Its walking distance from Old Town (5min to northern gate and cc 10min from more touristy areas) The pool is s big plus. You dont walk around in old town too long in 38 degrees... The rooms were nice spacious. Air con works well. Breakfast was Ok, nothing special. Value for money in case u book it on promotion (we did late booking on booking.com)

The garden looks awful. No shade at all (not even the umbrellas you see on pics) they dont even cut the weed. The pool water was nice but sand is not moved out from the ground of it. The whole pool and pool area could be the competitive advantage if the place if it was finished, its a pity they dont realise this (or just dont have the money for it) They asked 30 usd for airport transfer. With others ie Islambek u can make it for 13 usd. Yandex even cheaper.

The hotel is newish and very grandiose. Very spacious and staff were friendly. Just outside the old city and within walking distance from a supermarket (gastronom) and a cafe. The best restaurant is in the old city, the Terrace building 2. The only thing going for this hotel is that it is near the old city. 🤔 Спасибо.

I found the hotel albeit grandiose, it felt soulless. There is no lift, and the breakfast was passable. The fruit seemed like it was yesterdays option. 😳 The shower barely has any pressure, and that goes for the toilet also when flushing. The pictures of the pool are a misrepresentation, as currently, it is just a hole with no water, and there is no landscape. 🫣 The room could do with a vacuum, as there were threads and dust on the carpet, especially near the bed. 🤔

This is a bright, modern hotel in a quiet neighbourhood outside Ichin Qala.10mins walk from north & west gate with a great supermarket & local restaurants nearby. Large, spacious rooms, everything very clean and well organised. Fantastic breakfasts. The best thing about this place are the staff! They're so warm and hospitable and really want to make sure that your stay is comfortable. The House Manager, Mr Begzot was amazing and went out of his way to help sort out my train ticket. Rasulbek, Maryam and many others on Reception always very kind and friendly & helpful. I would definitely come back come and stay again (but do it soon before they finish constructing the amusement park in front of the hotel!)

There is a pool in the central courtyard which looked fine and the water appeared clean. But it's not used very much because the area all round it is not very attractive. Perhaps some green planting & umbrellas could change that.

I only stayed one night. The staff are very helpful and friendly. The room is clean and the bed was very comfortable. The breakfast was very good. The place is not far from train station and is also very close to the main attractions. I will come again.

I was not able to check in early. They want me to charge half price of the room + tax. Which is a way too much for fews hours. Some other guests were able to open my door, there was a mistake with the room. I think it's very important to feel safe and know that not anyone else can get into your room.

Room was very spacious, modern and well furnished; so was the bathroom; matched the photos on the website; bed and bath linen were spotlessly clean; hotel was located a short walk around 500 metres from the West Entrance; Ibrahim at the reception spoke good English and was very responsive to all our needs; the hotel arranged airport pick-up from and drop to Urgench airport; Wifi connectivity was very good.

Some of the light fittings did not work and needed to be fixed; water in the shower was lukewarm at best.

The location is right outside one of the city gates. The rooms are really spacious, well equipped and clean.

The only hotel out of five we stayed in Ubekistan where the staff didn't speak English.

Brand new and beautiful hotel, friendly and professional staff, very comfy rooms, all very clean and inviting. Pool looks great (haven't tried yet). Great value-for-money. Breakfast is super.

Booking doesn't mention the 4.5 USD/night tax that is added to the bill (this has nothing to do with the hotel itself). Just be prepared for it.

Great location, large well-furnished rooms, comfortable beds, great breakfast spread and very helpful and friendly staff. Special mention to Ulug Beg who was also our guide around the town of Khiva and great company overall.

No complaints whatsoever!

The room was very nice, warm, clean and the bed was so comfortable. The location is so convenient, literally 3 min from the old city. We loved the breakfast where we had the chance to try their own products. The owners have cows and they produce their own butter,eggs and cheese, which you can try in the breakfast. They also helped us immensely when we were looking to find train tickets. We highly recommend khiva residence.
