Clean, spacious and quiet rooms on a budget - decently close to many amenities in town. Didn’t use it this trip but on a previous trip the laundry facilities were great. They were able to accommodate our request for a first floor room easily (a family member with me has trouble with lots of stairs). The air conditioning worked well (we visited during record brutal heat.

So spacious! A seven acre property, and the rooms are huge. Everything is very nicely kept. Front desk staff is friendly and very helpful. Breakfast was delicious, and a cut above some other hotels’ offerings. I genuinely enjoyed my stay here.

Room decor is dated, but I don’t mind that. Rooms are in very good condition, considering the age of the property. Not sure my heater was working correctly, but the room never got uncomfortably cold. Breakfast ends at 9:00am, even on weekends. It would be nice if they extended it a little bit on the weekends, like many other hotels do.

This is absolutely my go to place to stay in Fresno! Its August 2025 and I've stayed 4 times and will be in town again in the coming months. 2 or 3 times last year. Its a no brainer! Clean, quiet, comfortable, affordable. You wont find anything better. A fridge in every room, some with a microwave, and a tasty, extensive breakfast. Oscar at the front desk was particularly helpful and accommodating this trip. Iv'e eaten at the restaurant only once and it was very good. The pool area looks very nice, (though l have never used it) as does the rest of the property.

The room we've stayed at was clean and very spacious. Comfortable beds; coffee machine and mini fridge. There was a pool, but we only stayed one night during our trip to national parks, so can't tell more. The reception staff was friendly. We also had a breakfast option included; there were eggs, hamburger, potatoes, fruits, yogurts.

The only thing i didn't like was the fact that the waiter cleaned the table with the cleaning cloth, then he cleaned the floor unter that table with the SAME cloth (putting his foot on it), and a couple of seconds later he cleaned another table with THE SAME cloth... can't tell what was the point of all that "cleaning" with the dirty cloth

Reasonably priced. Decent, safe location. Would stay again. Located at a central location a few hours' drive away from many of California's National Parks. Room is spacious and comfortable. Would stay again when in the city.

Would appreciate if the hotel put in more of an effort into providing dairy-free and soy-free options for breakfast. They currently have limited suitable options.

The room spacious, clean and comfortable. The included breakfast better than most that are included with a stay. It's a bit of a drive off of the freeway, but if you have the time, worth the drive. The office desk and mobile charging availability excellent.

The mag strip door lock reader was dysfunctional. Of the 1st two, and 2nd two keys programmed, I could only occasionally get one working. Staff was happy to reprogram the keys, but it really wasn't that they were too close to my phone, as we suspected. The reader needs attention, probably a cleaning, which is not uncommon with aging mag strip readers.

When the front desk staff discovered that someone had broken into our car a few days earlier in Oakland, they told us to park the car in front where people park to register so they could watch the car. Housekeeping offered to vacuum out the broken glass for us. Breakfast was easily as good as we'd have received in a restaurant.

I've stayed here a number of times over the years. It's a great and quiet location. Rooms are big and comfortable. It's easy to get too. Plenty of parking. Very nice, mature grounds. Staff is friendly. Pool and spa are clean and open. There's a restaurant/bar on site and breakfast is included!

My only detraction from the Piccadilly is that this property is showing its age. It is still a very nice hotel but it used to be the premier property in Fresno. I knew the owner back in the 1980's and he was very, very proud of his hotels.

This hotel went above and beyond our expectations. First of all, it's much larger than the photos. Also, the breakfast was much better than your average hotel. There's even a beautiful area to eat outside in a courtyard. Next, the rooms were large, the pool was nice, the staff so kind, and the entire hotel feels very Californian in atmosphere. Lastly, the residential area around the hotel has some beautiful houses and makes an exceptional location for a walk or a run. There's even a cute park nearby with a playground for kids. Excellent hotel! Highly recommend.

The shower/bath was like any average hotel. Not bad, but not exceptional like the rest of the hotel.

Hotels in this area are very weird, but this one was pretty good. Booked the same night, right after canceling one in the ghetto. The place is very clean, comfortable, with cute bar/restaurant. They gave us vouchers for breakfast where we had eggs, beef patties, potatoes, coffees, juices etc. Worth the price. Bathroom was big fully filled with towels, shampoos and body soaps. We felt safe staying here. Mattress was comfortable, no bugs, bad smell or anything else. Since I travel a lot, i can tell you that this hotel could not be better for this price. We loved it and will be back. Recommended!
