Comfortable, clean, pretty, handy, tasty and good value. All round a good choice on several fronts. Pleasant staff who smiled and served me my breakfast promptly on a Sunday morning. Close to town, quiet and charming. A comfortable bed and an immaculately clean shower room with a great walk-in shower. I was in a rear room with its own direct access door and I could park right close to the room. I was pleasantly glad to have chosen Rivendell, because there were a lot of unkind and critical reviews and frankly they seem very unfair given the quality of this guest house, the kind service of staff. I would stay again without any hesitation and think it suits any type of visitor, singles, couples or with a family. Nice smart gardens and ample parking.
The key entry by phoning wasn’t an issue for me and it seems a very good system, but the instructions I was given were not clear. I was told I was in room 10 which was at the back. It wasn’t clear what they meant. I wandered around inside finding an office, a kitchen and a breakfast room looking for a room at the back. I rung back and said I didn’t understand the instruction. It was outside the building and entered by the rear of the building by its own door. It was to the rear of the building. It was dark and scary to walk without lights around to the rear side of Rivendell. Automatic lights did come on, but I didn’t know they would, so it was a little perturbing. This is my only issue, everything else was perfect!

Rivendell really is a little gem of a place. The location is brilliant for both Dumfries town and for travelling around the local area. The staff are all very friendly and helpful. I also found it brilliant value for money. I really would highly recommend this hotel to anyone looking for accommodation in or around Dumfries.
I didn't actually find anything wrong with my stay at Rivendell.

The property was clean and tidy, room was lovely and spacious and in a great location. The bathroom was across the hall from our room and although we were the only ones with access to it I did have to call and check and it stated shared bathroom on the room. This wasn’t a problem for us, very spacious bathroom, clean and tidy. Check in was easy, call the number and get your code to access the key box then you can enter the property, if you would like a staffed facility this isn’t the place for you however it was no issue at all for us. Bed was very comfy, all round we had a good stay.
We were staying for a wedding and we’re getting ready at the hotel, within the guest handbook it states no outside food can be eaten in the room or the building. I completely understood the tool aspect as this can cause issues however it would have been ideal if we could have brought something in and had it in the breakfast room rather than going out and eating it in the car(could have went to a restaurant but we wanted a quick take away). The room was lovely and the bathroom was great only issue was the shower head doesn’t stay up, something to look at but other than that we didn’t have any problems.

The staff were great but pillows were lumpy and uncomfortable there was a single bed in room that took up space we only booked a double should have said something but we didnt.only one window in room opened and that was only 2 inches breakfast was excellent and Neil ((aka alan) was brilliant he couldn't have been more helpful staff were fantastic if I needed anything they would supply it coffee sugar ect ect
Should have said about single bed it just got in the way it was in front of chest of drawers that had coffee and tea on it

Absolutely amazing, outstanding , I could go on praising Rivendell and still not do it justice. The house is beautiful, our room exceptional, beautifully set out, warm and inviting, immaculately clean, lovely comfy, cosy bed. Breakfast was lovely, again the dining room warm and welcoming and food lovely and fresh. Our lovely host at breakfast ( I feel awful but we didn't get his name) made us so welcome, chatting like old friends and giving us lots of ideas as to where to go and what to see. Our lovely lady who looked after our room ( again I am so sorry we didn't get her name) always had a lovely smile for us in the morning and again made us feel so welcome. I honestly cannot praise Rivendell and the team enough. We felt so at home there and already looking forward to our next visit which will be very soon.
Absolutely nothing to complain about. there is nothing to find fault with at all.

It was in a nice area and quiet, the breakfast was good. Great bed and shower in room 10, around the back. My friends were in the main house so I felt a bit ''out of it''
No personal touch, no reception. We had just driven nearly 3 hours and just wanted to get into our rooms but found the front door locked. We phoned the number written on the message on the door but didn't get through immediately. This left us very frustrated and annoyed, initially, not a great start. However once we got through and got the password for the box for the keys, and eventually into our rooms, it was fine. At breakfast in the morning the cook was great, he worked his socks off. The breakfast itself was hot, plentiful and made to order.

From the moment I arrived at Rivendell, I felt welcomed into a home away from home. The stunning architecture and well-kept surroundings set the tone for a fantastic stay. The room was warm, comfortable, and spotless, with all the amenities needed for a relaxing night. The bed? An absolute dream—I almost missed breakfast because I was so comfortable! Speaking of breakfast, it was outstanding. Fresh, well-cooked, and with plenty of options to set you up for the day. The staff were friendly and accommodating, making sure everything was just right. If you’re looking for a charming, well-run B&B in Dumfries with a touch of character and top-notch hospitality, Rivendell is the place. I’ll definitely be back!

The two members of staff I met, the breakfast waiter and the cleaner, were both excellent. As a vegan I was dubious about getting a cooked breakfast, however I needn’t have worried. I was also surprised to find the room restored to its original mint condition after the first night, I’m quite untidy! Plenty of parking space, although I arrived after dark and didn’t realise that there was a car park at the rear. I just parked on the drive turning circle.
Very little, the TV could do with an upgrade, however I mostly used my iPad, so it wasn’t really an issue.

Check in was really easy, quick call to someone who gave us the lock box code to get our keys. I like that it's an older building, felt quite authentic with some period features. It was comfy, everything you needed was there. It's not listed as a super plush place so it is what it is, but couldn't pass fault. Breakfast was good and more than enough. The staff were saw were attentive and there if you needed them.
If I was really trying to find fault, the tea/coffee could have been better quality / stronger at breakfast, but that might be personal preference.

Easy access via key box. Decor was lovely. Breakfast nice. Breakfast staff very friendly. Good parking. Adequate bathroom. Comfortable bed. Great value for money.
Bedroom was very cold on arrival but after turning up radiators and closing curtains room was very cosy. Bit far from town centre so required car(or taxi) . As explained house could be noisy, squeaky doors etc due to age of property however there was no soundproofing between bathrooms so noise from other room woke me in the morning. Other guests were also very chatty and whistling outside room which was a little annoying at 8am on a Sunday morning.
