned and towels were changed even after the first night. All in all - 11/10.

The owner's behaviour towards us was Amazing, She was Very nice, polite and Willing to help. The breakfasts were Amazing, you can choose what you want. Also, she helped us solve an uncommon situation that has happened to us. We definetly recommend this guest house.

Facilities: The premise had been recently renovated and looked great. The room was of sufficient size, the ceiling was high and the AC and mini-fridge worked. As an added perk, the shower of room was a circular 'on top of you' type which was an added bonus specially when coming from a hot day. Host: Luigina was great, she was pleasant to talk to and very helpful.

The breakfast area was a bit small, but that is due to how the premise was designed before it was a Bed and Breakfast. Other than that all good, no complaints.

What a perfect host and a fantastic little guesthouse/hotel. Really comfortable, immaculately presented rooms and bathrooms and a lovely buffet breakfast. Free off street parking and just a short drive to cheap parking for the island and there is a train station close by. Very, very difficult to fault.

Showers are a little small in the twin and double rooms so if you are L or XL, try not to drop the soap ;o) A door between reception and accommodation area might help stop the little bit of noise that disturbed our siesta on the fist day but this really is a very minor issue.
