I had an amazing experience at this hotel! Everything was perfect – the room was clean, modern, and very comfortable. The location was ideal, with easy access to all the main attractions, yet peaceful and quiet at night. The overall atmosphere was very welcoming. A special thank you to the Russian receptionist (I'm so sorry I forgot his name!) – he was incredibly kind, professional, and helpful during my stay. His assistance really made a difference and left a great impression. I would absolutely stay here again and recommend it to anyone visiting the area!

Very modern hotel. Everything was clean and had all the needed amenities. Beautiful reception area. Not necessarily the best location, but it was located in a very nice area.

- There was something in the reception area (some scent, candles, or something like that) that caused my spouse a life-threatening allergic reaction, which she wasn't aware of. Thankfully, we had some medicine with us, but the moment she had breathing problems was horrifying. All the other days, she just held her breath between the entrance and the elevator. - The room had an opaque window with reinforcement wires in it, which made it a windowless room. Not what we expected to have when we ordered the room - The bed was not very comfy - Free coffee in the lobby was 1/10, but not a big deal since it was complimentary. Just don't bother trying it.

Good room size, well equipped. Very clean Very comfy beds and crisp linens - DREAMY! Bathroom very large Nice lobby with breakfast available, and free non-alcoholic drinks all day. Great location close to Karasuma Oike station (only 3 stops from Kyoto Station) Close to Nijo-jo Castle, and the Imperial Palace Kyoto National Gardens. Good bus links. 10 minutes walk from the river. Lots of great places to eat nearby - beautiful bakery just round the corner for breakfast! Friendly staff. We were able to walk from the hotel via Heian Shrine to Kodai-ji, and Kiyomizudera, and back via Gion, but buses also were available if we had wanted. It suited our needs perfectly and we really enjoyed our stay.

The room was spacious, clean and modern, the bathroom was large with a full size shower (not a pod bathroom that is most common in Japan). The location was a short walk to key attractions and public transport, and a cute bakery store just around the corner. The amenities are great - unlimited free soft drinks and tea in the lobby with a generous dining area. The staff were very accommodating and helped us with Yamato luggage forwarding. We loved our stay!

There is only 1 washing machine and dryer, but this did not affect us because there is a coin operated Laundromat nearby!

We really liked this hotel. Family trip of 4 adults. Breakfast is if limited variety, but quite workable. A few Japanese options, and usually an egg dish, maybe bacon or sausages. Some breakfast bread/pastry, cereal, juices, yogurt, and fruit. Surely enough to fuel the start to your day, but nothing extravagant. Overall I was happy with the breakfast. Staff was 9%5 fantastic. Only issue we had was that while we booked and paid for fees for two guests per room, we were hit with a "second guest" fee. Honestly that issue was my only real complaint for this otherwise excellent small hotel in the heart of Kyoto. Location is fantastic, easy walk to trains, the market, tons of food opportunities abound within walking distance. The location is the #1 key to why I would stay again. Staff, aside from the one issue, was the #2 best thing this hotel has going for it. Rooms are somewhat small, but not by Japan standards. I would stay again.

If there is an issue with the booking partners the hotel is working with, they should manage that issue directly, and I should not "pay a second time" as the guest.

I really like the location, which is very convenient with a metro station not far, Teramachi at walking distance and several nice restaurants and cafes around. The staff was very friendly yet professional, and the breakfast very good.

Very clean rooms, in a quiet location but still close to tourist spots like Nishiki Market, Pontocho alley, etc all in walking distance. Close to train stations and other essentials like convenience stores. Loved that the staff gave us a list of restaurant/cafe recommendations - we went to a few of them and were very happy with them! Some of the best meals we had on the trip. Staff were super friendly and we loved the option of checking in early/checking out late if I just signed up as a member with them for free which I happily did (I got a gift for doing so!). Rooms were spacious, definitely larger than what you get in Tokyo and for a better price. No complaints, I would definitely return and recommend to anyone staying in Kyoto.

Cleaning services weren't daily but you could request it if you wanted. No complaints otherwise!

The location was just off a Main Street but was very quiet and convenient, lots of small coffee shops convenience stores and restaurants near by. The metro was a 150 metres away and the main shopping area was just over the main road.The beds were comfortable and probably the best bathroom and shower in our two week and 4 hotel stay in Japan. lots to like.

Our room faced a close by building so not a lot of natural light. Only one washing machine and dryer downstairs so led to a bit of a queue at times, most hotels we visited had 2 or 3. Breakfast has a lot of different food so there was a good choice but it wasn't great quality, we only stayed once and tried other places as there are so many to try. it wasn't bad at all but not the best we had experienced.

The room was very clean. The breakfast is buffet style all you can eat for a reasonable price. The bed was comfortable, and the shower was great. I liked that they had a Nespresso coffee machine in the room.

The room was very small and had very little room for two large suitcases making it very cramped and difficult to access belongings. Can hear people in other rooms and corridor. On the last night the person next to us had their TV loud which was a bit annoying.

The rooms were very small but the room was made in an extremely contemporary way to make the most out of the space available. All the fittings and furniture were new and classy, the bathroom was very spacious as compared to some other hotels. The ventilation was also strong which helped with air circulation.The staff especially from Nepal were lovely.

The windows did not open and for a longer stay in spite of having the best amenities and ventilation can get stuffy. It requires natural light to bring space into the rooms. Also, it would be helpful to mention in the hotel description that the specific rooms do not have windows.
