Loved the location, was very private. We enjoyed having a barbecue on the deck with the resident cat. Gorgeous breakfasts too! Had a lovely spa and coffee maker. Was nice sitting back at night watching some dvd's. My partner and I thoroughly enjoyed our massage's from the on-site therapist. The best thing of all was the personal touch though, in getting to meet Sane and her family and the extra miles she goes to run the villa, much appreciated.

If you're a short person make sure your partner is over 5 foot to reach the kitchen cupboards on your behalf! Perhaps soap in the bathroom would useful.

We stayed in the Honeymoon Villa and thoroughly enjoyed our stay. If you are wanting to fall asleep on a cloud and not wake up until noon, absolutely suggest requesting the mattress topper. The villa is right next to the pool and spa - perfect for relaxing after a long day going around the island or if you don't want to commit to beaches and sand, perfect on a hot day. The villa also has a giant bathtub which I almost fell asleep in. Absolute heaven. The villa has everything you could need - strong Wifi, smart TV with a DVD/Bluray player and lots of movies in the entertainment cabinet (which I only discovered in my second to last day, don't be like me) bathroom, laundry (washing and drying, even a laundry basket), full kitchen, lounge, dining table, coffee table, fridge, coffee machine, vacuum, and lots and lots of closet and drawer space (enough for two people who brought enough clothes for four). The bed with the canopy is great and has two generous bed side tables with lots of space. The outside area of the villa is also wonderful with deck chairs and an outdoor lounge - however it rained most of the time we were in Rarotonga so we were unable to make full of use of it and the small BBQ. Housekeeping is awesome and we would come home to made beds and fresh towels even if we were out for only an hour or so. The service is top tier. Absolutely recommend a massage from the amazing Nancy - thoroughly enjoyed my scrub and scalp massage with a refreshing nu (coconut) at the end to drink! Big thank you to Sane and her team for looking after us so well during our holiday. We'll definitely be back again.

Nothing per se. I'm a on the big side size wise so the shower and toilet was a bit small for me - but I just need to lose weight by my next visit and it should be all good 😂

Sane is an exceptional host. Even though she provided us with detailed instructions on how to access the property, she personally greeted us on arrival (at almost midnight). Her communication was thorough and the property was lush and tropical.

This particular property is not adjacent to the coast, to any restaurants, or the bus line. Since services on the island are limited on Sundays (and Kia Orana does not provide breakfast) it takes some effort to get into town. If you have mobility issues or heat (humidity) intolerance, this might not be the place for you.

We loved the relaxed atmosphere at the villas, and the sense of intimacy. Other villas were close but not intrusive. The pool was lovely and the three spas – great in the evening, even when it was hot. Proximity to Avarua was good, but you really need a car for ease of getting around. Staff really polite and helpful. A real family atmosphere. The villa was extremely roomy, the bed was SO comfy (I usually have trouble with beds when away, but not this one), air conditioner a necessity, the patio area with its chairs and table, was lovely to sit out reading till late in the evening.

There was hardly anything we didn't like at all, but being picky, just to help perhaps a tiny improvement, personally, I would have liked just a few more things in the kitchen to make cooking a little easier, as I like to cook when away – utensils like tongs (which we bought and left there as they were cheap) and more serving and microwave dishes but it didn't ruin our pleasure. We were given one microwave dish which helped. One or two utensils didn't really work. (I always hesitate to ask for extra things. Just me.) Two bedside tables/cabinets would have been great – there was nothing to put a book or anything on, but we used the bar stools which worked quite well.

Did not order Breakfast throughout stay. I should have had breakfast so I could compare your style, choice, prices with other resorts. 3 large deck areas, large outdoor bathtub, plenty of space both in/ out. Easy with Babies, toddlers block deck area, fill Bathtub, babies can swim there. While Dad/ Mum can relax still on the Deck. Washer/ Drier, Full Kitchen ( Wow) Toiletries in Shower another plus. Very clean, room serviced + Wonderful to find this, when back in from the blazing Sun. Having 2 Ensuites, brilliant!

Your Pillows were to soft for me, I needed to use the four on the big bed, to make 1 of mine I use from home. Too many Curtains to open up, privacy, plastic, patterned stuck on windows would be better. Lounge Curtain ( Sliding Door) too heavy look'n. The kitchen Curtain in 2 needs removing, made everything dark, lights needed to be on to give a lighter look. Maybe a long cupboard, Pantry. There is Room in Kitchen.

Very private. Size of room was huge. I think they have double glazing which really helps block out any early morning noise. The staff were so lovely and welcoming

A few things that needed to be maintained. The outside gate to villa 1 was a nightmare to open, the bathroom door handle and toilet roll holder were loose. The rest of the villa was great. I also found it a bit challenging to find the place, as we didn’t have wifi and hadn’t received the email that gave us the directions. Was glad I wasn’t trying to find it in the dark!

Kia Orana Villas is set in a tropical location about ten minutes walk from town. Our party of three stayed in a two bedroom Villa No 4 for nine days at the end of October. The Villa was huge with a large outside deck overlooking the pool. It was very modern and well fitted out with everything you could need and was very clean. The bedrooms both had ensuites and also outside baths in the private back courtyards and the beds were unbelievably comfortable . There was plenty of outside seating on the deck and also a bbq. Although we did not use the pool it was kept very clean and looked very inviting. We did use the Spa baths which were lovely and warm and great to soak in at the end of the day. We had breakfast everyday which was more than substantial and got to chat with our with our wonderful hosts Sane and Joseph, we also met the owner of the site Ross who was over from NZ. The other facilities available were the pushbikes which were on site and the Spa where I had a very pleasant massage. The hosts will also book tours and provide information on other activities available on the Island. We loved our stay here and thank Sane and Joseph for helping to make it so enjoyable.

Loved the location, close to town, very private, swimming pool and spas were exactly what we wanted. Bonus was the link to internet! Massages - amazing! Full kitchen and coffee machine meant we didnt have to go far if we didnt want too. Rooms separated by the lounge so it was very quiet. A range of DVDs and books. Plenty of car parking and my favourite, i loved the smoochies from the villa cat! A real home away from home vibe.

All correspondence with Sane was very helpful and friendly. The unit was very spacious for 2 and all the amenities were in great working order. The pool was a great relief on the hot days and well maintained. The washing machine and drier was appreciated as it rained a few days. We would certainly look to come back here on the next trip.

The property was based inland but still walking distance to the main township and other small stores and takeaway shops. The property is in an area which was private and quite perfect to relax and enjoy.

Only feedback would be for a ramp instead of stairs on the side of the property going up the second floor villas as this would make it easier for guests to take suitcases up and down.
